You just put out a video that said alway write “ inspection contingency” on the contract but on this call you tell the seller your buying “as is”? Which is it? Also, Very bad business to agree to let a seller live in the property after the closing, even for one day. If that seller for some reason doesn’t get out as promised you could be in for a long, expensive, eviction process.
You are buying it as is….. but you can’t just buy properties with no inspection period you’d lose your ass real quick, let’s say there are unexpected repairs you never considered or a lien that comes up later ect. You need a time frame to pull out. Also if you are not buying it and are wholesaling you need a timeframe to be able to assign the contract without being locked into the contract and losing your escrow deposit. Also it’s pretty easy to evict a former owner once you are the new owner, there is no lease in place it’s not like evicting a tenant. Completely different scenario.

When you wholesale a property you are dealing with cash buyers. And you know nothing about evictions. Your answers make no sense.
Once you get it locked under contract with the purchase and sale agreement you need to find a wholesale-friendly title company and open escrow. After that you’ll want to find an end buyer to assign your contract to with an assignment agreement. Once the date of closing arrives, the title company will complete the transaction and will cut you and the original seller each your check and then will provide the title to the end buyer.
