The S section (down Seminole Woods south of 100/moody blvd) is a lot more relaxed and chill as far as hoa and nosey neighbors. Going from like the B section to the S section, it feels like a different city!
Wow, if you think Palm Coast has bad traffic you certainly do not want to move to most areas of Florida. Maybe you should consider some hick town in the middle of Florida if you are looking for little to no traffic.

Without homestead exemption. It's 50k off your taxable value. So on a 500k home you can adjust about 10%. The property appraiser has a tax estimator that can better guide. You can add the homestead and other exemptions as well.

You put out some inaccurate information about Palm Coast. We live in the little gem of Palm Coast, Hidden Lakes. We have sidewalks and street lights and low HOA fees in comparison to other HOA's in Palm Coast. Our taxes are under $4,000; so, your averages for taxes are not very accurate. We love living in Palm Coast; when we have visited St. Augustine and Daytona Beach, we are very glad to get back to Palm Coast, less traffic, less hassle. Twice we have been caught in traffic tie ups in St. Augustine where we sat for over an hour stuck in traffic and these two times were not in the touristy downtown area. I agree with on one thing; I am not impressed with our local government. Multiple serious financial mistakes have been made by the city that have cost the taxpayers money for the long term.
Hey Lyn. Thanks for your comment. The HOA you live in is outside the norm for most palm coast neighborhoods in regard to streetlights and sidewalks. The taxes are based off how much you purchased your home for. If you bought several years ago and homestead your property, then your taxes are more reflective of when you purchased vs. the market price today. 😀
They have 2 hospitals by Advent health. It's one of the biggest employers around. But you do also have options throughout NE Florida. They have the Mayo clinic in jax

Does Sabel estates include the realtors commision on price ? Or should i expect to pay more than i see on zillow ?
The price is paid by KB Homes and is baked into the price
