Dig out a natural lagoon where sewage can legally decay ( decompose ) and flow to! Add a lot of plants in the lagoon that clean the water! Fish also eat poop!
Survey and ingress are crucial. Also getting an experienced AND honest Realtor is crucial. I have had some horrible ones and cost me ALOT of money. The one I have now is excellent. But nothing like doing your own DD. Thank you for the video. Please keep making these informational videos with real practical knowledge that is sometimes hard to find in books.

Just don't be too eager when you're about to make that final decision and think all the various things through. However, do not give up on your dream of finding your land. The perfect land is out there for you.
Such great information to share! Yikes no survey! The right real estate agent would have told you to do the survey and the electric! This is so valuable for those looking for new property! I have 80 acres and we were fortunate not to run into any issues,
Glad it was helpful! You'll get more control and more for your money if you buy land, but the process will take much longer. For us, the process of building will be so rewarding once it is finished, but it isn't for everyone.
My land was flat and usable the only problem (I found out later) is it’s not good for the basic septic. We have to have a mound septic system which is close to $20 k ! Plus with it being quite flat at the bottom of a hill will you guess where the water runs off too ? 😂 so now the back couple of acres is now My private island .
The very first review of our septic they wanted to do a mound system. We were able to get the county to agree to a pressure system but it saved us about $15k, so we were extremely grateful.

I always tell people that if you are dreaming about it, just get out there and do it!! The great thing about land is that it never really depreciates in value so it really is a great investment. Buying out land has been one of the best things we've ever done. We've developed it slowly (as we could afford each new step), but it has (and is) such a fun place for our family where we have created so many awesome memories!!

That is too bad about the survey. Here in California, they won't even let me buy the land before the survey is done! It is jus something that is done as part of the purchase of the land. Evidently that is just not the case where you are at. I'm so thankful for seeing this video, as I'm literally about to put in an offer on a parcel here in California up in the mountains and this is SUPER great info! These are terrific tips. Patience is so, so hard when it comes to buying property that you feel an emotional connection to. Quick story underlining your point about getting experienced professionals involved. A long time ago I was all set to buy the perfect piece of property. The guy we were buying from was super motivated as he was emigrating to Australia. When he had purchased the property originally, his sister did the real estate and legal paperwork. She was a lawyer so he was appreciative of all the money she saved for him. Turns out she didn’t do the legal work correctly and he, in fact, did not legally own the property. We pulled out of the deal and I felt so bad

I'm looking at buying some land and I'm a bit frustrated at times at lack of accessible information. I'm getting a run around between county's building permit department, roads and bridges department, HOA and the agent. Every question is answered with I don't see anything or maybe, perhaps, should be, etc. It's so annoying. I'm trying to buy out of state so I can't be running from office to office and no one wants to talk on the phone. Folks expect you to spend over $40K without getting any answers. Not what I expected the process to be. Great video btw! Thank you!
It can definitely be frustrating. We have learned that the best option is asking most question with the permit office in the county where you are looking. Also, your realtor SHOULD be working hard to help you figure this out.

Your realtor will have the best access though the MLS, but you can also do your own research by pulling up past sales on sites like Zillow. Just use the filters to find properties similar to the one you are considering purchasing.
My wife and I are about to close on 11/8/21 in Monroe County PA. Agreed price was $10K. We put 5K down. Finally got a call from the title company saying they will call me back with the figures for closing cost. I'm like what are you talking about? After I got of the call lol. Then I text the agent who is also the owner reminding him that my balance is 5K and for him to contact the title company about closing cost. Who should be paying closing cost in a cash transaction like this? I'm scared out my mind after seeing this video because we did none of the things you recommend. My wife loves the property because it's very private and near a beautiful stream. We already have a house but I hope we could actually build the cabin or we'll just have a 1acre camping site.
When you say, you knew it was buildable because it was a flat surface. Did you get any testing done first or see if wetlands were surrounding it? This is our biggest hurdle right now! Sorry if you already covered that in a different video.
Something you didn't mention. Be sure you Own the water and mineral rights on your land as these can be owned by a 3rd party you may never know about. If you find gold or oil on your land, you cannot keep or or use it and may be forced to have the company who owns them to pretty much destroy your land to get at their oil or gold. Also, you don't Really own your property unless you have an Allodial Title which you may never see because the county or someone else owns that. There are ways to get it If the holder of it doesn't dispute your claim. If they dispute it, there is nothing you can do, you'll never really own your land. Worst thing you can do is use a Real Estate Agent - they work for The State - they will Not tell you about things like water and mineral rights or Allodial Titles. You just gave someone money who is working against you. I'd save money on the sceptic system and go composting toilet. You can then use the compost for a garden.
My mistake, trusting the real estate agent, cluster of cottages too close together, one family owning the roads, and water access, all kinds of miserable infighting, got out with a big loss on sale but glad to say goodbye
One of your best resources could be working with a realtor since they have direct access to the MLS. That being said, you can find out a lot of information just by searching Zillow.
We were lucky with being able to finance ours direct with the seller. I've been told to finance though a bank that you will need 50% down. Not sure what the term would be though.

We bought land we had neighbors said that was their land we got a surveyed done found out there’s a easement on both side of the property lines and if we walked on those part of the land they said a blonde to them and I didn’t want to 90 feet of it so we had the county to tell them they’re going to start taking care of it and they didn’t want to take care of it so they split it in half they got 30 and we got 30 because they didn’t want to mess with it so we live up getting three more feet of the landThe neighbors kept saying all you we don’t need a survey if you don’t need one we know where the property line is and found out we had more land than what they said we did it’s always good to get a survey done before you buy the place
My guess is that it is too big to relocate. We actually gained permission from the neighbor, but we are having problems determining where the property line is to determine if the tree is actually on her property.
As a land surveyor.....get it surveyed....also buy adjoining property if available to avoid neighbors. The tree would be on the map and you could determine how much u could trim legally to open up the view

If we could have it both ways we would, but property on the hood canal with water access would rarely be over 1/4 acre so we had to decide between access or more land and for our goals we knew we needed more than just a tiny lot.
Secretively cut down the tree at night when they leave town for at least a day! Pay someone to illegally cut down the tree and make sure they do not get caught! No trace back to you! Problem solved!

Have you consider asking the neighbor if he's willing to relocate the tree at your cost vs asking him to cut it

For me, 5 acres isn't nearly enough for off grid living, and water "view" is nothing compared to access.
