My wife and I visited Citrus Springs Fl in July 2023. I have to say I was pleasantly surprised at how clean, upscale it seemed for central Florida and the plethora of amenities for the residence. Everything just felt really beautiful and yes there are million dollar homes there too. It felt safe and I would love to camp there one day.
Thanks for sharing your experience in Citrus Springs! It's wonderful to hear that you found the area clean, upscale, and with a range of amenities. Safety is a top priority, and it's great that you felt comfortable. If you ever decide to make it your home or camp there, I'd be happy to assist. Great video. It's really 5 reasons you Want to move to Citrus Springs. I moved here in 2020 from Hudson Valley NY and love it here. Originally was looking in Ocala but way to congested. Your right...Moshello's is great.
Thanks for watching
Looks nice to me I'm in Ohio
Hello Ryan, Thanks for your time in making this video. I noticed that the house under construction in the video has no power. I didn't see any power poles nearby either. Does the county run the lines after the impact fees are paid ? Thanks , love the videos.
You're welcome! I'm glad you enjoy the videos. It's great that you're observant and curious about the construction process. The absence of power in a house under construction is quite common. Typically, the power lines and connections are installed by the local utility company after the necessary permits are obtained and fees, including impact fees, are paid.
The specific process and timing can vary depending on local regulations and the utility company in your area. In many cases, the builder or homeowner will work with the utility company to coordinate the installation of power lines and meters once the construction reaches a certain stage or is nearing completion.
It's essential to reach out to your local utility company or the county building department to get precise information on how and when power will be connected to a new construction project. They can provide you with the most accurate and up-to-date information for your specific location. Thanks for watching, and I appreciate your support!
So much better here than Hernando Co! Night life can happen in Ocala or Inverness. Not to mention the weekend fun on the Gulf. As seniors, we have all the conveniences you need. I love our Hernando/Beverly Hills Publix!
Thanks for watching!
Hi. ..is citrus springs a culturally diverse place ? Thanks ..just discovered your channel ,immediately subscribed,Love your content ❤
I just moved to Citrus Springs from NYC, and while it's a nice city, it's a little too boring for my taste. I'm looking to move more populated areas like Inverness or Ocala. I'm single, so nightlife is important to me.
Understandable, I’d be happy to help you out. Email me at RyanFFowler@gmail.com let’s get you to a place that better suits your needs.
Citris sounds a smidgen too laid back for us. What areas do you recommend looking into that are a minimum of one hour from the beach- west coast, close to a major airport, about probably a 30 min miles or so away. Somewhere that has resonable property tax rates. Just received our first property tax bill in Charlotte County and found out the rate is 1.17% so our bill was $4,000 on a home we paid 327,000 for. Also wanting an area that is not in a flood zone, with hopefully less Hurricanes than South Florida. Any thoughts of cities to look into.
Hey there! Maybe New Port Richey would be a nice option for you. If you'd like help finding a place please let me know: RyanFFowler@gmail.com
Inverness is 15 minutes away from beverly hills , where there is more shopping and restaurant and a winn dixie. Here is the facts = if u don't like living in the country area , rural areas STAY IN THE CITY !
You’re not lying!
I've got a country retreat in Citrus County not far from Citrus Springs. It's nice to get away from Tampa Bay now and then, but it doesn't take long to get bored in Citrus County. I can't even get high-speed internet where I'm at and my neighbors are paying something like $160 a month for satellite internet. If you need to go to a hospital, I hope you can take the time to go to Ocala because I've heard too many bad things about the hospital in Inverness. Unless you are in one of the cities, emergency services might take a while to get to you. Since it's a place to get away from it all, it seems to be a haven for people who want to get away from it all for the wrong reasons.
As for restaurants, I like Stumpknockers on the river, Oscar Penn's in Inverness and the Front Porch Restaurant in Dunnellon.
I have live in Citrus County for years, my wife grew up in this county.
The only problem we have is to many people and to many real estate agents.
We appreciate your long-standing connection to Citrus County and your input about the increased population and real estate activity. It's true that the county has been attracting more residents and real estate agents due to its charm and opportunities.
As real estate professionals, our goal is to provide the best service and guidance to both buyers and sellers in the area. If you ever have any questions, need assistance, or are looking for specific information about the local real estate market, please feel free to reach out to us. Your feedback is important to us, and we'll continue working hard to serve the community and address any concerns you may have. Thank you for being a part of Citrus County, and we look forward to assisting you with any real estate needs you may have in the future.
I’m now convinced I want to buy property there thanks to this video lol
Let's get started! Email me at RyanFFowler@gmail.com
A bit too rural for me. I want more of a suburbs feel with perhaps more shopping centers/restaurants.
We have land by Faith fellowship Church. Is there any building going on in that area, or plans to be built up? The roads are being taken over with vegetation like the I am Legend movie
No big developments that I'm aware of, but there are always one-off houses being built throughout Citrus Springs. Thanks for watching!
planning to move there next year
Cool! Email me I can help RyanFFowler@gmail.com
Lu can toe my guy. I enjoyed the vid.
Good morning! I love your video. Thank you for posting. We are moving to Citrus Springs in a new community called Timber Pines. The builder is Adams Homes. Are you familiar with the builder? Thank you.
Thanks for watching, yes very familiar with Adams.
@ryanfowlerFL are they a good builder? We love the Timber Pines community and want to live there.
@@misscat5878 yes, but i do recommend having a realtor on your side to help you negotiate terms and stand up for you if any issues arise during the process. I actually have a video coming out tomorrow that features Adams homes in that very neighborhood. Are you currently working with a realtor? Please email me at RyanFFowler@gmail.com or call me at 407-587-5294. I'd like to help you.
@@ryanfowlerFL I sent you an email...
Actually, Thank you for this video..Mom & I are thinking of buying land and move there....We definitely don't want the night life :-)
I’d love to help you find something that fits your needs. RyanFFowler@gmail.com
Housing prices are low because the jobs/ wages are low. Unless you are paying cash forget about it.
Thank you for sharing your perspective. It's true that the relationship between job opportunities, wages, and housing prices can influence the real estate market. However, it's important to note that various factors contribute to housing prices, including supply and demand, interest rates, and local economic conditions.
While it's true that affordability is a concern for many, there are still options available for those interested in homeownership. Working with a knowledgeable real estate professional can help you navigate the market, explore financing options, and find properties that align with your budget and preferences.
If you have specific questions or concerns about the current real estate market or the home-buying process, feel free to reach out. I'm here to help provide information and guide you through the journey of finding the right home for your needs. You can reach me at RyanFFowler@gmail.com
That's a shame the realtors cannot help you with those questions. That's why we hire a realtor, for guidance?
Hey there! Maybe New Port Richey would be a nice option for you. If you'd like help finding a place please let me know: RyanFFowler@gmail.com
Citrus Speings is beautiful! Shhhh don’t tell all the investors. They’re opening a huge mall there for a reason;)
Having a couple of good nail salons is important to me. Are there a few options?
Yes, there are a bunch of them. Thanks for watching :)

My realtor told me that if I buy a home in Citrus County, be prepared to have my property taxes triple or quadruple from the original owner. Why??? Citrus County Property Appraiser (CROOKS) resets the Assessed value of the property to Full Market Value (in most cases.) Example- if the previous owner was paying $1000 a year in property taxes, the new owner may see the new property taxes raised to $3500-$4000 per year. Again, this does not happen in all cases, but why take that chance? If you live on a retirement pension, good luck. Stick with Levy county or Marion (Dunnellon is much nicer than any town in Citrus County.) Marion County did not raise my taxes by much when I bought my home years ago. Their annual property tax increases are reasonable, about 5%. Levy county taxes are dirt cheap, and you get acres of land and privacy.
Your realtor probably is trying to keep you in their area that they sell in. Doesn’t matter where you buy a home in FL your property taxes will be reassessed and you will be taxed at the assessed value of the property. I encourage you to research property tax rates in Citrus County vs. wherever else you’d like to buy. I would bet that Citrus County’s tax rate is less than wherever else you’re looking. It is definitely less than Marion County.
Yo!! I worked at Moschellos Pizza in citrus springs!!!! My first job!!!
Hell yeah
How often does citrus springs get hit with hurricanes and heavy storms? Looking to buy in Marion county, but looking at citrus county. Worries about storms. Just takes one……
It’s inland, the same as Ocala. Not bad.
Is there enough space in the back to build a pool? Is this lot on this house the same size as the one (same builder) you took us on a tour of the inside?
Hello! Yes, same builder same model as the house from the “new construction under $260,000 in central fl” video. Yes there is plenty of room for a pool also. These homes usually have quarter acre lots. Please email me at RyanFFowler@gmail.com if you’re interested I’d be happy to help you get into one.
What is a good salary for Lecanto?
I was really scared as I am moving to Citrus Springs 🤣 I am moving there to be an hour from my family and I absolutely love the quiet rural life. I am actually really stoked about moving there lol I cannot wait to float down the river in an inner tube lol I am so stoked to try out Moschello's I am glad to know it's closed on Sunday's and Mondays. I look forward to getting it :D thanks for the top 5 recommended places to eat :D I am unable to drive but I been doing therapy and I am hoping to learn to be able to pick that back up but I don't really go out. I am a huge homebody haha I just want to go out and go to the Drive in theater. I really appreciate this advice though!
It's good to know about steering though, I had no idea that was even something that realtors could be fined over I am like you, I just need a good Mexican and pizza place and a Publix lol I move in around October 27th :D
Thanks for watching, I’m glad that I could help!
@@ryanfowlerFL You're welcome! 😄 The help is much appreciated!

Try Bruce Kaufman as a builder. He also does custom homes.
What does it mean that Citrus Springs is deed restricted? And will that restriction run out in 2025 after 30 years?
www.tranzon.com/otherdocs/200016_restrictions_9275.pdf
Hey, im interested to buy a house there. Do u have info for it?
Yeah I’d be happy to help. Email me at ryanffowler@gmail.com and we can get started!
Any golf courses in central Florida?
Yeah tons. Citrus springs had its own course.
I don’t see anything wrong with this. Come to Metro Atlanta for some road rage.
Is it a good place to start a soulfood business? Like a food truck… && snakes?gators? Spiders??? Is it alot around
I would go to a soul food restaurant. I think it could be a good idea, we need some more unique restaurants around here. As long as you’re living in a house I wouldn’t worry about wild life, that would be more of a problem if you live in a tent in the woods!
No we wouldnt be interested in that type of food 😂 try elsewhere and yes there are snakes gators and spiders here
I can only hope people don't find out how cheaply and safely one can live in Citrus Springs. Please, let's stay as rural and remote as we can. Once the Northerners discover this place, there will be an invasion.
I live in Citrus Springs and I would not move out here if:
1) You like upscale restaurants.
2) You hate driving an hour to do most things.
3) You like going to the movie theater. No movie theater out here!
4) You like eating out at the "ok" restaurant on Sunday, Monday or Tue. Most "ok" places are only open Wen to Sat.
5) You want to work in the back office of a nice company.
6) You hate 4 way stops and 35 speed zones.
7) You like to visit a beach that is not a NYC block long. "Looking at you fort Island!"
8) You want to meet a young nice Christian girl at church. They are mostly retired...
9) You want to do online dating. Slim pickings out here!
10) You like Mexican food but not Los Magueyes. They have a monopoly out here!
11) You do not like having the sheriff blowing up your phone every time there is a storm. This SOB does not care what time of night it is!
12) You do not like scallops nor the people who flood this area every season.
13) You like being able to travel to your house after a storm. That SOB who likes to blow up your phone also likes blocking off entire roads in and out of crystal river!
14) You like being in the woods alone. The day you build you might be alone but NOT FOR LONG!
15) You do not want more churches than gas stations.
16) You do not want a sunpass to get to Tampa.
This is valuable info here, folks. Thanks for your input Jeremy!
Damn I really need to try that pizza place
It’s decent NY style pizza!
No one in citrus springs goes to that publix
Cheap really? No it's not
