Whilst cycling along the street in the area, I met a builder who was constructing a house. He told me that it cost about 4,000 per m². I think depending on the different materials used and the type of foundation, the cost can increased. Thailand building code for simple house is not more stringent than Myanmar. For example, once the columns are erected, it is usually not tied with beams at the ceiling level. It is connected by steel trusses which is not an integral part of the building concrete structure. The good point of building construction in Thailand is that there are many companies that sell building materials. Moreover, concrete can be ordered directly from the batching plant. I believe the contractor is the person who can make it more costly than the fair price for construction.

Look I’ve lived in Thailand for about 8years now and I work from home I nearly bought a house twice however why build and stay in the one place when you can move around and pay rent and get what you want if your happy to stay in a village or small town go for it.Just in my case I live in Chaing Mai now was in Phuket in Kata before that I was in Bangkok and rent is cheap and not stuck to one area like I said it’s all depends what your looking for and your budget.Also this is not about Thailand but very similar in Indonesia which I lived for 2 years I was renting in Seminyak for a $120 Aust a week I had my own private villa 250square ft I had my own private swimming pool a good size 2 Air Con 1 in my bedroom and 1 in kitchen/ Lounge room.I have to say your money goes a lot further in Indonesia everything is cheaper for instance a pkt of cigarettes is $1.60c in Thailand 1pkt is $5.80 nearly 4x cheaper all food and shopping is cheaper.However I prefer the Thai way of living both are great just depends what your budget is like this house would be $20,000Aus which is still very very cheap but your stuck in one place perhaps if you want to retire it’s a good option but if your younger 25-50year old don’t think staying in one place for many many years is not such a good choice plus Thailand has very difficult laws for westerners to buy house and land there’s a hell of a lot of hoops you must have biggest one a Thai wife love to hear back from a few people on my thoughts I’m just saying my experience.

Yeah, just rent. You can pack up and go at a moments notice. However, at that price, nice to have a home base with people around that care about you. I would never do it because of all the red tape
It’s always good to have a dream.. gives you something to strive and hope for. it is hard for foreigners to buy land in Thailand most people will lease for 30 years as that’s the only option unless you have a Thai partner. It’s actually a really great law for the Thai people to own their own land ..unlike my country Canada

Yes you can find a builder and negotiate a price , I'm having my house built for 25,000k in kalasin. Same roof style but little bigger . I had 4 contractors bid for it .they where all in 60k to 70k. My wife's brother in law in udon his friend, so now we are 5th house to be built. You just got to do so leg work and negotiating, and watch out for sharks, I coached my wife to negotiate with them, over there 2 different pricing..
I would have to say once you’ve got everything in writing the most important thing is to be there in person during the construction that’s where a lot of the horror stories I hear come from is the shoddy workmanship if you’re not looking

I had 4 contractors bid , not I sign with a builder from udon he's next door to my wife sister . I'm a superintendent in a commercial building company in Phoenix Arizona, I have a month and half of vacation no time to be there , so my wife and her brother in law will be there and live video taping daily..stay safe and have a great day..

There are two countries I could live in besides the US. Thailand and New Zealand. I can't live in a place that I can't own the house, so Thailand is out. New Zealand shakes too much so I guess we'll stay in Florida.
.....oh one more thing. That plumbing for the kitchen sink, it should have a plumbing trap. No drain comes down to form a “L” shape. Plus it would be Interesting to see the water supply lines. Change my price establishment $9,000 USD tops. Especially because it has a cheap flat roof!
This is our neighbour he did all the work himself with the help of a couple other people he sourced secondhand materials whenever possible this is not a typical price for a foreigner to build a house in Thailand this was built on land he already owned so that is not included the price is accurate to what he paid to build it himself
It’s pretty much impossible for foreigners to own land in Thailand you can own a condo. My advice would be to come over, travel around and rent. See what areas you like before making any major purchases.
Just my opinion but I think the average Thai people don’t use air conditioning. As this was built by a Thai man on his own property there is no air-conditioning but you could add it to your own house no problem here
That is a mad price, I could buy one and use it as a holiday home/ rental. The hoops one has to go through if your not Thai for me is not worth the effort. Rentals are cheap as chips and you have the benefit of changing locations whenever you want. Politics in Thailand, they can change the rules as they please and even kick you out of the country. It is not stable enough for me to invest a lump of money in property. I wish you continued success. M

Keep in mind this price does not include the land this is a Thai man who built his own house on land he owns. Foreigners cannot own land though you can lease land and build a house on it. I strongly recommend renting to every foreigner who comes to Thailand. If I give you any advice let it be this ‘ treat Thailand like a giant casino and only bring what you are prepared to lose’

my home cost a lot more than this to have it built, which shows you how friendly smiles are deceiving. 13 years later I am about to be kicked out of my own investment. as there is nothing more to gain out of me, it cost me 150 000 Australian including the dam and fencing, still I have to maintain the repairs. of builders' fuck ups, no guttering or insulation. plumbing is replaced, salt damp, as for the freeloaders they never maintain the property. I have learned a lot about Thai culture, they expect to get paid for cleaning their own bathrooms. you did good! congret
That’s because it is a Thai man building it on land he owns. He also reused and recycled as much as he could such as the windows and pot lighting. As he did most of the work himself it kept the cost down... a foreigner would likely never be able to build a house this cheap in Thailand

I had a travel agency take the money without buying the plane ticket, basically she stole hundreds of thousands from a lot of people . Anyway I went to court early this year to arrange a payment plan and this happened 6 or 7 years ago.

That’s about normal for a foreigner price I would say 200,000 baht for the land (1rai) and 800,000 baht for a house seems about right
