Just advice to anyone. In the South of USA the neighborhood look ok but you need to drive & check out the neighborhoods at nights & weekends. You'll see if neighborhood noisy, crime, suspicious people hanging out, etc...crime map data isn't always right because they skew what may be considered violent/non-violent offenses. Also, these days you can UA-cam & fix anything. As long as you get an independent home inspection to make sure things like roof, foundation, electrical, plumbing, structural are fine. Everything else is cosmetic & you can save more getting a liveable cosmetically "ugly" house.

2cr for a house, which seems to be big enough is still cheaper than a similar house in Delhi or Mumbai. Adding that you are buying in Midtown. If not cheaper, then they are both similar imo. Shows how expensive is buying a house in india, compared to the average salaries of people 💀

Mumbai and Atlanta real-estate prices are incomparable. Atlanta is very cheap compared to Mumbai in terms of real estate. Mumbai can be compared to the markets of Seattle and New York.
To be honest I found the neighborhoods of the first and last houses to be very sketchy and unsafe in this video. Looks more like hoods. Better to pay more and live in a safer area.

I think it cheaper to buy in America than in India. Mumbai is far expensive. Recently I checked Chennai, a decent 3 bedroom(1300~1500 sq feet) in a nice locality is costing 3~6 crores. I think India will soon catch up or even surpass the cost of living at the current rate of expenses.

Real estate investments or buying property is pretty straightforward in the USA compared with India. Pretty much no legal or bureaucratic issue while buying through real estate agents in the USA. Property titles are 100% insured. Title (property) owner is clearly specified in the title and it it is insured.
In India the title (of a property) concept is missing, officially government (registration process) guarantees only the sale deed between parties and collects the tax based on value of sale deed. The Indian governments (state and central) never guarantees that the person who paid the price owns that property. Some person can go court and claim the property with some old documents (real or fake).
Because the shady law in India made too many legal issues in real estate and no government is made any steps to resolve those issues.

The potential returns seems huge because you have taken 10:1 leverage i.e. investing 25K while getting a 10X exposure of 250K house... It is same as buying an option (easy to buy anywhere say robinhood) where you can even get a 100:1 leverage and can make even more potential returns... Nothing special about housing on returns.

    • @NEELMANI2511
      @NEELMANI2511 Рік тому

I beg to differ. Stock Options are not assets. If you get leverage on house you can get rental income, Options do not produce any income. Volatility on house prices is much lesser than Stock Options. And lastly Options expire so you can not hold them till it becomes profitable, But you can hold a house for long time and more than most of the times, you will be positive. Stock options are kind of "Get Rich Quick" method and houses in USA are always good for long term investment.

For the house, 25k/50k is not getting to 100k profit in 5 years. Here, you forgot to add the monthly payments that you made for 5 years. So technically 25k/50k + monthly payments for 5 years is the total amount you spent.

So i dont think taking loan for buying a house for which u will have to pay more interest than the loan itself is a good idea. Furthermore real state is a good investment and gives a good return if not the best.. The return is guranteed which is not the case with stocks

Real esttae is a good investment if its a commercial one. You're presuming that the yield of your house (residential) will be 100k in 5years. That's 20k per year and given the recession cycle and the cycle effect its virtually impossible. Exception may be there but you dont rely investments on exceptionals.
If you need a house just get a good house where your family will have a good time. If you want to play in real estate numbers, invest in commerical or even semi commercial space (albeit comes with higher overheads).

Really disappointed, you were really good but now its just clickbait.. BTW 2CR ie 250K approx USD is nothing to buy a house in US. Please stop the showoff by putting these taglines.

@Harnoor not many in US consider home as an Investment cause the property taxes, insurance, yard, maintenance, expensive labor etc. eats into your rental income plus homes/property doesn't appreciate crazy like India. Last 2-3 years have been unreal (40-50% upto 80 in some areas) otherwise the property market was pretty flat for 10 years and you lucky to get an appreciation of 2-3% on your property. Lets get your facts aligned pls!!

Dear you forgot about time value of money and interest costs of home loan. Don't mislead people. 100k$ profit of sale what a joke

Don't be deceived by good interiors . Look at the structure of the house first and then the neighbours because you can choose your friends but not your neighbours. Beware.

Absolutely a much much needed an impressive idea buying an house from your own hard n earned money which is pretty decent n intelligent thought see as I have always said first secure your property which ll incurred or might be a strong reason to prove that you are growing your wealth in terms of increasement of your liquidity interms of buying your own house which will somehow will revaluate and appreciate in near future secure all your possible documents which are genuine no debts should be pending on your shoulder and once gets settle down then think of secondary property or in most illustrated terms an assest which can be anything your vehicle (cars, bikes and etc) which might depreciate or can cause a deep down in your wealth or can be a strong reason to think for calculation and checklist of your exempting or eliminating your property but if you take a good care it might can support you for long 🌹❤️🌹all the best bro

Be sure to check the crime rate of your area, especially of gun related violence. Georgia is also a political hotbed as it's a purple 💜 State, so people tend to be hyper polarised.
