    ⭐️⭐️⭐️⭐️ I love how rural it is, would love to get a couple acres. But I worry about healthcare- we aren't as young as we used to be. Stay safe guys ❤️

    My concern with Citrus Springs is Habitat for Humanity is looking at building 500 homes utilizing minimum neighborhood deed restrictions which is about 1000 square feet and carport (not garage). While low income housing is necessary and I applaud Habitat for Humanity, I worry about investing in Citrus Springs as values could fall. As you see, most of the existing homes (recent builds) have a larger footprint with 2 or 3 car garages.

      daddyshoneygirl USA so, habitat makes those same type of houses here in naples it has not affected property values. They make you a house in the naples estates for under 170,000... the entry level is 300,000. . . They keep building massive new homes right next to whatever. I was just in north fort myers someone is building a massive house in a trailer park.. thats the north fort myers video coming soon. I don’t think it will be a problem. Diversity specially spread out is not bad. What is bad, is duplexes. Also, habitat housing is actually owner not renters.. the habitat hoods in naples look amazing today, i did a drive thru video of just a place, in my channel it was all cookie cutter tiny homes and today they are lovely people stuccoed them and planted trees. What u really don’t want is renters and duplexes. Single family low income, when the owner lives it is not bad. I think at least in south florida those homes are massively latinos who take the program, not sure up here what demographic would fallow but right after latinos move into an area it is fallowed by increase in real estate prices because they increasingly want to own. I am not concerned with that, i mean... its 3 minutes from south dunnellon hoods.. and 5 minutes from chatmire.. proximity to bad areas does not really mean anything. There is a golf course in lehigh acres surrounded by the citys worst crime areas. Its the immediate area that matters

      Also consider: the best investment in southwest florida looking back was lehigh acres!! Thats where the most money was made.. money is no longer made at the top, money is made in the middle. Lehigh scared away investors who thought just like you and those who took the risk made massive profits. I could have got a house in lehigh acres for 85,000 that would be 156,000 today.. did not do it for that same reason.. it was a huge mistake.

      @@FLORIDAHOODVLOGS Real Estate 101, appraisals will dictate market value and mortgage limits. Appraisals are affected by recent sales of property in specific neighborhood. Citrus County has many great neighborhoods, which offer better investment opportunities. 500 homes with 1000 SF and carport rather than garage will effect valuations, especially on larger homes with garages. If you want to invest in Citrus Springs, you should do it, I hope real estate agents disclose future plans for the area. I will invest my hard earned money in a more stable area. BTW, I live in Citrus County and have several properties here. Citrus County is a wonderful place, but like any area Real Estate rule #1 location, location, location!!!!!

      daddyshoneygirl USA I have had a property in location location location on the market for over a year now in naples. My number one rule will be never buy property the banks wont finance. I really hope citrus stays small development has not been My friend. Ferrari dealership going up near my house.. has not made much of a difference on my sale. You could be surprised how much potencial lies in citrus. 🙂 but hopefully it stays small quiet and light on traffic

      @@FLORIDAHOODVLOGS I know Citrus County has great potential, I have purchased several properties here. The quality of life is great for those who are financially stable, and not in need of high compensation employment. Personally, I would not invest in Citrus Springs Subdivision at this time because of the planned 500 low income houses will lower appraisals on surrounding property, especially the larger homes with garages. Those 500 planned houses will have 1000 square feet with no garage (only carports). . The completion of Suncoast Toll road will increase development as well as employment opportunities in Citrus County, but it will take some time. I would advise to look at other neighborhoods in Citrus County, for investing. You may pay more on the front end, but I firmly believe that is where the "smart money" will be invested.

      @@FLORIDAHOODVLOGS Yes, new home (cookie cutter) builders. Early 2000s, Adams and Maronda bought a TON of lots, and then built/sold a lot of "move in ready" homes. Definitely plenty of older/smaller homes. Good luck and keep us updated.

    Would you consider this county rather flat or hilly? Trying to gauge how smooth bike riding would be. I also know of the railroad bike trail that sounds peaceful.

      Depends on where you live at. It can be hilly or flat. Where this video is at, Citrus Springs is very hilly.

    You should hit the neighborhood across from citrus springs. The other side of 41. The ghost neighborhood. Mostly people target shooting. That's what I do at my parent's property out there.
