You are missing an element to give the party an incentive to split up. This really helps create tension and without that, the party will just stick together and overwhelm the xeno through action economy. The xeno gets 2 actions but a party getting 5 actions, causing knockdowns and pins, will overwhelm a single xeno. The game's true horror element is in stealth mode with a xeno stalking the party when they split up and ambushing vulnerable members.
