In regards to rentvesting, is property investment while renting the safest path forward return wise ? Or are other investment types such as EFT's worth considering ?
In my own experience, I wish I hadve bought a place to live in and used debt recycling to pay down the mortgage and borrow against the house to buy ETFs and or LICs. I rented for years and invested in property. I think if I had have determined first a financial goal, worked back from there, and been realistic about what asset classes would provide the best flexibility and returns, the answer would’ve been clearer. The only thing that makes property remotely competitive with shares is the leverage. As soon as leverage is used in shares, it’s no contest.

Mortgages are higher
Rents are exploding
So how are they getting a mortgage if their salary is going on rent?
