My parents lived there from 1980 to 2000. We visited many times. If the park was kept up it is a nice place. There are nice walking trails. Where my parents lived there were cows on the other side of the fence in their back yard.

Before I was an old man, retired in a trailer park. My first job in the manufactured housing industry was at a Palm Harbor homes retail center. as long as they can make neighborhoods like this with homes just like this with garages and allow you to own the land that the house sits on so you do not have to pay ridiculously high lot rents. they should sell quite well in fact I imagine they would sell better than regular homes due to the affordability especially with the market the way it is today. almost everyone wants to have a garage these days owning a home. otherwise without a garage people are more likely to get a condo or Villa. because when a manufactured home has a garage it doesn't look like it's manufactured it doesn't appear to be a mobile home and technically it's not mobile anymore. which means it would attract more people more investors and the banks would be more apt to allow mortgages. plus they will always have a higher resale value. then that of a manufactured home without a garage. it's just common sense. and it just looks a whole heck of a lot better all the way around.
I get where you are coming from. Community living isn't for everyone, but there's no shortage of happy residents. If lot rent is 6-7 hundred dollars monthly, you have to consider that it includes; $100 worth of lawn care, $50-60 worth of water and trash collection. Property taxes. Security. And most community members like to take advantage of free amenities... Pools. Fitness centers. Pond fishing. Dog parks. Billiards. Driving ranges. Golf courses. I know that a lot of people have no interest in these perks and activities and like I said, it's not for everyone, of course. Thanks for watching!

They'll cut the grass but they'll charge you a penalty fee for it plus a lot of parks also have an additional association fee. And they also have a tendency to constantly jack up the lot rent. Plus most communities that have a golf course charge an extra Golf Course rate that can sometimes be in the hundreds so what starts out as $800 a month quickly goes way above that. So the drawback is when people want to move out they have a hard time selling their home because no one wants to pay those fees especially for a used house. They would much rather apply that monthly fee to a mortgage. Back in the day when these Parks first started I'm talking way back in the 60s and 70s lot rents were very affordable so it made it worth every penny. But not now. And when you have special amenities like swimming pools Clubhouse golf course then there are also special assessment fees that can also be very expensive. There are however still some communities out there that guarantee the lot rent will not go up or will only go up a certain percentage. But I still advise people to do their homework before even putting down a down payment or deposit because many times you cannot even get your deposit back. Even if the home has not been ordered. Now if you're the type of person that just so happens to have well over $200,000 in the bank and want to pay cash for your home and don't have to get a mortgage. And would never have a need to refinance and don't mind paying in excess of $800 a month then so be it just make sure that that's something that you can do long term. And be prepared for that $800 to constantly constantly go up.

Garages on the front of homes is so unattractive! Stick built, modular… doesn’t matter.. a big ol garage door on the front of any house is uggh.
