very good topics you brought up, I live in missouri and have been doing research and checked into owner finance as well as several other options and i have found that the very best way to buy land is to find the county in which you want to live and go to the county clerk and get a copy of all the land that has back taxes owed on it, then look to find the land with at least three years back taxes owed and this land can be bought on the spot for owed taxes, i am buying 3 lots of land for less then $1000 with corps of engineer land behind me and truman lake less then half a mile walk, the biggest cost to me will be a well and septic system.
I'm in Missouri, is that where you are at? He mentioned something about Arkansas? I'm considering my options for the time I'll need to get out of where i am at? Thanks
Just curious how things worked out? A lot of these lots seem to be in HOA-type places where the building restrictions are far more onerous than the county restrictions.
It's not impossible to get financing for land. We just financed the purchase of land in Georgia. We used a credit union that loans for agricultural land. They were willing to finance 80%, 20% down with 10 or 20 year term. If the property was less than 10 acres then the maximum term was 10 years. Over 10 acres was a maximum term of 20 years. Surprisingly the approval was a breeze.
If buying land in the rocky mountains, try and buy the land on the windward side. The rainshadow, lee side will not have sufficient ground water. The moisture usually drops on the windward side as the winds go up and drop their water. You can usually find water within 30 feet on a windward side of a mountain.

We looked at land in Vermont that would accommodate with owner financing that we need but it seemed like they wanted to run what we did with the land and lived around the corner. For example, they had rules that we couldn't use a camper to start, instead we had to build right off. Many states are starting to make laws against tiny houses and campers which really makes it tougher.
It would be nice if one could see a map or chart at least of places where you can or can't do things like put a camper on land. "Go to your county courthouse" trips could take forever to research. Too many laws out there. It makes you think the lawyers made it that way on purpose to ensure their full employment. Satellite maps help but they tend to be several years old. .. He needs a wind-proof mic.

Lagger Onesixfour . A 900 sq ft house , 2 outbuildings, county water, a water well and a concrete underground storm shelter. It was crossed fenced .A few trees not many. The house was old , but I remodeled it. Has central heating an air an a 200 amp electrical box now. Propane heat too. Metal roof new windows and insulated throughout The place was appraised by the county for 80 grand
Lagger 0nesixfour Yes I was very lucky in finding deals on lumber, fixtures, wiring, ect.. Here's a biggy. I built the framework for all the cabinets in the kitchen, top and bottom. Drawers too. I went to a cabinet shop and gave them measurements for all the door openings and drawer facings. For about $ 350.00 they built the doors with hinging and drawer facings. With the doors being 2" apart it mostly covered my " so so " work. They look great. Pricing cabinets at Lowes was going to cost about $1700.00 for cabinets without installation. Add maybe $ 200 for 5/8 plywood .glue screws staples stain . I added on 2 bedrooms and a bath . I built a 24x 36 metal sheathed shop on slab w/10 ft ceiling . It was $5,000.00 total . I found 23 .. 24 ft trusses on 5 to12 pitch from a house builder. They were piled up in his pasture. I got them all for $150.00. He delivered them for $25.00 more. If you want something bad enough and use your head and treat people right, and pray ( lol) it just happens :)
Another might be landlocked land. I bought 40 acres just outside Bowie, Arizona that had no legal easement to access the land. Fortunately the guy who owns the property next to the road let me drive on his property to access it. Many states have laws against selling landlocked land.
therealnightwriter Colorado (where I'm actually living at the moment) doesn't allow that either. Arizona is the only state that I know of that will allow landlocked land to be sold. There may be other states.
+Jaughn Deau - Basically it means that there is no legal easement to access the property. In my case, there is a dirt driveway leading to my land, but it belongs to another land owner that drives down it to maintain a water well pump used for farming irrigation. That landowner refused to give me legal easement, but verbally told me that he had no problem with my driving down his driveway to access my land. I can get to my land, but I have no legal easement to it, thus it is landlocked.

I'll most likely put it up for sale, and maybe one of the other landowners next to me will buy it. But yeah. A bad situation with no easy solution. Note to self: Never buy landlocked land.
In my opinion there is no such thing as owning land. The government can come in and take it if they want at anytime...otherwise all you've done is purchase the right to be taxed even more. They can even tell you what and how much you can raise on it. Noting is safe , I feel as if I am under watch in my own home..... the phone company politely wanted to install boxes in my home ...you know fiber optics , I said I did not want it. They said I had a choice if I wanted it or not ... disclosing nothing more. I asked if that would mean I would be shut off if I did not want it ...they said , NO . Then they kept coming back asking this on a daily basis.....I still refused. Then they kept coming to the house and calling everyday. I still refused. Then they contacted my husband ....that did not work...... then they started to threaten to shut us off.....then they gave us an ultimatum.... my husband collapsed. But just run the cable to the house but do not hook it up ...we do not want it. They then said they would shut us off buy such a date. They demanded access INTO my home and placed three ominous boxes in my basement, we were told NOT TO TOUCH THEM! RED FLAG IN MY OPINION!!
All valid points. But what you don't consider is the alternative. Sure, as you said - you can "own" land and be taxed and regulated by the government to the nth degree. Or you can "rent" a place from a private party - and pay 10 times the cost of taxes and still have to follow all those same government regulations *AND* any additional regulations the property owner puts in your lease. All things considered - you are almost *ALWAYS* better off "renting from the government" (aka "owning property") than renting from a private person.
You're lucky to get fiber optic. We the taxpayer paid for that advanced infrastructure to be built out to every address in America, and in most places, the telecom companies took the money and ran; never delivering, and using that money to finance their wireless network build out. Maybe you are just ignorant, or don't appreciate the benefits of the technology, but there is nothing wrong with fiber to the premises. Do you have a problem with electricity, natural gas, or cable TV utilities? If not, why the specific disdain for our future 100+ year infrastructure upgrade?

If you want to find out what taxes are on land, you can usually look online, most places in the country now have tax records available online. If not, then in the majority of the USA you can call up the tax collector's office and ask, although some places will actually make you PAY for that info if you're not the homeowner, particularly in PA and other places on the east coast! You can however find out what the taxing rate or millage rate is and calculate out the taxes based on that and the assessment rate to get an estimate (as that might not factor in exemptions and flat-rate fees like fire district taxes). Be sure to note that in some places the municipalities and school districts collect their own taxes, and in other places it's the county, usually on the east coast (and why would you want to live there?) will be taxed by the municipality, although Texas frequently as that too, often with the MUDs collecting their own taxes separately. The state, county, or municipality may also have a GIS system you can use if you want to look at land in a certain area and see the shape of the parcels to get an idea of the location, some will have valuable information such as flood risks and stuff.
Here in the Pacific NW the BLM does some dirty things Bundy Ranch turtles and geothermal plants eradicating 700 wild horse for pet food... its about profit...sad As far as location, I chose the least likely for natural disaster , but man, its really dry a lot... and it takes time to "know" an area and its people, although its really peaceful here in the twilight zone... 1.5 acres taxed $60 yr
I prefer animals to people more often than not, as animals do not usually steal your stuff just because they can, rats, mice, and many birds are an exception to that though. Also no animal wants to tax everything that they can get away with.
I just got a note from the city saying my lot looked scruffy and I needed to clean it up. I could understand it if it came from a HOA, but the city? And, no, it's not scruffy. It's a bit overgrown in an English cottage kind of way. I planned it. I've spent money on landscaping. But it doesn't meet the city's nebulous, ill-defined view of what's what. I've been thinking about moving further out into the county. This video has helped me make that decision. Thanks!

These local "LAWN-NAZIS" think they have some sort of Right to tell a homeowner whether or not they are "ALLOWED" to plant, and Landscape" in a particular manner or not. In the approx 5 years, I have had no less than 12 by-law complains for my weedy lawn, several SPCA calls cause they also don’t like my chickens...Fire Marshall cause my fan blew smoke off my iron skillet out the kitchen window and didn’t set off the smoke detector...CPS cause by-law thought the wading pool in the chicken area was a serious hazard to my 7 year old...
PJF, I am looking at some of your older vids; you are amazingly consistent regarding principles that I find morally important. I enjoyed your comments regarding what I call tree huggers. The "Save the HairyChestedNutScracher" crowd is moving in. I sit on over 300 acres and my nearest neighbor will never be closer than 1/4 mile to my house. In fact I could not hit a neighbor's house with a rifle, nor could they hit mine. My current neighbors are great, but one estate or real estate sale can change that. Right now I would raise a rifle to protect anyone within a mile+ and believe they feel the same about me. (Proven on both counts). We go to different Churches and some believe without a building/congregation. Perhaps your most important point is God is not making any more ground. Pushing 40 years ago, finding 100+ acre tracts was easy;the largest that I have seen was 20 +/- in the last ten years. I am complicating the hell out of my inevitable estate within the "rule against perpetuities" to keep the land intact so that my yet to be born great grandkids can experience it. Derelict buildings drive the price down significantly. Don't hesitate to check places like Craigslist.com and look at the county's online tax maps. We got our place off of Craigslist.com from with owner financing from a business owner in a nearby city that had given the previous owner a loan against the property. He passed away and his family declined to repay the rest of the loan. There are ways to get property below market value.

I grew up here in Texas (which is so big, that could mean anywhere). I"ve lived in Reno, Bismark, Atlanta, and in the Ann Arbor area. I always knew I'd be back here in Texas. No state income tax is a big deal to me. The problem is that finding 5 or 10 acres to buy in my region of the state is almost impossible. But I sure like Texas.
I just got back from a quick trip out to Wyoming, and South Dakota. I'd seriously consider moving out there, because the Landscape is WIDE OPEN, and there's LOTS of loose Rocks, that could be easily gathered, and used to construct a SOLID Shelter/House, on site, in MANY Areas of these States! One might have to have a good 4-Wheel drive vehicle, and some kind of small crane, or skid loader, with a jib-crane, to really get the job done, but, the rocks are a PERFECT building material, if properly stacked, and bonded together using Fiberglass rebar, Wire mesh, and Concrete/Mortar, building a "double-wall , and filling the interior spaces with expandable foam, to form a 4' or 5' foundation wall, and floor/slab, and then installing a wood upper half wall, and metal roof. I'd build a circular/ multi-sided structure (octagon, dodecagon (12-sided), or even Hexagonal (modular) floor plan. Add on more rooms, separated by short canopied walk-ways, as your needs expand.
Get a subscription to the local newspaper. In the country it might be a weekly paper instead of daily. That will give you a feel for the local politics.
For water needs, an uphill spring is even better than a well. We're lucky to have one on our land. No power needed for water. Actually, it wasn't luck. I wanted land with a good spring. But that means hills or mountains.
My grandparents built a house on the land my grandpa grew up on in Arkansas. When they dug the well the water had "sour gas" in it. That's what my grandparents call it. It took a little bit for the water to run clear. It wasn't poisonous or anything. I drank it and am still here. I'd love to live in the Ozarks, beautiful country. The Ozark Folk Center is a pretty neat place to visit.

My wife and I starting to look as well. Here are some additional risks of buying rural land: - Lack of regulation sometimes leads to major problems down the road. Fracking, timber harvesting, recycling plants right at your back door. - If you're not going off grid getting utilities hooked up can be a major headache. - Small town politics where all the natives know one another and somebody's cousin is the local cop, county clerk, judge, etc. I like the thought of going rural but I'm not sure if it's worth the risk and hassle if things go sideways.
suburban sentinel You are right on the mark, my friend - I have also run into similar issues either buying or looking at buying rural land. Here's how I would summarize the problem: no matter how "rural" the land is, it will fall under some jurisdiction of regulation, and even the small/local jurisdictions can get fairly "trigger-happy" with the rules and regs they hold over the land under their jurisdiction. These kinds of rules/regs can get into things like: - Prohibiting structures on the land, or certain kinds/arrangements of structures - Prohibiting well drilling or similar - Restrictions on storage of various kinds of things (vehicles, lumber, etc... - Restrictions on altering/clearing the land or changing water/drainage attributes ... in short, "owning" land has pretty much turned into simply "paid-for permission to occupy", subject to restrictions at the jurisdictional body's discretion, in addition to the constant tax bills.

That's why were not sure if we will buy another house/land or even if we will move back to the U.S. When we sold our house the 'burbs last year the taxes were just about $18,000/year-- crazy. Between ridiculous zoning laws - even on property that is "way out in the middle of nowhere", exorbitant prices, etc. it's getting quite difficult for someone who just wants to be left alone to buy property. I love the Ozarks. I got kin in Stover, Branson, Nixa, Ozark, Ava, Nevada, Zanoni, Siloam Springs, just everywhere. Spent half my youth on Caney mountain. You can still find land for a few hundred an acre, but you have to know where to look... I want to settle somewhere around the Ark/MO border. The wife is a farm family, she wants to go to North MO-Not enough trees for me! She'll come around...

Here in NM not to much surface water... At about twenty foot level is water polluted by horse and cattle farms. And the good water is down about two hundred feet. Also the first streets to be plowed are the ones for the school buss routes. tjl

In Oklahoma, real estate agents are not required to know or disclose whether or not a property has road access. A lot of the land being sold in SE Okla does not have any road access, so the survey is very important to determine if you will have the right to get to the land you are purchasing. I have seen a few people get in a huge bind over that.
I've been online searching and central Colorado look good. Lot of owner financing 5acres generally 7-19,000$ going to use entire tax check and the Fiat money I have saved.

Add maybe $ 200 for 5/8 plywood .glue screws staples stain . I added on 2 bedrooms and a bath . I built a 24x 36 metal sheathed shop on slab w/10 ft ceiling . It was $5,000.00 total . I found 23 .. 24 ft trusses on 5 to12 pitch from a house builder. They were piled up in his pasture. I got them all for $150.00. He delivered them for $25.00 more.

Another might be landlocked land. I bought 40 acres just outside Bowie, Arizona that had no legal easement to access the land. Fortunately the guy who owns the property next to the road let me drive on his property to access it. Many states have laws against selling landlocked land.
therealnightwriter Colorado (where I'm actually living at the moment) doesn't allow that either. Arizona is the only state that I know of that will allow landlocked land to be sold. There may be other states.
+Jaughn Deau - Basically it means that there is no legal easement to access the property. In my case, there is a dirt driveway leading to my land, but it belongs to another land owner that drives down it to maintain a water well pump used for farming irrigation. That landowner refused to give me legal easement, but verbally told me that he had no problem with my driving down his driveway to access my land. I can get to my land, but I have no legal easement to it, thus it is landlocked.

In my opinion there is no such thing as owning land. The government can come in and take it if they want at anytime...otherwise all you've done is purchase the right to be taxed even more. They can even tell you what and how much you can raise on it.
Noting is safe , I feel as if I am under watch in my own home..... the phone company politely wanted to install boxes in my home ...you know fiber optics , I said I did not want it. They said I had a choice if I wanted it or not ... disclosing nothing more. I asked if that would mean I would be shut off if I did not want it ...they said , NO .
Then they kept coming back asking this on a daily basis.....I still refused. Then they kept coming to the house and calling everyday. I still refused. Then they contacted my husband ....that did not work...... then they started to threaten to shut us off.....then they gave us an ultimatum.... my husband collapsed. But just run the cable to the house but do not hook it up ...we do not want it. They then said they would shut us off buy such a date. They demanded access INTO my home and placed three ominous boxes in my basement, we were told NOT TO TOUCH THEM!

All valid points. But what you don't consider is the alternative.
Sure, as you said - you can "own" land and be taxed and regulated by the government to the nth degree.
Or you can "rent" a place from a private party - and pay 10 times the cost of taxes and still have to follow all those same government regulations *AND* any additional regulations the property owner puts in your lease.
All things considered - you are almost *ALWAYS* better off "renting from the government" (aka "owning property") than renting from a private person.
You're lucky to get fiber optic. We the taxpayer paid for that advanced infrastructure to be built out to every address in America, and in most places, the telecom companies took the money and ran; never delivering, and using that money to finance their wireless network build out.
Maybe you are just ignorant, or don't appreciate the benefits of the technology, but there is nothing wrong with fiber to the premises. Do you have a problem with electricity, natural gas, or cable TV utilities? If not, why the specific disdain for our future 100+ year infrastructure upgrade?

I had 5 acres in The Big Cypress Preserve; an area called The Hole in the Donut. It was taken by eminent domain and broke my heart. But they are supposedly rehabing it.

If you want to find out what taxes are on land, you can usually look online, most places in the country now have tax records available online. If not, then in the majority of the USA you can call up the tax collector's office and ask, although some places will actually make you PAY for that info if you're not the homeowner, particularly in PA and other places on the east coast! You can however find out what the taxing rate or millage rate is and calculate out the taxes based on that and the assessment rate to get an estimate (as that might not factor in exemptions and flat-rate fees like fire district taxes). Be sure to note that in some places the municipalities and school districts collect their own taxes, and in other places it's the county, usually on the east coast (and why would you want to live there?) will be taxed by the municipality, although Texas frequently as that too, often with the MUDs collecting their own taxes separately.
The state, county, or municipality may also have a GIS system you can use if you want to look at land in a certain area and see the shape of the parcels to get an idea of the location, some will have valuable information such as flood risks and stuff.

I prefer animals to people more often than not, as animals do not usually steal your stuff just because they can, rats, mice, and many birds are an exception to that though. Also no animal wants to tax everything that they can get away with.
I just got a note from the city saying my lot looked scruffy and I needed to clean it up. I could understand it if it came from a HOA, but the city? And, no, it's not scruffy. It's a bit overgrown in an English cottage kind of way. I planned it. I've spent money on landscaping. But it doesn't meet the city's nebulous, ill-defined view of what's what. I've been thinking about moving further out into the county. This video has helped me make that decision. Thanks!

These local "LAWN-NAZIS" think they have some sort of Right to tell a homeowner whether or not they are "ALLOWED" to plant, and Landscape" in a particular manner or not. In the approx 5 years, I have had no less than 12 by-law complains for my weedy lawn, several SPCA calls cause they also don’t like my chickens...Fire Marshall cause my fan blew smoke off my iron skillet out the kitchen window and didn’t set off the smoke detector...CPS cause by-law thought the wading pool in the chicken area was a serious hazard to my 7 year old...

PJF, I am looking at some of your older vids; you are amazingly consistent regarding principles that I find morally important. I enjoyed your comments regarding what I call tree huggers. The "Save the HairyChestedNutScracher" crowd is moving in. I sit on over 300 acres and my nearest neighbor will never be closer than 1/4 mile to my house. In fact I could not hit a neighbor's house with a rifle, nor could they hit mine. My current neighbors are great, but one estate or real estate sale can change that. Right now I would raise a rifle to protect anyone within a mile+ and believe they feel the same about me. (Proven on both counts). We go to different Churches and some believe without a building/congregation. Perhaps your most important point is God is not making any more ground. Pushing 40 years ago, finding 100+ acre tracts was easy;the largest that I have seen was 20 +/- in the last ten years. I am complicating the hell out of my inevitable estate within the "rule against perpetuities" to keep the land intact so that my yet to be born great grandkids can experience it.

Derelict buildings drive the price down significantly. Don't hesitate to check places like Craigslist.com and look at the county's online tax maps.
We got our place off of Craigslist.com from with owner financing from a business owner in a nearby city that had given the previous owner a loan against the property. He passed away and his family declined to repay the rest of the loan. There are ways to get property below market value.

I grew up here in Texas (which is so big, that could mean anywhere). I"ve lived in Reno, Bismark, Atlanta, and in the Ann Arbor area. I always knew I'd be back here in Texas. No state income tax is a big deal to me. The problem is that finding 5 or 10 acres to buy in my region of the state is almost impossible. But I sure like Texas.

I just got back from a quick trip out to Wyoming, and South Dakota. I'd seriously consider moving out there, because the Landscape is WIDE OPEN, and there's LOTS of loose Rocks, that could be easily gathered, and used to construct a SOLID Shelter/House, on site, in MANY Areas of these States! One might have to have a good 4-Wheel drive vehicle, and some kind of small crane, or skid loader, with a jib-crane, to really get the job done, but, the rocks are a PERFECT building material, if properly stacked, and bonded together using Fiberglass rebar, Wire mesh, and Concrete/Mortar, building a "double-wall , and filling the interior spaces with expandable foam, to form a 4' or 5' foundation wall, and floor/slab, and then installing a wood upper half wall, and metal roof. I'd build a circular/ multi-sided structure (octagon, dodecagon (12-sided), or even Hexagonal (modular) floor plan. Add on more rooms, separated by short canopied walk-ways, as your needs expand.

Get a subscription to the local newspaper. In the country it might be a weekly paper instead of daily. That will give you a feel for the local politics.
For water needs, an uphill spring is even better than a well. We're lucky to have one on our land. No power needed for water. Actually, it wasn't luck. I wanted land with a good spring. But that means hills or mountains.

My grandparents built a house on the land my grandpa grew up on in Arkansas. When they dug the well the water had "sour gas" in it. That's what my grandparents call it. It took a little bit for the water to run clear. It wasn't poisonous or anything. I drank it and am still here. I'd love to live in the Ozarks, beautiful country. The Ozark Folk Center is a pretty neat place to visit.

My wife and I starting to look as well. Here are some additional risks of buying rural land:
- Lack of regulation sometimes leads to major problems down the road. Fracking, timber harvesting, recycling plants right at your back door.
- If you're not going off grid getting utilities hooked up can be a major headache.
- Small town politics where all the natives know one another and somebody's cousin is the local cop, county clerk, judge, etc.
I like the thought of going rural but I'm not sure if it's worth the risk and hassle if things go sideways.
suburban sentinel You are right on the mark, my friend - I have also run into similar issues either buying or looking at buying rural land.
Here's how I would summarize the problem: no matter how "rural" the land is, it will fall under some jurisdiction of regulation, and even the small/local jurisdictions can get fairly "trigger-happy" with the rules and regs they hold over the land under their jurisdiction. These kinds of rules/regs can get into things like:
- Prohibiting structures on the land, or certain kinds/arrangements of structures
- Prohibiting well drilling or similar
- Restrictions on storage of various kinds of things (vehicles, lumber, etc...
- Restrictions on altering/clearing the land or changing water/drainage attributes
... in short, "owning" land has pretty much turned into simply "paid-for permission to occupy", subject to restrictions at the jurisdictional body's discretion, in addition to the constant tax bills.
***** Spot on. That's why were not sure if we will buy another house/land or even if we will move back to the U.S. When we sold our house the 'burbs last year the taxes were just about $18,000/year-- crazy.
I know taxes in the hinterlands are cheap. But when the feds and the states are out of dough, they will come after homeowners because they are the slowest moving target with assets to grab.

Lol that's not quite how it goes down bud...living in a small town or rural area is great, the only thing you mentioned that was worthy of concern is utilities but everyone here is off grid bound I'm sure. Regulations suck, there should be no building codes. It's a basic human right to build a place to live.

Between ridiculous zoning laws - even on property that is "way out in the middle of nowhere", exorbitant prices, etc. it's getting quite difficult for someone who just wants to be left alone to buy property. I saw this 25 years ago even in the Western Us, and things have only gotten worse since.

Here in NM not to much surface water... At about twenty foot level is water polluted by horse and cattle farms. And the good water is down about two hundred feet. Also the first streets to be plowed are the ones for the school buss routes. tjl

In Oklahoma, real estate agents are not required to know or disclose whether or not a property has road access. A lot of the land being sold in SE Okla does not have any road access, so the survey is very important to determine if you will have the right to get to the land you are purchasing. I have seen a few people get in a huge bind over that.
I've been online searching and central Colorado look good. Lot of owner financing 5acres generally 7-19,000$ going to use entire tax check and the Fiat money I have saved.
