  • I myself encountered this kind of scheme (or scam) and sad to say may mga developers pa rin na only after profit but what they don’t realize is in the long run - they’re setting up their clients for failure to pay their property. In the end, sayang ang naipundar na property coming from your hard-earned money.

    This is one of the main contributing factor of a housing market bubble: A Dishonest or a Lazy Agent.
    Kapag nag-crash yan dahil sa sobrang dami ng tao na hindi na makapagbayad, it is partly the developer's or agents' fault.

    Agree. Kaya overtime I developed hate to many real estate agents na nagpopost ng very low monthly payment and hiding the truth na merong malaking yearly lumpsum. And everytime they convince me na "by next year may price increase yung property at malaki daw kaagad kikitain ko". What? How come? As long as it is not flipped to a higher price at nabenta, I don't gain anything. Even making the unit for rent, still I'm not gaining anything pa, kasi kailangan pang makarecover sa capital cost. Nakakaawa yung mga nangangarap magkaroon ng unit na hindi nagcacalculate ng maigi ng magiging total cost. Nakakainis yung mga agents na for commission lang talaga ang habol tapos ang lakas pa makapost ng achievement sa fb. Hays.

    Salamat, sir, at ginawa niyo itong video na ito. Kailangan ito malaman ng nakakarami na may pangarap din magka-bahay. I should have done my due diligence. Pasalamat na lang ako na-promote ako at nag-qualify ako sa loan for the balance by the time na i-turnover ung condo unit sa amin. Kawawa ang mga tao kasi di sila binibigyan ng chance to make informed decisions. Hugas kamay ang mga agents at developers kapag yung buyer di pala qualified ung income sa financing ng balance.

    Hi Sir Chris . Tanong ko Lang kung normal lang ba na ang developer ay ok sa hind ako nag loan sa bank Pero nag ok sila na mag down payment ako ng more than their required and then babayaran ko ng buwan buwan ? Nag exist ba yong Ganoon set up of payment sa mga condo developer ? Salamat

    pano naman po kung yung developer ay nagooffer sa mga unit owner na kapag nabayaran n yung DP sila na daw po ang bahalang maghanap ng magrerenta sa unit tapos pde din ipa airbnb yung unit maggegenerate po ng cashflow kikita ndaw po yung mga unit owner totoo pba yun? salamat po sa sasagot.

      Hmmm... maraming factors to generate cashflow. I don't think it's fitting for a developer to guarantee cashflow to their clients.

      @@ChrisSuarezRealEstate salamat po sa sagot sir tanong lang po ulit sir sa tingin nyo po tama pba yung decision ko kumuha ng condo kahit ang monthly salary ko lang po at 30k natatakot npo akng magtuloy kaya habang maaga palang po makapagdecide na ako at dpo masayang yung hard earned money ko salamat po ulit🙂🙂🙂

    I agree on you on some parts, but long term equity down payment can also help us a buyer. Instead of saving specific DP amount for 24-42 months and then realizing that the property has already increased by 10-40% by the time you’re ready to purchase. Most of the agent/broker I’ve encountered has fully explained the details and requirements prior to buying their property. Investor must exercise smart decision making thru careful financial self assessment and evaluation before buying a property. It’s a shared responsibility after all, for both agent and investor.       Yes, I think the value appreciation aspect is already over emphasized in our market (and in my vlogs too), but there’s a lack of information and awareness on how these schemes can be dangerous especially now that job security can’t no longer be guaranteed.
