This doesn't show the real reality of the rental scene in Bangalore currently. You should have reviewed the rental prices for Bellandur area. Where the owners are demanding 50k for semi furnished 2bhk, which totally insane and no one can control them

I think this video is completely bullshit. Is not relevant to the current scenarios. I am paying 26K for unfurnished house. It doesn’t have wardrobe, gyser…not even a door bell; couple of light bulbs are also not available.

Now Avg 2bhk near IT tech park is between 40-50k (like whitefield/sarjapur and nearby areas) which was around 20-30 before 1 year.
Bangalore real estate is on fire. These owners are asking like anything which is not logical but still hardly any flats are available nearby Whitefield areas for rent. For 1BhK they are asking something like 18k-25K which is not in a society.

Im a Bangalorean and yes rents have gone insane. The rents had reduced drastically in the pandemic and to make the losses up, landlords have increased it to insane amounts and once increased, they will never come down.
For most IT people my suggestion is to rent in other areas if you have flexible work. As in if you only have to go to office once or twice a week. Save on rent and travel once or twice. No point staying close to office and pay huge amounts if youre not going to office regularly.

This is so detached from the reality of the situation. the majority of tenants in Bangalore cannot afford houses in societies and apartment complexes.
Water scarcity is the major issue on outer ring road, surviving on water tankers. So consider this cost too.
All very relevant and valid suggestions. However, there are certain societies which are in high demand and the landlord gets to almost unilaterally decide the terms as they have people lining up to rent the place. A classic example is Prestige Shantiniketan at Whitefield. So while the above suggestions are generally applicable over a wide range of apartments, some exceptions do apply.
Not sure how the people part of above video have so less rent. I did my finding for almost a month. 2 bhk in a gated society is getting rented on 30k to 45k per month and 3bhk is getting rented on 45k to 65k per month. The rent are usually higher for bachelors. For family the rent can be negotiated. Independent apartments and buildings have fairly less rent, 20k - 25k for 2bhk and 25k to 35k for 3bhk. I am surprised hearing the low rents mentioned in the video. Either they are staying in those flat from pre covid era, or landlord is a NRI and don't care of rent much.
Looking at issues in renting flats in Bengaluru, I feel Pune is much better. Most of tenants here are paying 2-3 months deposit. And flat owners in Pune are very much cooperative barring some exceptions.

True but what about basic infrastructure like roads. Pune roads are the worst in the entire country. Even state highways are filled with potholes. You wont find a 30 meter stretch without Imbalances and potholes

This video focuses on those people who pay rent as an average 20-30k per month. There are lots of people who pay rent around 8-10k with a 40-50k deposit. Bangalore is an expensive cost of living place but it also offers a bit of a lesser rent with furnished houses. Just the tenants should search and ask the nearby shops. They search online and say "Bro, getting a house for rent in Bangalore is very tough coz of the expensive rents and difficult to find one". These people are lazy to go and find one for them"

Make sure the owner should be trustworthy. They used to cut a lot of money from your deposit when u move out. Also, make sure to take back your deposit before you leave the house. Had a very bad experience.
Yes true,,we paid 1lak deposit ,,aftr 4mnths due to some prblm we planned to shift ,he duducted😢60000 sayng smtng and all,20000 1mnth rent ,but he deducted ,2mnths rent

one month rent is deducted from deposit towards painting when one leaves apartment. This rule only in Bangalore experienced in Marthahalli and Bommanhalli not mentioned
Make this video again at this point of time. Bangalore owners are looting the tenants.....ransom rent hikes happened....my friend rent has increased from 26k to 40k in a year. Owner are forcing to increase the rent or leave the house. Maharashtra has made rent agreement standardization but this is not the case in Bangalore

Who should borne the cost of preparing rent agreement? Tenant/ owner?
With some owners the fixed clause of increment doesn't work. They will intentionally make themselves unavailable and later will tell you rental agreement is lapsed so either pay new rent or move out. And one doesn't have time to put a legal fight with the owners.
Until someone sue some owner and set an example, this is not going to stop. Make notary and registered agreement with police verification. If owner don’t follow norms after agreement it will be much easier for you to raise FIR in local police station and consumer court.

rent agreements are not enforced anywhere in Bangalore, especially if you are not native Kannada the rent agreement is pretty much useless. Most landlords will openly say go and file a police complaint because they know nothing will happen. Why waste money on lawyer then.

Most of the houses in Bangalore do not deserve the rent the house owners are demanding. Its all the north Indians, because of whom the rents have gone up. The northies never negotiate the rent hardly. They just get settled for whatever rent the broker is demanding.

Please make a video showing a comparison of buying a flat and renting and leasing a flat in Bangalore. Including maintenance and other miscellaneous costs. Renting an apartment also involves, 5-7% increase every year. No one talks about this one point.

Why must the tenant pay the maintenance? The rent they Pay is more than enough.

Yes you get your deposit back after some deduction for repainting the whole house and cleaning or repairs if any damage but get that clearly mentioned in the rent agreement about the terms or amount of deduction.

It's too expensive to live in Bangalore. Other cities such as Pune and Hyderabad is way better Otherwise we would end up spending all our hard warn money in rent.
5 to 7 people do co live in 2 BHK, and these people are ready to pay double rent, now all land owners are demanding same rent because. Family people are suffering now to pay rent

Very sorry to say. But your rent figures are completely wrong. I have searched in Bangalore for at least 2.5 months within a radius of 10km but could not find anything decent enough below 30-35k for 2bhk. 3bhk is completely outside budget and can't even think of renting it.
