    One of the bonuses of spray foam is that when you get rid of blown in fiberglass you also take away habitat for bugs. After we spray foamed our attic we rarely ever saw a spider or roach.

      Haven't there been warning signs of offgassing during summer seasons for years after blowing. Not sure I would want to worry about that ruining my air quality.

      The few warnings you see online that in my opinion have been beat to death are from improper installs. Your mixing chemicals to make this process work, if you use someone who does not have a clue what they are doing and mixes incorrectly, you can have problems. FYI you'd be shocked at how long fine fiberglass particles stay in a home and constantly get spread out into the air. My home has been sprayed for a year and a half now and went through two very hot Florida summers. I've never smelled or experienced anything odd. Neither have many others I personally know who have this same foam.

    Whole house dehumidification is a key in keeping your house comfortable in those hot and humid climates. It also allows you to run your air conditioner at a higher temperature and still be comfortable.

      That is my thinking too. I heard that he said that it rarely ran in the summer due to the hvac operating.

    Good video content. Appreciate the technical data. FYI, here in northern New England, we have a heating zone for our bedroom as well. We also have a cooling zone; it's called the window fan. Overnight temps in summer are usually low 60s. Even in winter we often crack a window to cool the bedroom into the upper 50s....perfect sleeping temp with cozy quilts piled on.

    You are doing really great. I have a pretty well built traditionally insulated 1800sqft home with two occupants built in 2013 and even with 5000 watts of solar and net metering cancelling out some of my usage, I cannot beat your kwh for those same months. I am down the road from you in Ft. Walton Beach.

    I built a custom home 4000sqf in 2003 and went with spray foam. I paid extra to spray foam all the air ducts also. Best investment ever made for Texas heat. The key is finding a qualified and experienced spray foam contractor.

    Did my 1800 Sq Ft home with spray foam on the roof, and had the block filled as well. Put in a Mitsubishi minisplit in upflow configuration @ 21 Seer. Had to do a dehumidifier whole home as well.. it is a dream .. keep house at 72 degrees .. and barely runs!

      It's not really over building, it is building proper.
      Building to code in most places is doing the absolute minimum. Not doing good or great.

    I remodeled a 1960 rambler, 1380 sqft, in Tacoma WA. I removed the siding and installed two 1” layers of poly iso rigid foam insulation, firing strips to attach Hardi siding, R60 in the attic, Anderson lowE efficient windows, new entry doors and 2x4 walls with little to no insulation in them and our combined natural gas and electric bill was $80 a month. We had a natural gas hot water heater, furnace and clothes dryer, the rest was electric. My furnace went from running every five min in the winter to once or twice an hour and that was an 80% efficient furnace. Super insulating a home is the only way to build or remodel. AC would have been a luxury, with our two months of 90* temps.

    Great News for your proper planning Andrew! You seem to be breathing better and not coughing from the covid. Glad you are getting better. The X-Tool D1 PRO (Red) 20 W should be shipped mid-August as did not get the return for the old one to order the new one to beat the first shipment on Aug 3rd.

    Amazing numbers Andrew! 👍 Ours last month was $380 for a 2600 sq ft house.....highest ever! Already talking to a builder about a conditioned attic for our new house on the farm.

      My June electric was $36. Didn't use any ac as I was ok with keeping house closed and heavy window covering. Basement, two stories, floored attic, attached garage. Guess I might be a cheapo. Tried not to use things like a big oven or other big heat makers. Next year have a few more thoughts on conservation. Right now the planning is for winter.

    That's awesome to hear. 7 grand upfront however ya saved a few grand or pd for the whole house dehumidifier by only needing a 2 ton unit.

    We just had a new custom home built in florida. We went a little more traditional in the attic with a radiant barrier and R38 blown-in insulation. I foamed the ceiling where I could. We had foil faced polyiso foam installed inside all the cement block walls. Now, I don't know how the contractor calculated it, but we use a two stage Lennox A/C. 2.8 tons on low and 4 tons on high. On the hottest days, stove fume hood going, oven on, dryer running, and still stage 1 maintains 74 degrees and still will shut off even when we are in the mid 90's outside above design temperature for 2,000 sq ft. Our system is very oversized!!! After the fact, we had a whole house dehumidifier installed and I did the fresh air side. We run the fan 24/7 on the dehumidifier to bring in a little fresh air that comes into a mixing box to temper with indoor air and the compressor kicks on if needed to dehumidify. I also have it set up so it turns off on a delay if the air conditioner turns on and it then runs in dehum mode. With constant fresh, filtered air coming in, I sleep so good. Previously we had too many VOC's causing me muscle discomfort. Our attached garage was a problem as well. I needed to seal the wall and add an exhaust fan for a little negative pressure in the garage. Constant ventilation is a must in a tighter house. Our electric bill here whilst also cooling our 600 sq ft garage is the same as our previous 1,200 sq ft house. Pretty nice. Adding the fresh air did add a little cost to the electricity, but not much. With our house and all that mentioned above, plus often charging an electric golf cart, we have used just over 1,320 kwh. So essentially cooling 2,600 sq ft because I cool the garage often. I'm sure spray foam is amazing, but ours is doing really great. The issue I worked on was adjusting the air handler CFM a little lower since our A/C is oversized. We run about 345cfm per ton and lower during dehum mode for short periods.

    Great rates and useage. Use1400-1800 kwh per month in South Central NY (my house is very well insulated also), but with a full basement and about 2000 sq ft..

I added a barndominium that is 28'x42' to our property with a shop in the basement and what will be a 2 bed/2 bath guest house upstairs... been contemplating spray insulation and had no idea what it would cost... this gives me a reference point.       Keep in mind this was last year and spray foam has since went up. I also live in a very rural area so things tend to cost a little less.

      @@TKCL ​ yep, our rural location will likely cost us more because its so darn hard to get people to do work there... so it will likely have to come out of one of the bigger nearby cities. My garage level has foam board on the outside between the metal and the wall purlins... it seems to be fairly well insulated but I'm sure it could be better. The upstairs is the main question as my neighbor had the same builders do it and he used fiberglass bats between the metal roof and tongue and groove and had lots of sweating. builder had to redo w/ spray foam. Would love to see the prices come back down but not sure they will any time soon, if ever.

      No, I have another meter for the shop. I run a lot of equipment out there and several 240 volt tools, I wanted a seperate 200 amp service. If everything was on the same bill it would be around $180 a month. I have two refrigerators, a deep freezer, ice maker, AC and run two fans all the time at the shop. No to mention all the tools, welding and 240 volt compressor that gets used a lot. That's not a fair comparison for most people who are looking at home energy usage.

    I do like you mentioning the difference in COL. I love hearing people talk about California and how much homes costs when you look at the average wages of the people there. Then look at what they pay in taxes. Then look at the COL based on how much food is marked up, utilities, etc,.

    I've been keeping up with your build for a long time now and I checked my electric bill with yours. Before I get into that, I built my home with 2x6 wall studs also and have about 18 inches blown insulation in the attic. Now, ALL exterior walls are insulated, even the garage door. OK, I live in central Arkansas and it's not like Florida but we have our heat waves.
    Electric bill, average, $155.00 @ 930KWH @ 0.03216 with a 2 ton unit. I hope people out there viewing your channel head your advice and insulate. I've lived in this home of ours for 43 years and the savings in energy cost is in-calculable. You did good so don't let anyone say different. It ain't over kill, it's common since. All the best to ya'.

      Keep in mind that my figures will be much lower later on, I'm still in construction, running air compressors multiple fans and more daily while I work. I also run a pump and well, so no water bill. Insulation is money well spent.

    Another way to go, if you building, is SIPs. I built mine with them. Crazy strong, and the roof is SIPs too. My 30 year shingles are on year 25.

    Hi Kelley you can get dual power air conditioners and inverter driven ones that have a lot more adjustability like the fancy COP 4.0+ mini split heat exchangers. This is nice for removing moisture without freezing yourself out sometimes in AR.

      I looked at a lot of options. In the long run for thousands more in cost I figured they would never pay me back before needing replacement. Seeing my electric bill now, I know I made the right choice saving those thousands by going with a basic split unit. My money was well spent on good insulation.

    One of my attic has spray foam and it stays reasonable even though it has no active ventilation. Our uninsulated attics get so hot you immediately close the access doors. We figure in the summer it is 25 to thirty degrees cooler in the insulated area. Comment on dehumidifier is spot on for most of the south. Only places like Wyoming where relative humidity is very low do you need to go the other way.

      Maybe I'm missing something, the packages I've priced are crazy expensive and would never pay me back as cheap as my electric bill is. The thought of being independent is tempting, but not if it's going to cost a fortune.

    Very smart to have them spray foam the full thickness. I had a company called bmc west spray foam what was supposed to be 2” and then blow in the rest. I cut out a small piece to install a water heater and the foam was only 1/2 inch thick I was not happy about that. If you do the full thickness you know what your getting.

      They pulled the same thing with my home. I paid for 3 inches of closed cell and they only did 1.5 inches. I pushed 16 penny nails thru it (3.25 inches) and made them go back and cover them up.

    Hi Andrew. I am on a cement pad and it’s electric in floor forced air. Have a Mitsubishi split unit for air and back up heat.

    Even if you can't do spray foam, just air sealing and then using normal insulation makes a huge difference as well. Great results!

      Matt Risinger (youtube builder in Austin Texas) recommends a flash and batt system of insulation as the best value. It is a couple inches of spray foam to seal the wall cavity and fill t he remainder of the wall cavity with the batt insulation of your choice (Rock Wool in his case).

    Very interesting video, really enjoyed it. I had to check my bill to see what my usage is after watching yours. I live in the opposite part of the country, Minnesota, in a suburb of St. Paul. We (believe it or not) get quite warm here during the summer months and have had several mid 90 degree days already this summer with the ridiculous humidity to boot, with the usual hottest part of the summer still ahead for us. Just a few months ago we had a new AC installed, a 15.5 seer, 3.5 ton unit for our almost 4000 sq. ft. rambler. Well, the difference has been amazing for us and we used just 477 kWh from June 1st to July 1st and the average temp was higher than last year. Last year for the same period, we used 590 kWh. I'm still amazed at the efficiency of this new unit and how much better it cools. Oh, and our electric rate is $.13777 per kWh by the way. Now, maybe some more insulation in my attic to lower the usage even more.... !

      Makes a big difference and so does the location. We've had a ton of 100+ days and it's still in the 80s at night during those times 24/7 heat to contend with. I'm betting in the fall and winter I'll have extremely low bills.

    I just did the spray foam in my owner build house in Florida. My ac guys recommended using a 2 stage ac unit and skip the dehumidifier but I went with the 1 stage ac unit and then installing a whole house dehumidifier when budget allows.

      Either way works, but I prefer the consistent control of a dehumidifier and humidistat.

    Rheem does make a 1 1/2 ton system but I wouldn’t downsize that small. If and when you add on you can use that to cool the added space.

    That's great news on the spray foam! I'm a couple hundred miles south of you. One thing that "people up north" don't understand about Florida is the heat/searing sun/humidity situation we have. I notice you never once mentioned heating. We don't need it. When the contractor put in our AC, he asked if I wanted to upgrade to a heat pump. I told him "no thanks." We use our heat about 2 hours per year.

      We do get a little cold up here by the Georgia border, we had one day in the teens this past winter, several in the twenties, and a lot in the 30s. I'll run the heat pump on my unit occasionally, but I have it set to where the emergency heat strips never kick on. That's what really burns up the electricity.

    $0.04 per kilowatt hour ! But my neighbor, with full roof coverage of solar cells, great roof shade, his electric bill is only the meter charge and tax equals $35

      We used to pay .06 cents but with everyone moving to TX the rates have jumped the last few years to .09 cents 50% increase in two years. Talk about inflation.

    Truly amazing results. For comparison my RV has a 2 ton A/C unit! My house has a 5 ton unit. Our house electric bill for last month was $497. Our rate $0.12 KW. 3000 sf single story and the unit is in the attic where it gets extremely hot. Some have said not to spray foam and attic because if the roof leaks it is a mess to have fixed? But it would sure be nice to have na insulated attic space. I cannot go up there during a hot summer day for more than 3 to 5 minutes at a time.

      Imagine what it's like for us HVAC guys. Major repairs can take hours and installs can go for days. Big thumbs up for insulating at the roof line. I would also suggest metal roofing done well. Lasts a very long time and few problems.

      I wouldn’t worry about roof leaks to much, stay pro-active and hire a reputable company to install a roof (preferably steel roof)

      Open cell foam shouldn’t be too hard to find roof leak. It is the closed cell that makes it impossible almost.

    Something you mentioned: "Houses are supposed to breath." I learned while getting my RESNET certification this is far from the case. HOUSES *don't* need to breathe. People do. There was a study done in Cincinnati about 20 years ago. A developer was building houses in a neighborhood. Similar houses throughout, with crawlspaces. In the houses on one side of the street, they did the traditional insulating -- nothing on the ceilings of the crawlspaces, some on the walls, etc. On the other side of the street, the crawlspaces were coated top to bottom, ceiling, sides, and floors, with foam insulation. The results were dramatic. The traditional houses (w/o insulated crawlspaces) all had problems with drafts, and the people had more respiratory problems (due to mold growth in the crawlspaces). The houses with fully-insulated crawlspaces did not have any of these problems, and were described as being more comfortable.
    Yes, insulate the heck out of your house!

      No, I have another meter for the shop. I run a lot of equipment out there and several 240 volt tools, I wanted a seperate 200 amp service. If everything was on the same bill it would be around $180 a month. I have two refrigerators, a deep freezer, ice maker, AC and run two fans all the time at the shop. Not to mention all the tools, welding and 240 volt compressor that gets used a lot. That's not a fair comparison for most people who are looking at home energy usage.

    noticed a difference. I clean new homes. Lately a custom home builder used spray foam in the attic, except over the garage. I had to clean fake dormer windows. TX summer so the garage attic area was 140s. I crawled over to clean the windows, dripping sweat and had to go thru a door to access the other side. Opened a door and it was 74. Inside was the HVAC in a room that was foamed and walled in, no vents. So cool up there. Of course, back where the windows were it was 80s but vs the uninsulated area was at least 50 degrees difference. I didnt touch the AC while inside and by the end of the day it was still at 78 and ac wasnt even running. Usually when 105 outside the AC would have to run all day to keep cool. This house the ac only ran before I came.

    Andrew my only power issue here is the wife... When she's gone for the weekend I alone turn the bottom air to 76 and top air to 77 which burns around 20kw a day. When she's back the bottom air is at 75 during the day then 72 at night, then factor in the washer/dryer/stove etc which burns between 45 and 60kw a day.

    Nice job I did an all icf home with pitched concrete roof in central fla.
    Similar size home as you did 2 ton 2 stage geothermal ac and I don't think it has ever went to the 2nd stage lol.
    My electric bill is $0 a Month I'm off grid.

    Double the R-value and cut the Heat loss in half. I spray roof-decks with 2"closed cell + 6" of open cell for an R-35. Code requires R-30 in Vaults in most of the mid-west states.

      Other than codes, Spray Jones shows no more that 2" is needed. Heat transfer reduction of 2" closed cell is 86% going to 3" only brings that to 93%. The air tightness of a home is as important or more than the insulation. Leaks into open cell is a disaster, just one big sponge, would always use closed.

      Leaks into closed cell is just as much of a disaster as it travels greatly and you have a very difficult time locating the origin. Hot and humid south homes almost always use open cell here.

    You have a sealed new house. I have a leaky 1977 house with 2,575 sf single story. My bill is a total $150-$165 per month in peak summer in Oklahoma. My house is nearly double in size. Savings is a savings. Loved the video. Oh I have a 5 ton ac unit too.

      Don't forget I am on well water with a 240 volt 1.5hp pump, you might be as well. I'm also still under minor construction and run saws, compressors and more daily. So the figures I gave is actually high.

    When I move, If I cant build my own home, going to make sure I have all this done before I move in, or a home with it. Doing all this to my current home. Right now paying 400 a month here in south east Texas. Looking to have metal roof installed with an air gap, spray foam attic roof, replace 20yr old ac system, add whole house dehumidifier, and replace all the flex duct with rigid, or much as I can. Then garage is going to get a boost with a mini split system.
    Glad to hear that you able to run a basic single stage system and save some money. I didnt know they made more expensive 2 stage, variable stage systems along with higher price replacement parts to go along with these until I started researching.
    Thanks for the reply back on email. I can cross out the 2-stage system. All this work, should be just fine with a single speed setup.

    Hopefully this gives perspective to your Florida electricity rates--> Current Tier 1 (avg less than 15 kwh/day) rates for Pacific Gas and Electric in California are: Peak (4pm-9pm M-F) = $0.4195/kwh, part-peak (2pm-4pm M-F, 5pm-8pm Sat/Sun) = $0.3743/kwh, and off-peak (all other times) = $0.2974/kwh. My net usage for last month was 216/kwh (it was warmer than average this summer), and that cost me $118.50.

    Congrats on lowering your electric bill and having it at a reasonable level.
    Just over 8 years ago, I leased 14 solar panels for $4000 with a monthly payment of just under $18. My manufactured home is 1100 sq. ft. in Prescott AZ. The summer temps. range from 80*-104* and I run my A/C nonstop along with multiple ceiling fans. Last month my electric bill was a whopping $4.53. Before solar panels, it was $100/mo. Consider solar panels with all the free sunshine in Fl.

      I think you are saying you purchased solar panels - the price was $4000. Your monthly electric bill is normally $100/month ($1200 / year). This means you break even in 3.3 years. Is that good or bad? Many people try to break even in 7 years because they compare with stock market returns of 10% per year (10% / year doubles your money in 7 years). A 3.3 year break even is the same as "making" 22% return, so that is much better than the majority of people and a far higher return than the typical stock market returns.

      You see the gassing off concerns, that's due to hiring inexperienced installers that don't properly mix chemicals. Not a concern for me as I hired a reputable company that's sprayed several friends homes and barns with zero complaints. The other concern is the fire factor. You can get fire retardant mixed in or spray the foam after the fact with fire retardant. I can't keep mine lit with a butane torch, I showed that in one episode. So no I'm not personally concerned.     I live at 8000 feet elevation in the mountains Colorado. I spray foam my house that I built. Now my home is only 1200 ft.² but my electric bill in the winter time is $42. Now I have in floor radiant heat extremely efficient. No need for air-conditioning because it’s elevation. And as some other folks have mentioned no spiders, hardly any bugs at all Unless I leave a door open. I’m definitely using it on every other house that I build. You can’t beat it plus it makes the structure way more rigid.

    4600 sq ft house in Virginia for July's electric bill was 1181 kw. On a 5 ton single unit No trees around the house to help cool it. My electric bill was higher because they added a $42 fuel surcharge to my bill which made it $170 bill total. I typically average $90-95 per month for a rolling 12 month period.

      Your doing extremely well. Most people I know here in the constant heat of Florida average between 300-500 a month for electricity. It's hot all day and all night here.
