Good content! One thing you don't mention is, the power you have to rise rent with multifamily (up to 4). If rents go up it's harder to rise if the tenant is the same. Sure, you can wait to the 12 month to end and rise for a single family but if the tenants move, you have to find another one and in that case averaging 7 years loyalty isn't helpful. And yeah, you rise rent on a rolling fashion to all 2 - 4 units, which increases your cashflow overall
Obviously you want to use VA or FHA loans for 4 units or below in an optimal situation.

This video lacked so much information about multi family homes I couldn’t even finish watching and took over 2 minutes to get into the actual video after begging for likes, comments and “hitting that bell” like every channel
In my market Dallas I would say they appreciate faster because they are in HIGH demand.
I have seen duplexes in good area s but not to often like in Texas very nice clase A area but like u said not to often and there not cheap tks for the info

This video assumes you're buying an investment home, not a primary you rent out the additional units, which FHA requires.

A VA loan requires you to use it as a primary and you can choose to rent out the other rooms. This is assuming you're buying a straight up investment property you don't plan to live in
