@@justinbarker6333 Pools are commodities,and like every commodity it follows supply/demands.Right now they are very sough of and short in supplies so the prices are high. However smart shopper knows when to buy and when to sell. This year(and maybe next to extent) is "selling" time ;)

Thank Louie - The HOA doesn't allow a privacy fence but in 2 years, the landscaping will screen the neighbors homes and views.

Simple pool of that size shouldnt cost more than 40-45k$... but alas everything else add up very steeply.

Here in SE TX this pool should be in the $150k range. Even with pandemic pricing factored in.
