    Right information.
    Agar 10% yearly loan interest hua to bhi apni investment pe kam se kam 12-15% yearly interest mil jayega.
    Ye ek win win situation hai.
    Jin gadho ko nhi pata, wo is baat ko aur is video ko nhi samjh payenge😂

      Mera bhi same thinking tha par badme calculate krke dekha wohi loan leke jo emi wala amount wo loan na leke agr wohi emi wala amount monthly as sip same 12-15% roi mein invest kru to lagvag same hi value ho rha
      Example
      30L loan with 9% interest for 25 yrs
      Monthly emi around 25175
      In 25 yrs loan complete
      And same time 30L invested with 12% roi for 25 yrs which should be 5 crore 10 L
      Now same 30L one time payment done and instead paying the monthly emi 25175 now investing with 12% roi for 25 yrs which should be 4crore 77lakh
      And the point is SIP always better than lumpsum since you never know the market high low if you invest in wrong time the lumpsum amount you will regret a lot....
      Hence do no blindly trust social media influencers always do your own research 😅

    But bank can increase interest rate at any time, and interest rate is always 10-12℅+ range.
    But actually using loan can help us *maintain cashflow
    *Principal and interest amount can be used for income tax deduction
    Drawbacks are
    * The bank will have control over the property
    * if in anycase you make default in any month your credit score gets affected
    * You have keep some part of income every month for EMI

    I am a CA with 8 years of experince .. please dont listen to this , he skipped
    1. Current value of money vs inflation
    2. Asset without collateral pledge freedom vs asset with pledge
    3. Reduced home loan interest substantially vs deposits / average roi on mutual funds
    4. He completely skipped interest and no deduction on taxation logic
    Try to invest money and make some corpus by compounding , stay in smaller home with rent trying to save . Have atleast 50% downpayment money on hand and take , as less loan as possible , and then move to new home , always try to pay off loan as early as possible and keep saving a portion which is never broken and keeps compounding even if it is 10k or 15k .. dont touch it , let that compound and stay as emergency fund or future savings.... while you are paying of loan or saving another portion for downpayment.

    Sir minimum house value of 2 cr after 20 years=(2cr*2*2)=8cr+ rent saved/earned(60000 per month *12*20*1.07^20= 5 cr (7% annual rent increase)means you have saved 5 cr in rent so 8cr+5cr=13 cr now 13cr-4 cr=9 cr so here value is also 9 cr… even if did not had money of 2 cr… so buying house wins here 😂😂😂

    To get a loan of 2cr @ 8% for 25 years EMI being 154,000 you need a salary of 45-50Lac p.a. so that your DBR is under check. Most viewer who is watching he doesn't have package of 4-5Lacs.pa. be like. Chotu one 2cr loan parcel @ 8%.😂😂😂😂

    That doesnt seem rational! You wouldn't expose 2 CR into the market and expect a continious return at 8%, at the same time have a liability of 2Cr + Interest for 20 Years! Just incomplete and wrong guidance. FACT CHECK: You will pay ur debt regardless of the market, inflation, health, employment changes.

    misleading incomplete information...Bank home loan is start type of loan by bank where EMI is not equal for the tenure ,initially Principal amount is very less then interest amount and over the years you pay gradually less interest amount means principal increases with years...better to avoid loans but take if necessary and you don't have money ,second scenario where loan is better if you know proper financial management and you can grow your money with 24-30% growth as in PMS , MANAGED SIP then loan is better..

    1) Always interest on Loan will be much higher than FD
    2) Our Rent cost will increase as we are renting now
    3) who will comsider increase in proeprty value. 2cr property will become 2.5cr in 5 years
    4) You need to change homes if landlord is removing you etc.

    That's so wrong ..amortization is not distributed evenly for the full tenure. During first 25 percent of tenure you already end up paying more than 50 percent interest due for full tenure.
    Infact in last 25 percent of tenure you are paying mostly principal..90:10 .

    Yeah for a 8lac property I'm giving 20lac to the bank because of this loan and for 5.5lac car I'm giving 11lac as loan, never buy anything on loan, it always will increase the real amount. Maths, and income doesn't increase over the time magically, that's why inflation hurts. If every year there's more pay increase, then facing inflation would not be a problem. Sorry for my poor English

    Dusra tarika batata hu.
    2 crore ki FD karo. 90% loan uthao.
    Bank gives you 6% for FD. And you pay 8% for loan on FD.
    Interest paid is 2% until maturity or loan closed.
    The price of the property gets increased over time.
    You are now paying 2% interest for a property which has a clear title and is an asset that gets its value increased everyday.
    The best part is you can rent out this property, the rent will pay the emi for the FD loan, while you are still eligible for a housing loan if you wish to buy a second house.
    If you already own a house, or are comfortable living in a rented house, get a housing loan now, rent out the house which is bought, the rent mostly pays the emi.
    You now have two properties without any liability.

    If you take loan for 10 yrs for 9% and even if you close it in 5 yrs you will endup paying interest with 14 or 15% on your loan amount.

    when the emi time comes you need to take money out and in 8 percent loan you have to pay 8 percent interest + principal (based on tenure) by this scenario you end up exhausting your 2 cr so called investment smarty pants 😂
    also forget to tell you about short term capital gains taxed at 15 percent and long term at 12 percent so you will lose around 12 - 15 percent of interest amount😮
