      Too much chat Erik. You mentioned realtors like to say “natural sunlight” hahaha. Realtors and salesman like to say lots of nonsense that make you sound cheap. The following you said during your walk thru. You’re so much better, stop sounding sooo cheap and using unneeded words. Less is more. And people always recognize bullshit and a “salesman.”
      Great room? It’s a living room with a dining room next to it. Not a great room, sir. “First guest bedroom”? There’s 2 bedrooms. Master and guest. Did we miss a “2nd guest br”? “Primary bedroom suite”?? It barely fits a King, and is super tiny. It’s not a suite! 10’ x10’ windows for the 86th time!. “Refrigerator/freezer combo”?? What? Every refrigerator made comes with a freezer.
      “And here you have your “steam shower”? Again, added useless, cheap salesman words and talk. Finally….”Chef’s kitchen”?? It’s a kitchen. Nothing special or “chef” about it.

    $10 million for ~1,800 sq ft is insanity. For that amount you could buy a beautiful single family home (townhouse) on the Upper East Side with much more living space and just steps away from Central Park.

      I lived in practically every sector of Manhattan at one point and I love Manhattan but this is simply obscene and tacky! When your ceilings are taller than the width of the room, you know you've purchased the budget entry level billionaire row squat.

    The big question has to be, have the developer sorted the issues that made it the most controversial building on billionaires row? The issues with plumbing, the lifts, the garbage shoots, the motion sickness caused by the swaying in the wind, building owners trying to force owner, against their will, to spend $150k a year in internal restaurant. Not to mention the ongoing lawsuit where dozens of owners are suing a the developers over design flaws. No matter how cheap, I’d avoid this building.

    It’s crazy how there are still brand new, never lived in units in a building built in 2015. That means there was and still is not that much demand for the amount of ultra luxury developments that are being built in this city.

      My guess is that most of these luxury apartments are just bought as investments, hence they sit empty. Or money laundering through real estate.
      We're approaching a crazy time when there will be more investment properties than actual homes.

    I think Erik needs to do an updated video on the Cost of Living in New York City and each of the Five Boroughs themselves because if the average rent in Manhattan is $5k and the cost of living in Manhattan is $200k a year, not only is that indefensible, that's unsurvivable. The cost of living in that Borough is higher than Switzerland and Bermuda! WTF?! How does tf anyone live like this?

      You don’t need 200k a year, there are still LOADS of apartments well below the “average” in Manhattan. Plus roommates make it much easier too.

      The quick answer is: you don't live in Manhattan unless you make AT LEAST 500k a year. And still it's not recommended, you could live way much better (bigger home, similar amenities and still save more cash for other stuff) if you go some other place. Manhattan is basically for rich people

    All these places look like the same modern hotel room. One room after another after another …So so blessed to live on Oahu. Living with family to decrease cost of living. I ride my 15yo beach cruiser to a beach park to do yoga 6 days a week through my district park system. I walk on the shores of gorgeous aquamarine and turquoise beaches a short 5 min bike ride away. We go every month to watch the full moon rise. All the luscious flora and fauna. Palm trees swaying with their coconuts. The Plumeria trees blooming from spring through January. The Gardenias blooming in spring and summer. Passion fruit, pineapple and shave ice. There are so many different kinds of luxuries in life, I wouldn’t trade any of the above to live in this place. I truly wouldn’t, but I love watching these videos. They are very intriguing to me. Aloha, love and peace from Hawaii. ❤️😘💋🌈🌺🌊💫☮️🥰❤️

    If I had that money; I wouldn’t spend it on an apartment in a building where elevators don’t work, the wind howls through the open floors, the residents complain about the creaks and groans…. The list of problems seems to be endless!

      @@maxjames00077 not really. Huge difference if your elevator is out of order in a 6 storey building versus an 80+ storey building!! It’s height is causing other problems - apartments literwllynsway in the winds, the movement causing creaking and groaning, lifts being shut down in high winds. The NYT did a piece on all the issues, it’s not just like any other building!

    I absolutely love NYC, and have been there 30-40 times. Unfortunately, as a teacher, I could never afford to live there. Flights are relatively affordable out of Miami though, so I’ll continue to visit, and live vicariously through videos like this.

    I noticed that you didn't even mention why the building is so controversial (i.e. bad design and bad construction). There are two buildings in the country I wouldn't live in, this one, and Millennium Tower in San Francisco.

    One of the reasons this building is controversial (for my friends and I living in nyc) is that is really disrupts the skyline -- its so thin and weirdly placed that it looks like you should just pluck it right off the street. we call it the french fry building.

    This is the most beautiful apartment. I love the way Erik goes about his job. But the truth is; without making good investments, no one can ascertain the kind of money required to own such properties. I am retiring next yr at 55 with 3 houses paid off worth 40.5 million. I realized that the secret to making a million is making better investments.

    2:43 - clever stuff ! 6:15 - beautiful 6:22 - in Scandinavian countries where they have polar night for many months, they have lights in shopping centres set to the hues of sunlight to prevent bad mood from lack of sunlight. So technically, that's artificial sunlight , non-natural.

      I feel like a handful of people miss the point about apartments on billionaire's row: it's not about having the most gorgeous design of all time or having the largest place in NYC. It's about the prestige! Anyone who CAN afford such a place will purchase it for the sheer sake of having an apartment at 432 Park Avenue (or wherever). Like it or not, it's a symbol of class status.

    The apartment is well designed. How strong is the screen under the window? My concern is small pets and children. The kitchen is perfect. The real estate prices could be cheaper. I guess it's supply and demand. As long as people are willing to pay more, they're charging more. However, for some reason, NYC's market doesn't seem to respond well to people just leaving. It'll take them noticing people renting only say 3k per month places for the 4k per month places to lower the rent rather than sit empty. The historic facts at the end were fun.

    My questions are: Why would you want to live in New York? Why? The city is dirty, crowded, and overpriced, and there's trash and rats everywhere. Air pollution is high and you're prone to depression by living in closed walls. Why would you want this lifestyle? why? What do you have to prove?

    Great overview. I was expecting you will visit the facilities. They make or break the tower. So restaurant, theater, pool, or any other thing that is a plus. As presented, without the facilities it just looks like a nice space, and you can have the same in a tower for say one-half to one-quarter of the money, right there in NYC. We have seen some in this exact channel.

    If I had that money I would not be living in Midtown, instead I would go downtown,west village where the atmosphere is much more relaxed,the Hudson parkway is a real luxury on your doorstep and the eating/drinking out options are less pretentious. Always a great insight into these billionaire row apartments Erik but who lives here? Mostly empty no doubt.

    Nope for 10 million $ i would buy an older renovated Townhouse in the Upper Eastside for around 6-8 Million and had a lot of money left
    for a chauffeured limousine, dinner parties, carribean holidays and a lots of visits to New Yorks City´s best restaurants.

    We use the phrase “natural light” as a selling feature, rather then natural sunlight. I think it just reiterates that you don’t need the overhead lights on to light a space during the day. I’ve never really thought about it too much before, but your video made me ponder!
    The apartment is beautiful, although you’ve shown some other amazing ones for 10m.

    Good day to you, Erik! Love seeing your posts and miss you when a presentation isn't made more often. I recently viewed once again your trek to Mount Kilimanjaro...such a superb series of vids. As for this home in the sky, I really like it. The space is perfect for a single person, though can't see a family living there. As for the price, of course it's ridiculous; but if I had the moolah, it'd be a wonderful residence for me...and getting to see those views daily would be a bit of architectural heaven.     I wonder what incentives the developers got for building this building. If half of the building sits empty, I wonder what was the point of building this? I saw a video where it seemed like they built this for tax credits and it sits half empty because there was never really a plan for it to be "anything". Correct me if im wrong!

      You are sort of wrong. It doesn't sit empty. I believe all or at least most appartements have sold. However, half of the appartements aren't occupied. An appartement in this building, especially the high end ones, are not to live in, they are an investment. Same as old wine, you have it, but you don't tend to drink it. So they just sit there while the owner is having lunch in Dubai while living in a modern home in LA.

      @@l.s.vanahee6922 In a sense from what I understand its just something the government helps with the ultra rich. Building random high rises so they can "invest" there money. I am not against the rich at all. I support capitalism to the fullest as I am a business owner myself but Its just sad to see how the U.S. is low on inventory in terms of housing and we have buildings like this one that is mostly empty and mostly owned by international billionaires while our own citizens cant find and cant afford a place to stay at. Sucks!

      @@Tkenny35 this comment! The issue the average American has with the elite is essentially what you just described- waste. We have an issue where overindulgence becomes waste. And supporting capitalism doesn’t mean you have to support the rich. If you truly support capitalism (not a personalized definition) then you must agree with paying the fair share of taxes. Capitalism cannot be sustained otherwise. The poor cannot give what they don’t have. Don’t even get me started on the psychology and sociology of what happens next.

      @@l.s.vanahee6922 Definitely Dubai. Dubai is safe, clean, efficient and modern. That said, I twice have been approached by beggars in Dubai. Once while getting off the Metro in Dubai one evening, I was approached by a well-dressed young man desparate to sell his iPad for cash. Once in the working class neighborhood of Al Quds I was approached by an old woman dressed in rags begging for any cash. Oh, also, on The Pointe, I was offered a ride by a car near the taxi stand, but when I got in there was no meter and I complained he was just an unlicensed driver trying to make some quick cash, and I got out because I wanted a registered official taxi. So Dubai you still have to be careful,but it is petty stuff.

    I used to live in the city and while it was amazing and always busy, I have noticed that it is always crawling with homeless people and druggies(I'm not shaming them, and it is sad that people can lose everything in a second... but just stating the obvious).
    I find myself currently in Arizona where there is so much more space and the environment is 10x better for me and my family.

      It is still very nice to live there in New York. I have family that lives there in New York, but it would be nice to live in Midtown Manhattan maybe in Sutton Place or maybe in Lenox Hill.

      I woukdn' want to live tgere too. Not even for free, caged in glass with all that harsh sun, putting on the sunglasses. lol I prefer a normal house with trees around it. Maybe at a lower floor... I would get bored with the view anyway.

    If I was rich enough, I think I'd pick a different building in which people actually live. Plenty of fantastic buildings in the area. The apartment looks great btw. Just not a fan of the empty building.
    But what about the inhabitants of harlem? Surely they don't average on 200k per year there, so you could technically live in manhattan for less😂

    Cost of living in a big city have become crazy. I just moved out of (much cheaper than NY) Sthlm for this reason, as wfh a couple of days a week allow me to just buy a small overnight apartment in the city and have a big home couple of hours outside.

    I think a town Norway uses mirrors to increase sunlight. Not sure if that would fit the "not natural sunlight" definition.
    Maybe china does the same with light panels in areas where smog is thick?

I really struggle to digest the amount of money these units cost...I know "location location location" but that unit didnt look value for money. 2 bedrooms, a kitchen/living room/dining room. I mean no other reception room or WC? Surely you could rent suites at hotels that are bigger?

    At $10 million I could get a 8,700 sq. ft. house overlooking LA....if I had the money lol. But that view of central park and the city is great. I have to mention how weird that laundry door is. They should've designed that area with pocket doors

    Manhattan has changed so much since I last lived there in 2004. The prices seemed pretty heavy back then, but now it's just astronomical. It's a still a fantastic place and extremely fun to visit, but upon my last visit back in 2018, it did seem that the city's soul was being slowly crushed.

    Who in their right mind would pay that kind of money? First off, NY is already vastly overrated. I feel like everybody who lives there fell for a con and just decided not to leave. It’s insanity. You can pay 10 mill for a home and live like a king. Where I live an apartment if that size goes for 1500. Crazy

      It depends on what you want. If you want lots of stuff, yeah, you have a lot more purchasing power pretty much anywhere else. However, you have way more opportunities to meet some incredible people, make connections, etc., and the city itself is structured in a way that makes it easy to spend money rather than time and effort, if money's no issue.
      But also we're talking about billionaire's row, most people aren't paying nearly that much lol
