I left Ponce, Puerto Rico when I was only 12 years old. I’m now 32, and since the moment I left 20 years ago I prayed to move back. Every time I visited I would leave so sad and heartbroken leaving my family behind. A few years ago I started to think to buy a home in the U.S, but just felt like no where felt like home to me but Puerto Rico. After so many years of manifesting and praying, it became a reality. I randomly asked one of the vendors for a company I use to work for if they had any possible positions in Puerto Rico. He said that they just had opened a position not too long ago. That same day I went and applied, and now I’m here, three months in after 20 years. I feel so blessed to have a job that required to move back. Now I want to start the process of buying a home here, and I came across this video. I need genuine help and guidance because I am a “first timer”. I would love someone who will have my best interest.

Especially the mountains. Parents live in Cayey. I don't know if I can spend a year looking where I want to live, but my plan is to spend a month and go to the two or three places I am considering for one week. Utuado and, Cayey for starters. Josh first step here in researching how to do this. I just returned 2 weeks ago from visiting PR I have family still there. I visit frequently and I know how much everyone there has been going through tuff times with Maria and Covid. My father grew up in PR moved to the states I can see how losing that culture aspect effect him socially its akward and unnatural not being able to have that connection with the PR community for so long trying to fit in the US and he doesnt want to spend rest of his days here in the US. I have a connection with island cannot explain almost like an Avatar moment. But my parents are willing to invest with me and I am making this goal and priority to get the capital necessary to do this. I may reach out for questions. Thank you for sharing the knowledge this seems like it can be a very complicated process.
Hi Josh! I’m one of those grandchildren you mentioned that is relocating to Puerto Rico! I had been there a few time as a child with my father. But this year I’ve been in Puerto Rico most of the year, renting Airbnb in different areas to find the right place for me. This journey has been longer than I initially thought but I’m loving it! 😁

But the bank that I have my car financed with, didn’t give me the release to take it with me. Another issue, and it’s the main one, is the health system. Me and my husband have conditions and I’m so scared to move back and not be able to continue with the medical care we need. I hope everything change so all boricuas out of PR can return and live a decent life.

Great video, my family Grandparents are from Aguadilla and that is the region that I want to look into buying a property soon. Will be going there in two weeks and will look around. Fir now im soaking up all the info I can get.
This is representative of Puerto Rico. Most agents suck and do not even follow up with an initial phone call. Is not even about family and prioritizing life but just an irresponsible attitude. Although this guy is basically honest this is an excuse since it will happen 7 days a week and not just weekends. I know I have bought homes in New York, Texas, and California over the decades and bought 2 homes in Puerto Rico. My experience was bad with the first home as well as the second home. I had to go through agents to find a minimum standard agent. How expensive were they 75000 dollars in Palma de Mar for the first home and 800000 in Condado for the second home so they were not inexpensive. Besides the buying experience, there are lots of pros in living in Puerto Rico that in my case outweigh the cons. So be ready for the worst and not the best experience unless you are buying a multi-million home in Dorado or St.Regis community where they lick your toes lol
Josh, I inherited my parents house. House is currently ready for sale. But, All I have is a Declaratoria de Herederos. The majority of heirs want to sell, will I have an issue if one heir does not want to sell. Can you do a video on this subject. I honestly feel the reason there are so many abandoned homes in PR is that its so difficult to get things done, the people just don't have the money or the patients to deal with all the red tape. ....Need some advice please. Hi there! all of the heirs will need to sign the day of the closing, if they’re not in PR they will need to do a power of attorney. My best advice is to talk to a lawyer about this and have a conversation with all the current owners about the house and next action items. 🙏🏼
I have had 7 figures Cash for more than 10 years in the bank it hasn't come from one place hasn't gone to one place it's in stocks and bonds so how can I show it if I never had it in a traditional 401k not everyone has a retirement account

I would say yes but if you’re looking to integrate to the PR community it might be difficult, however there’s a lot of places and groups of people that move here and don’t speak Spanish.

I will adopt your phraseology for future use. We lived in Mayaguez for two years in 2004-2006 before having to move back stateside to facilitate the adoption of our daughter. I am retiring in a year and we are planning to moved back for our retirement. Interested primarily in the west coast areas, from about Aguadilla to Cabo Roco. We are looking online at available homes to get a feel at the moment, but too soon to visit for a week to scout it out. Can you recommend a trusted and capable buyers agent in the area who speaks english well ? (We are learning spanish (again), but not well enough to conduct business in spanish). What about property taxes and house insurance cost$$$$????
Property taxes are a bit more complex in PR but very low compared to the states. House insurance will depend on a lot of other things.

Dude you're absolutely there to try to help somebody find a property. Don't be lazy. Help them figure out where they need to live.
PR has 78 municipalities.
I do what I can but ultimately it’s the buyers decision.

Puerto RIco, really doesn't have "Buyers agents" They are all SELLERS Agents so you'll be dealing mostly with them. But get a lawyer.
