Kristina this situation out there is getting completely out of hand. As we chatted before all the marginal supply ie foreclosures, forced sales and bankruptcies have been pulled from the system. I live here in Toronto and our housing bubble only compares to Hong Kong. Our market is the second most expensive market in the world. This would be cool if everyone was making a million dollars. The market here has become a blood sport between sellers, buyers and the agent cooking the cake. How long can this go on? Are we destined for a super crash? We have crappy townhouses in the crappy suburbs selling for a million dollars!!! The lenders are financing anything. I believe that the government has made a call to the lenders to keep money going at all costs. We have on paper 11% unemployment and another 10% of people on a government wage subsidy so basically 20% unemployment. It was always bad here but I am so afraid for what is going to happen in the spring. Crazy is now even crazier.
Me too. I'm really astonished about the fact of HOA. To be honest HOA are one of my biggest fear. All the facts were little but more or less known of but when I scroll through Zillow I forgot about them and get all excited about what's gonna happen if I buy this property. 😂😂😂 Thank you so much for this vedio learned and relearned a lot of things. Excellent information - from a former realtor and land purchaser. All considering buying property or farmland should listen to every word of this video. One thing I would add: although sometimes difficult if the tract you are considering is large, try to walk the entire property - or use a low flying drone - looking for debris. In the 'old days' it was common to discard everything on your own property, including hazardous waste, oil, etc. Some folks even paid farmers to take their waste. Look for drums, and such. It could cost you, the new owner, a hefty sum to remove if discovered after your purchase. Also, drive around/drone to look at the adjoining properties - if there was once a small plant and they discarded their waste underground, it could be leaching into your ground water. Same thing in areas where fracking has been done.
Also if you are buying land in the country, and you are not from the country, make sure you find out what animals are in that area and be prepared for the reality of country living. I’m a city girl (N.O.) and moved to the middle of nowhere (northern cenla) 25 yrs ago. and I had no clue that I would have to deal with coyotes and wild hogs and owls killing my cats. Thankfully my husband is from here and could take care of stuff and warn me. I thought how cute the wild hog family was in our yard until he told me how dangerous they were and then our 8yr old was but by a copperhead snake. Still love it over living in a city or suburb, but the reality of it was somewhat different than the expectations.

I’ve purchased land a year ago to start beekeeping and I had to do detailed research on every option I found in the market at that time until I found “the one” for my specific interest. My advice to all of you thinking on purchase land is this: know exactly why you want land for, don’t just follow what’s trendy but have very clear the what for, why, and for how long questions answered before buying land, and call all the county/city/ state offices you need in order to meet your needs because the people involved in the transaction (owner/RE agent/investor) not always have all the info available, and let’s be real, they just want the $
As someone who is soon to be married, I hate how expensive first time homes now are in Arizona. $350k for a decent one. I’d love to buy a few acres of land outside the city, get a tiny home on it for around 100k, then slowly build our own bigger family house on the property and have some horses.
If you live in a Coal Mining state like we do check for Subsidence, KY has documented pretty well where all the coal mines are so the land may be OK for farming but not building upon. There are several buildings that were started here and they had to walk away from, Walmart being one of them. When buying a home they have to disclose if the area is subject to Subsidence.

Same here. Given I don't wanna pay $30k more than what a house is worth because it has multiple offers, I am back at considering buying land and building with a single close construction loan. But do I need to do soil sample, perc test, GeoTech test and survey for every land I am considering buying? I don't have that amount of money. :'(

Priceless information Kristina! I just wanted to mention that buyers may also need to check out the water rights on the property. This may not be included with the land, and it could be more important & more valuable than oil. Adjacent lakes, streams, or even water beneath the land could be off limits to the land owner if they don’t have water rights. I hear that there’s some places in the USA where even rain barrels are not allowed😱! If you have more information about securing water rights when purchasing or leasing a property, could you please make another video on this important subject? This may be a nightmare for any buyer’s intentions; Residential, Agricultural, or Commercial. Thanks so much for sharing 🙏!!
Great video... watching from Arkansas.. Also don't forget about a septic perc test. Up north like in the East cost, lots of land has been used for 200+ years and lots has "land fills" on it, as in trash... make sure to get a waste environmental assessment take sure you're not buying an old land fill..
I've known people that bought land that had no public water, they assumed they could dig a well, but they went way down, and no water. We own land, inherited, in the mountains, and it had no public sewer, and we couldn't find anyone who would put in a septic for us b/c it was on limestone, required blasting, not even the person who gave us a quote and told us he could put in a septic tank on that land. We didn't want a composting toilet or the other alternatives (outhouse).... If you don't know what you're doing only buy improved land, land that already has sewer and water...you'll pay more for it, but you won't lose your shirt.
Also use Google Earth to see what the neighborhood is like: Are there junked vehicles / trash in neighbor yards or other concerns? Sometimes the maps are old, so check the copyright date. If old, it may be better or worse.

Alittle off this subject but we have heard a lot lately about someone being able to file a quitclaim deed without you knowing it. What or who do you suggest a homeowner do to protect title on our home? Also, we have heard some horror stories with homeowners ( who did a previous re-finance) find out at closing it was sold to a third party and this unknown third party walks with most of the equity at closing. How do we protect ourselves in these perilous times? Thanks so much for your educational videos!

I do architectural work and project management, tips: check for pre-existing prevailing Deed Restriction s, check Platting requirements if wish to subdivide, access easements, and check for detention/deainage requirements and utility availability.
Disposal of sewer waste is mandatory on every property with a home or business. However septic tanks are often not allowed near reservoirs lakes rivers other bodies of water etc.
I have been looking in PA for a house and 10 +/- acres for 1.5 yrs. Many of the places I liked but passed on did not include OGM rights. Some sellers would convey for more $ but it wasn't worth the price . Surface rights are something else buyers need to verify. I have learned a lot from your channel in the past two years. We found 12 acres in a “free state.” It’s close to shopping, close to trauma centers, on a lake, with our own pond, we own the mineral rights, with a forest on part of the land and Forrest state land to the rear, so no development around us. The other 2/3rds of the land is open pasture and no brush removal nor tree removal necessary. It’s pristine. The seller had electrical and water installed on the property. It’s really “turn key” land in a no-flood zone. There’s no HOA but there were some deed restrictions that we absolutely love them all! It keeps the riff-raff and trash out! The price was a little higher than what we preferred, but with the lake and pristine quality of,the land, we couldn’t pass it up! You get what you pay for.

How do you extend out the time to get all of these surveys and tests? And after these tests what happens if you decide it won't work for you? I think all of this is important but I don't know how it would work if someone else was not willing to do any of this and was ready to buy it cash. It's looking more and more like a land-smart real estate agent may be needed. I wouldn't want to pay money for these tests, surveys and other only to have the parcel get away from me.

I am so glad I found your channel!, in a few years I’m selling my home staying in the area buying land and building a modular with a full finished basement!
When I was a kid we rented a home that had a mile long driveway. That also had another home on it that we had to go through to get to our home. It was fine until those owners sold the home. Even though there was an easement to our home and they new this before they bought it. Afterwards they decided they didn’t like this. They then put up two gates on the driveway and opened it to there cows. This was of course past there home so only we had to stop and open them to get home. As a little kid this was so scary to have to go through these cows As we were dropped off from the school bus to walk home. There was a bull that would chase us and nearly caught us once. I hurt my leg pretty bad trying to get away. My parents complained to our land lord. He at first didn’t want to mess with it after all it didn’t after him daily. After I was hurt and my dad threatened to sue all of them. They finally removed the gates and fenced back up the cows. It was such a crazy situation. We were one family and never bothered them. They just wanted to be a holes. We were really little kids that bull could have easily killed us. Why they wanted to be like that I have no idea. But just goes to show what can happen.

I enjoyed your educational video. Your information can be very important. 8 I am wondering if you have a checklist? As we find land we go to that checklist. What would the first thing we do as we find land that does not cost an arm and a leg. Step one step two step three step four we walk the property type thing.
No setbacks here in Michigan on my property. I called and asked what set back do I need for my shed. The inspector said you are in an unzoned township so you could put it right on the property line if you want.
Now I know purchasing one of those ranches can not only be a life long dream but a worse nightmare. There are plots which include national forest and grazing lands - what about them ? Also Kristina can you please share some lights on beaches - there are tonzz with private beaches are they safe to buy or is there a twister waiting there for after the sale ?
It may sound a little crazy, however you also need to check water rights. Especially if you intend to put a well in for water, or if you have a spring, artisan well, stream, river, pond or lake on or going through a property. I think I covered everything.

I have been questioning a piece of land for the past few months. It is considered agricultural land, but the listing agent said the water that is there for a personal well is contaminated. She said all the wells in that area have bad water. I'm a little turned off by this, because I would prefer my own personal well.
What about restrictions on putting multiple homes on a piece of property? Say you buy 100 acres and you want to rent out some of it for family or friends to put tiny homes on. Is there something specific to look out for that would restrict this?

There's a difference between going "off the grid" vs "grid independent". For example, Supplemental Solar and/or geothermal alternative. It was during the Reagan administration that a federal law was passed REQUIRING utilities to pay homeowners who ran their electric meter backwards. Basically, making themselves a contributing part of the grid.
I would be super careful, Tom has a very valid point, Tax assessors are starting to use drones and GPS to verify properties and what structures are on properties, even in the most rural areas. I few years back a bunch of people got hit with a huge tax bill when the drones got to working.

USA is supposed to be the land of the free, but government tells you what to do with your own property that you paid for. It shouldn't be called "buying land" if you can't really own it, and by practice, you don't own it because ownership means control.
What's the lowest realistic price for ~4 acres of land that has access, will pass perc test, is not wetland, is zoned correctly for building a home, all the basics that you talk about. If I was willing to wait a few years and look around, how much money, just bare minimum, would one need? Is that possible in the ~20k range? Only in the 50k? Even more? I know it varies all over the country and you can't give a solid answer, but just a vague idea of some rural land that's decent and on the up and up, pretty much anywhere.
I keep coming back to these vids. So much to learn and wish I could Like 100 more times. Still looking for the right property but am too far away from where I want to buy. How do people do this long distance?

Many rural places have the federa zoneing l requirement that you must buy at least 35 acres for you to be allowed to build a home on it... also required is a home lie built the same as all the other homes in the areas...tNO trailers modular home tiny homes allowed in many if not most places...
Is there a way to find rural lots with new construction homes already built on them? or even already developed rural land that's not part of a subdivision where you can build your home on?

It's depressing. Every year it seems to double or triple. How can anyone afford homes? It's like a pyramid scheme.

When I was a kid we rented a home that had a mile long driveway. That also had another home on it that we had to go through to get to our home. It was fine until those owners sold the home. Even though there was an easement to our home and they new this before they bought it. Afterwards they decided they didn’t like this. They then put up two gates on the driveway and opened it to there cows. This was of course past there home so only we had to stop and open them to get home. As a little kid this was so scary to have to go through these cows As we were dropped off from the school bus to walk home. There was a bull that would chase us and nearly caught us once. I hurt my leg pretty bad trying to get away. My parents complained to our land lord. He at first didn’t want to mess with it after all it didn’t after him daily. After I was hurt and my dad threatened to sue all of them. They finally removed the gates and fenced back up the cows. It was such a crazy situation. We were one family and never bothered them. They just wanted to be a holes. We were really little kids that bull could have easily killed us. Why they wanted to be like that I have no idea. But just goes to show what can happen.
I was stampeded by cows at 5. Barely made it under the fence before they trampled me. Very frightening.

8 I am wondering if you have a checklist? As we find land we go to that checklist. What would the first thing we do as we find land that does not cost an arm and a leg. Step one step two step three step four we walk the property type thing.
No setbacks here in Michigan on my property. I called and asked what set back do I need for my shed. The inspector said you are in an unzoned township so you could put it right on the property line if you want.
Now I know purchasing one of those ranches can not only be a life long dream but a worse nightmare.
There are plots which include national forest and grazing lands - what about them ?
Also Kristina can you please share some lights on beaches - there are tonzz with private beaches are they safe to buy or is there a twister waiting there for after the sale ?

It may sound a little crazy, however you also need to check water rights. Especially if you intend to put a well in for water, or if you have a spring, artisan well, stream, river, pond or lake on or going through a property. I think I covered everything.

I have been questioning a piece of land for the past few months. It is considered agricultural land, but the listing agent said the water that is there for a personal well is contaminated. She said all the wells in that area have bad water. I'm a little turned off by this, because I would prefer my own personal well.
If the water is contaminated, then the soil might be too...

What about restrictions on putting multiple homes on a piece of property? Say you buy 100 acres and you want to rent out some of it for family or friends to put tiny homes on. Is there something specific to look out for that would restrict this?

There's a difference between going "off the grid" vs "grid independent". For example, Supplemental Solar and/or geothermal alternative. It was during the Reagan administration that a federal law was passed REQUIRING utilities to pay homeowners who ran their electric meter backwards. Basically, making themselves a contributing part of the grid.

bad advice , counties now use drones to map , your hidden gem only exists in your mind , don't be surprise when you hear knock knock on your door

I would be super careful, Tom has a very valid point, Tax assessors are starting to use drones and GPS to verify properties and what structures are on properties, even in the most rural areas. I few years back a bunch of people got hit with a huge tax bill when the drones got to working.

USA is supposed to be the land of the free, but government tells you what to do with your own property that you paid for. It shouldn't be called "buying land" if you can't really own it, and by practice, you don't own it because ownership means control.

What's the lowest realistic price for ~4 acres of land that has access, will pass perc test, is not wetland, is zoned correctly for building a home, all the basics that you talk about. If I was willing to wait a few years and look around, how much money, just bare minimum, would one need? Is that possible in the ~20k range? Only in the 50k? Even more? I know it varies all over the country and you can't give a solid answer, but just a vague idea of some rural land that's decent and on the up and up, pretty much anywhere.
I keep coming back to these vids. So much to learn and wish I could Like 100 more times. Still looking for the right property but am too far away from where I want to buy. How do people do this long distance?

Many rural places have the federa zoneing l requirement that you must buy at least 35 acres for you to be allowed to build a home on it... also required is a home lie built the same as all the other homes in the areas...tNO trailers modular home tiny homes allowed in many if not most places...
