what are your thoughts on COLD TEXTING with the goal to schedule a COLD CALL i feel as though this is good for the newer generation who doesnt want to pick up random calls. Like me persoanlly id much rather have a simple short straight to the point text looking to schedule a phone call then some random dude calling me while im busy all day.
@@OfficialBonusBandits My knee-jerk response is to tell you to grow a pair and pick up the phone. You are a professional running a business. Learn how to communicate to people using tone and voice inflection. It is the proven method of building trust. Could you imagine going to trial and your attorney only wanted to discuss your case with you via text or to have a medical procedure performed where the doctor only explained things via text? Then I saw where you mentioned that you are just trying to get someone on the phone with you…in that means then texting works all day long. However, it is much easier to say “no” via text versus saying “no” in person or over the phone. I question, why are you “cold calling” mortgage leads? Would that time be better spent “texting” local Realtors / Builders through various social sites (IG, Facebook, LinkedIn) to introduce yourself and ask them to further connect with you over lunch or coffee? Is the money you are spending on leads not better used paying for coffee or paying for lunch with a person you wish to work with that could feed you an endless supply of GOOD leads for years to come?...

i work for a mortgage broker with an in house real estate team. i'm brand new to the industry and have been at this job for 2 weeks. they threw me on the phones my second day with the objective of booking appointments to recycled zillow/trulia leads & getting them partnered with one of our realtors + a preapproval with our lenders. is it normal (as a lender) to be calling to try and get people preapproved & also set them up with a realtor? I feel like cold calling other realtors makes more sense to grow my business.. any feedback is appreciated
Hey Tara - This is not abnormal. But is also not for everyone. It sounds like they have you earning your stripes and paying your dues. You are adding tremendous value to the realtors, which will further cement your partnership.
Great info! QUESTION: What do you say if the contact doesn't want to meet? I don't want it to become awkward and I want to keep the door open incase they change their mind.
Hey Justeen - thanks for the feedback! If the reason to not meet is COVID then I offer Zoom. If they are just not interested in meeting with me in general then I accept “no” and move on to someone who is willing to meet. If I know the Realtor is a “whale” and I am confident our business practices mesh well then I will accept “no” but inform them that I will stay in touch in case things change. By stay in touch I mean I am going to mail them some info: handwritten card, a copy of one of my favorite business books, send them a personal gift of less than $25 to get their attention etc. I will get creative if I feel there is true value in building a relationship with the target… Hope this helps!
