Brunswick Square Mall - Raw & Real Retail

  • This is our walkthrough of the Brunswick Square Mall in East Brunswick, NJ from July 2, 2019. This is mid-sized regional mall in central New Jersey, just southwest of New York City. Nothing terribly exciting today, this mall was developed by the DeBartolo Corporation, and a major blandening renovation has seriously made this a dull place to shop.

    I'd like to say a few words about being an ambassador to your local malls. We have been taking the time to visit all the malls within a reasonable driving distance to check up on them and see how they are doing. Also filming an updated video every year or so, regardless of the lack of many changes, just so there is a video record of the health over time. We think this is an important thing to keep tabs on, especially in these wildly turbulent times. The current health emergency has accelerated the impending Retail Apocalypse we've all been talking about these last several years. This was already a big problem, but the shutdowns and restrictions have made the issue 5x worse and likely hastened the death of the enclosed shopping mall.
    I know we've all been on pins and needles wondering how bad the fallout is going to be from all of this.
    There really is no way to know exactly unless we ALL go and do our small part to make it known how it turns out. I implore you, if you have the means to pick an area you would like to be an ambassador for, and go document your local malls. Whatever your medium, it doesn't matter, any and all documentation is necessary and vital in this day and age. Whether it be on Social Media, Flickr, UA-cam, any platform gets it out there and preserves it for posterity. We can't paint this picture unless we all grab a brush...

    I grew up in the townhouses behind this mall! Wed go through the parking lot as a shortcut, loved this place.

    One of my local malls. Its still holding up well. New resturants and entertainment as of today. Both anchors still in place.

    I remmeber in the early 2000s this mall and menlo had a stand/kiosk where the guy sold imported yugioh cards from japan stuff that america wasent getting for 2/3 years down the road was always so stoked to go and buy stuff from that stand

    This is the mall I go to frequently
    I sometimes go there for Barnes and noble and fye
    And to eat at Panera bread sometimes
    I used to eat at ruby tuesdays and Roy Rogers there back in the day

      same but ngl Menlo park is a little better in my opinion. Freehold is a good one to.

      There was a cinema in there and saw foul play with chevy chase in 1978

    Might be the healthiest mall ever featured here.
    The only difference is -
    1:26 - The Escape Room (All In) is now open

    Brunswick Square Mall is located along NJ Route 18 in East Brunswick, NJ, approximately 4 miles east of the New Jersey Turnpike (Exit 8) and 5 miles east of US 1. The area of Middlesex County where Brunswick Square Mall is located experienced its greatest suburban growth in the 1950s and 1960s and is still growing on the edges and in other areas in between different suburban communities that had not been filled in earlier. This mall has retained its two anchor stores and has a good mix of retail in the mall portion in between. NJ Route 18 is a major state highway which connects New Brunswick to the north and the Jersey Shore to the south. The mall is easy to reach. The area around Brunswick Square Mall is a prosperous suburban area and there is enough variety to the regional economy that the area should remain prosperous. In that the mall did not over-expand when some malls did, Brunswick Square Mall is the right size for the area which it serves and should continue to be successful.

    Just went there with my best friend like 11 days ago only 4 spaces were empty, we went on a Thursday but on the weekends this mall is busy like crazy, this mall is very alive yet, Victoria's Secret, Payless, Subway, the Pizza Place and the Chinese restaurant and Auntie Anne's is gone now but the rest is still there, the mall has a 88% occupancy now

      Also Hot Topic is the most recent national chain that opened up in this mall, it's been open since December 2015

    If Simon sold this property then that’s not a good sign. Also the mall is rather small. Having said that it’s occupancy rate looks pretty good. I can’t help but wonder if there’s a larger more profitable mall close by. The lack of a proper food court is also concerning. So long ast can hang onto it’s anchors it should be okay. With Macy’s about to close a number of stores this location could be one of them. Personally I like smaller mall as I don’t have the patience to walk what seems miles to buy something at a store I want which is always at the opposite side of the mall.

      Macy's and Jcpenney are still there, I just went there with my best friend 11 days ago

      Mall stays busy never had a food court it's a good mall easy to walk through

    Upon first watching the video (and as I've mentioned in a previous video, I do not read the summaries before watching because I want to make up my mind whether or not the mall's dead or alive), I saw that there's a Bar Louie. They just filed for Chapter 11 bankruptcy. Not surprising, since Woodland here in Grand Rapids had one, which has been remodeled and is now a Cheesecake Factory. Bar Louie, IMHO was just OK. If your idea of fun on a Saturday night is to drink expensive, watered-down cocktails while listening to loud, lame Adult Contemporary music, then Bar Louie is your joint.
    The only thing troubling I saw about this mall was that it only had two anchors. I was looking to see what the third anchor used to be, but then again, the mall only had two to begin with.

      I never did see the appeal of Bar Louie except perhaps the martini on the sign. The mall itself seems healthy, just not very interesting.

      The Third Anchor store is Barnes and Noble, you just can't enter it though the mall but its attached to the mall
