Don't buy a DR Horton home. I'm a construction manager in Arizona for 28 years and I can tell you no reputable Builder would treat a customer like this. If the home wasn't ready at closing time we would have made it right whether that be put them up in a hotel and pay for all storage and food cost Etc. I feel bad for her but you cannot close on a home if the condition is that bad. Go straight to a lawyer. Of course the realtor wanted her to close so he could move on and get his commission. I'm sure he told her "its under warranty, just work with them to get stuff fixed". I've worked with enough realtors to know that you need to not always take everything they say as gospel. In the end it is YOUR mortgage, YOUR house, YOUR mental wellbeing, and YOUR money on the line. Once you close the realtor gets their check and moves on from it and you are left to deal with whatever the situation is.
This is standard operating procedure for DR Horton. Everyone in our neighborhood has the blue tape for at least a couple weeks until the subcontractors get back. With this system, you are taking supervisory responsibilities away from the overworked construction superintendents and DR gets their money upfront (hell of a business plan). I still have unresolved fixes from 2 months ago. Quality of the subs is poor and you are supposed to accept it and supervise the fixes. It all works itself our if you are patient and ok with paying them first then waiting and waiting.... sad thing is, its still cheaper than a 10 year old preowned home
They do this to everyone. I have yet to have my 1 year inspection warranty fixes, and I've lived in my home for 4 years. My realtor did the same shit to me!
I purchased a DR Horton home in SC. My home flooded due to improper plumbing installation. I've been displaced from my home for coming up on EIGHT MONTHS!!! DR Horton completely ghosted me until a few weeks ago!!!! DR Horrible! They are DESPICABLE!!
Twenty five years ago, I worked in the office for DR Horton. They had many unsatisfied buyers back them too. And honestly, Im surprised they are still in business! In addition to the homes being poorly built and managed, they are generic!
I think it is highly dependent on the area / division you are buying from them in. I work for a subcontractor that does a lot of work for D R Horton in the Coastal Carolina market and while I have seen my share of minor issues, I have never seen or heard of anything to this level happening in any of our markets.
Path to recourse is almost non-existent. Dealing with similar issue. County can't/won't do anything. I hope to see laws to protect consumers from shady builders and their practices.
Lol I encourage any people looking to build a home in the area to stay away from D.R. Horton. I know they must have homes out there with no issues but I have heard so many issues that I would never buy a home this company built. Mainly because when there are issues you have to fight tooth and nail to get them to treat you like you should be treated. They are going to fight so hard not to reimburse this woman anything that they owe her.
Be very careful with builder, when you gave them the down payment as deposit, they will ask you to sign a unfair contract. You would not able to get out of it. Be very careful. Most of the builder didn’t finish their house bullied the buyer to sign to close. Cause you already signed the contract and gave them down payment. Our Buidler didn’t even finish before they threatened us to close. It’s TM.
So much of this should have been addressed during the build and not at closing. If your framing has warped from being exposed to water for a prolonged period of time, and the builder is moving on to insulation and drywall, then it is pretty clear they do not plan on fixing anything.
I also had issue with dr horton. Bought fresh new home from dr horton and in a month my pipes were blocked and had small pellet rocks in pipes. Notified dr horton but seems no one care to solve the issue. The sub contracts they keep us waiting and waiting and when they showed after a month or two they never do a permanent fix they blame builder dr horton. While dr never check with customer wether issue is resolved. I had 1year warranty ticket created its now more than 6months no one came to check the issues. Very bad service once home is sold they don't care.
Where is Morgan and Morgan when you need them? I am sure that they have the experience to take on a major company and make every billable hour they can.
I'm a general contractor and a word of advice to anyone looking to buy a new house. Never buy a DR Horton home they have been building thrash since the early 2000's and these homes are literally falling apart. The title company should of never of closed on this. There is no way it had a CO issued in that condition and if it did I'd sue the city inspectors office. Either way she needs to contact a lawyer because there's a list of people for her to sue.
How the hell did they pass the county/city inspection??? If they can close with a skeleton house im not sure if that house is safe to live in. Get the lawyers this is wrong every step of the way
SHE SHOULD GET ANOTHER NEW HOUSE AND NOT THAT TRASHED HOUSE. REGARDLESS OF WHAT SHE PAID 541K OR 101K. ANOTHER BRAND NEW HOUSE AND ALL THE OUT OF POCKET EXPENSES TOO AND THEN SOME. I WOULD SUE THEM AND THE ESCROW COMPANY.
I own a new DR Horton- my 5 BR 3.5 Bath house is slowly falling apart. I’m so pissed- from the ceiling drywall not screwed into the beams to the water around the primary BR shower pan. As soon as the rates drop- I’m selling it
Wow.. D.r horton .blackmailed her, talk about a knife at her throat. You guys have to share this video. I'm sorry this family have to be at the mercy of d.r Horton's greed. They will never take the responsibility and own up to their mistakes, but continue to pass the blame elsewhere. Thanks to this, my family an I dodged a bullet.
I learned a long time ago if you can avoid dealing with any construction company that uses subcontractors. Subcontractor = scapegoat for the company. Instead of fixing the problem they will blame subcontractors as a delay tactic, and hope you get fed up and quit. If you can buy from or hire companies who have employees, not subcontractors.
Does that exist outside of mobile home manufacturers? Think of all the licensed or specific trades needed. Plumbing, electrical, concrete, cabinets etc, etc
I am familiar DR HORTON. My sister bought a brand new home from them, it was built well to completion with roof , walls. everything. I wonder why they started slacking on quality of their work ? Are they financially struggling and can't purchase supplies to finish the job, if that's the case then should not sell the house and cancel the closing. Give buyer back their money and finish building on the house until completely done. Don't sell a 75 % finished home!
I purchased a new DR Horton home in 2020 (North Texas). Nothing but a solid build. I had inspectors inspect every year for the first three years. No problem. I have an extended warranty. (Garbage disposal replaced at no cost to me). I love my new DR home and it has been wonderful.
She never should of signed on closing. These spec builders are animals and once they get their money, theres no incentive for them to fix anyrhing. Dr Horton has a 1.5 star review on most review websites so buyer beware.
They should have them knock it down and have another builder start fresh. Even if they try to fix the damage there is still going to be mold in the house. That stuff is a killer in any house. Warned a neighbor about mold when he was doing rehab (no respirator) work on his home many years ago. He did not heed the warning and was gone a year or so later.
I have the same problems with my DR Horton home. They maybe fixed 2 or 3 problems out of the 60 we marked on the walk through. The day we moved in, all of the blue tape was still there. Once we were in the home, they made nothing but excuses and lied to my face. They told me its supposed to be and look like it does. I'm not a contractor. I'm also not stupid. The only thing holding up my house is glue and tons of it. My foundation is crumbling. My bricks are going to fall out. The morter is missing, sloppy, & none existent in most areas. I just wish they would take accountability for the homes they built. They had every opportunity to do it right the first time. We get hurricanes and someone could get hurt or worse. I really hope it doesn't take that happening for them to remedy these problems. Well, I hope everything works out and you guys can finally move into a great house.
Dr Horton homes is a multi-billion dollar company. You'd think they'd be able to reimburse her. She would've never had those expenses if they gave her a move in ready newly constructed home at closing like the contract stated. I hope she gets an attorney and sues them for reimbursement plus more. They should've made things right IMMEDIATELY instead of putting her and her family through this stressful situation. I will never do business with Dr Horton. Wow... I can't believe they even blamed sub contractors. Dr Horton hired the sub contractors! They're just projecting the blame elsewhere to not take responsibility. Ultimately Dr Horton is responsible.
I agree with everything you said well. There have been class-action lawsuits with these builders but I do not know how successful they eventually are. Unfortunately for buyers, they sign contracts with stipulations that if they try to sue the builders, then their "builder warranties" will be voided and there will be other legal problems which frustrates the hell out of these buyers as their misery worsens along with their home issues.
Why would one close? Her own fault, period. No sympathy. Just because it cost alot doesn't mean it's a quality build, but looking at that, no way would i close and say, "sure, I want to own this mess".
Absolutely right. Do a pre-closing walk-through and reject it. Let them threaten $250 a day all they want. She *accepted* the problem she has by closing.
They care to get another property tax payer on the rolls. New home, closed, means new taxpayer added to boost the county budget. That's about all they care about.
Probably bcuz they were short on supplies from 2020 epidemic. Shortage on shipments from overseas. Then they tried to hurry up to build when they got the supplies. Doesn’t make it right. I teach my kids, do it right the first time so you don’t have to do it over again. I hope she finds Justice in this situation.
If you are having a new home built - go and walk through it as often as possible during construction, communicate your expectations up front. Insist that your construction manager address issues promptly *during construction*. Keep records of any and all communications about issues during the build. Communicate up front that you will not close on an incomplete home. Of course, it helps if you know what you are looking at and looking for in a new home during construction.
We use to own an DR Horton home back in 2002. New build and was the model. That was the worse decision my mother ever made. House wasnt insulated, floors squeaked and got water damaged when it rained. Wiring was faulty. House was lost to foreclosure because her mortgage wasnt fixed and property taxes skyrocketed.
If I'm not mistaken, DRHorton is building in Greeneville TN and I was concerned because of what I heard about this builder in Arizona several years ago. Pays to dig deep into information on builders before you buy.
Our D.R. Horton new build in 2022 was not this bad, but there were issues when we were pressured to close on a house that was not yet finished. I’ve had to do some work on it myself since the warranty ran out. I don’t like the way D.R. Horton does business and if I had it to do over again, would go a different route.
DR Horton builds some of the cheapest houses available. You can’t buy from them and expect to get quality construction. Having worked for them and competitors, there are often cases where people aren’t happy simply because their expectations far exceed their budget. In this case the house should have been knocked down and rebuilt after the hurricane. You’re better off buying an old house than buying new from DR Horton. Homes they built in the 70s and 80s are virtually worthless so think about what these pieces of junk will be worth in 30 years.
I’m in a new subdivision and I on touch down immediately found some major defects and now most of the subdivision are now installing a brand new roof on a Brand New house after a hell storm that lasted 3 minutes I have severe siding damage (the worst in the neighborhood) I have reached out to DR HORTON but no response I am considering filing a civil complaint against them because this is ridiculous $20000 roof replacement cost minus a thousand dollar deductible But no one has complained about any car damages!! Go figure
What lender allows a closing on an inhabitable property. Technically, the house is the bank’s collateral when a buyer is financed. Some banks refuse to finance a home with exposed concrete floors or not deemed “move in ready”. This lady’s pushed to close on an unfinished property needs legal assistance. Unfortunately, most real-estate attorneys don’t take cases on contingency & are quite expensive bc it’s a specialty.
I’m a spec home builder. I can’t close a sale until every single item on a punch out list is completed and inspected by the buyers’ home inspector. This only closed because DR Horror is huge and strings are pulled for them. I can’t hardly find building lots in my area for them snapping up everything they can get with their buying power. Because of the volume of homes they build some buyers will end up getting the fid. A navy boatswain mates tool for splicing rope into knots etc. It’s long and tapered and used to create openings in the rope to pass the strands through. It would be very painful to have it shoved into your bum. Much like the pain this poor woman and her family must be feeling. They could easily make her whole but won’t raise a finger until forced to. They blow.
How did this house get a Certificate of Occupancy in this county with these problems? How did framing inspections pass??? Where was the owner during the construction process? Looks like excessive water damage in Tampa.. they do get alot of rain.
D.R. Horton is a GENERAL CONTRACTOR, overseeing sub contractors specializing trade building homes. D.R. Horton had failed to monitor, strutize, direct sub's quality of work from the beginning to the end. They own their own responsibility
541,000 - disgraceful work - they won’t sell another home until that disappears from social media - they are gonna need to add a minivan to the driveway to fix this issue - get a lawyer!
"In house" financing from a builder - is that like car dealer buy here pay here, but for houses? Does it negate some of the oversight and protections compared to other types of loans? What kind of rates would you typically see in this? D.R.H. demanded you close in spite of obvious fundamental issues or face penalties, but the real estate agent didn't sound the alarm and got their commission paid? What kind of penalties are normal when you back out of the closing process?
Dr Horton is such a mediocre builder that all it cares about is profits. Poor woman, don’t buy a Dr Horton home because they don’t check on there trades and hold them responsible, always pointing the finger at someone else. Some people don’t have a choice and prime locations keep going up. Shame on you dr horton!! Do the right thing, simple.
We looked at D.R. Horton homes when we moved to Texas and considered buying one. That same evening we saw a report on the local news about several homes in the same neighborhood having major construction issues. Needless to say we went with another builder. 🙄
I feel bad, but most people would be looking at the house daily during the construction process, and you can catch all this before closing. The home does have some responsibility, you never should have closed on this home.
That's ridiculous. Her realtor should have helped her more and she should have hired a lawyer. The realtor didn't do his job. It sounds like he just wanted his commission from DRH (which they pay well to realtors and that's why a lot of realtors like pushing clients to new constructions DRH homes) . I'm confused as to how she closed with a house that wasn't completed and in that condition. Not only should the salesperson from DRH be ashamed but so should her realtor. She needs to sue them both to be compensated and I'm assuming she has to start making mortgage payments as well.
Why did you close if it wasn’t done? DR Horton us known for their issues, but don’t close until the job is complete, that’s fundamental, regardless of what they tell you.
I have watched DR Horton homes go up. Garbage to say the least. Block walls are build on concreat slabs that aren`t even cured yet. They will hire any contractor who is breathing.

Problem is the shady companies donate big money and gifts to the people who make and enforce laws.
Your county inspectors should've failed these inspections for framing and MEP rough. You could look it up on your counties permitting database
It’s TM.
Take them to court
How did the mortgage company even fund the loan? Oh, maybe was her lender DR Hortons "mortgage company" ? This is unacceptable
This is so horrible. It's not acceptable by any standard and I don't understand how this closed.
Where is Morgan and Morgan when you need them? I am sure that they have the experience to take on a major company and make every billable hour they can.
They do injury, not real estate law.
She should sue herself first for being a complete idiot.
@@Steven-en6uuShe should sue you for being a troll!
horton homes has had a very bad record for several years, hard to believe anyone would deal with them
How the hell did they pass the county/city inspection??? If they can close with a skeleton house im not sure if that house is safe to live in. Get the lawyers this is wrong every step of the way
Roughs should've failed lol
You can't expect quality from Dr Horton. That was their first mistake. I walked through their model homes and saw that quality was not their priority.
Sad. But also sad that she paid 500k for an average house. Shame on DR Horton. And shame on her for paying that.
Why shame on her, what did she do wrong check the housing market and see what's happening before u make any nonsense comment
@@wop3asem97 I’m very up with the housing market. She paid 550k for a house that will be worth 250k or less in a few years.
@@jeremybaldwin2840 yes, but she couldn't wait a few years coz she doesn't know when the housing market will crash as everyone is expecting
Don't blame the victim! Buyers are expecting to be shafted by realtors or builders.
Thank you
I am familiar DR HORTON.
Unreal they still keep selling homes when so many complaints on them
Hmmm, I'm still wondering when DR Horton will fix our house that they allowed us to move into when it wasn't even finished during an ice storm......
The drywall guys got more mud on the floor than on the walls and ceilings.
Never ever buy a new house from DR HORTON! You will regret it! 🤬
Obviously.
Jessica, please DO NOT ALLOW them to get away with this...🙏🙏🙏
I have the same problems with my DR Horton home.
How did this house pass city inspections? There are so many issues. Unfortunately when homes are built very quickly. Quality does not exist.
NEVER buy a home built by DR Horton
And you think county inspectors care......wrong!!!!
A contractor said it best... d r horton houses are so friendly, the siding waves on every single one.
It is unfortunate Perez did this to herself and I feel no pain.
500K for a DR Horton house? Lmfao. Peak clown world.
I’m in a new subdivision and I on touch down immediately found some major defects and now most of the subdivision are now installing a brand new roof on a Brand New house after a hell storm that lasted 3 minutes
I have severe siding damage (the worst in the neighborhood) I have reached out to DR HORTON but no response
I am considering filing a civil complaint against them because this is ridiculous $20000 roof replacement cost minus a thousand dollar deductible
But no one has complained about any car damages!!
They blow.
Who is building these things? Crazy.
The cheapest labor the builders can find, regardless of their skill levels.
This sad
Why did you close on this property? This home is not completed
Yeah something about this story is fishy! How in the heck do you close on a home that is not even completed.
Me looking at a new house "So, who's the manufacturer?"
Agent "D. R. Hort.. wait, where are you going?"
When something like this happens to decent people, family people, bettering themselves, it’s infuriating
541,000 - disgraceful work - they won’t sell another home until that disappears from social media - they are gonna need to add a minivan to the driveway to fix this issue - get a lawyer!
Shame on this company!!
Once you ask for reimbursement for all expenses and they say no, you call an attorney.
I was considering buying a townhouse near my job from this builder. I changed my mind…
Love to know who the Realtor was on this.
She should have consulted a lawyer from the beginning, rather than close on that mess. What a nitemare.
Why did you close if it wasn’t done? DR Horton us known for their issues, but don’t close until the job is complete, that’s fundamental, regardless of what they tell you.
PEOPLE WAKE UP!!!!!!!!! DO YOUR HOMEWORK!!! PRE SHEETROCK INSPECTION!!!! NEVER EVER CLOSE WITH ISSUES!!!!!!!
Of course her realtor isnt going to respond….he got paid already he should be held accountable too! GREED!
Did the homeowner not consult a real estate lawyer prior to closing???
She's wrong for signing closing documents before all issues were corrected. This is on her.
Why would they close a home that’s not finished , please never do that again
People need to do their research first
How did the home pass inspection with the city? I believe the inpspectors are paid to cut corners.
Where was the inspector prior to closing? 🤔
My home was built in 1986 sturdy as a rock😂
this is terrible. DR Horton needs to do better. I hope people will be careful with these new build communities
Oh I am! I ain't buying a new home! And damn sure not from this builder.
Dr horton said the same thing to me at closing when i requests wait
DR Horton houses are a horror story. Sue the hell out of that company and make it an example to other builders.
The buyer agent encouraged her to close? Can we say commission.
I have watched DR Horton homes go up. Garbage to say the least. Block walls are build on concreat slabs that aren`t even cured yet. They will hire any contractor who is breathing.
Some of their contractors are walking corpses without breath.
That’s so dirty! That house is unlivable!
