There are no credit reporting agencies in the Philippines; so no credit checks. The main thing they verify is your source of income. For our house, I gave BDO bank my monthly pension statements from the U.S. Air Force.

Personal check from a local bank will probably not do it. I have not gotten a bank check before; but I'm thinking that is probably what you need to purchase a house. You will not get the title right away. Getting a title in your name is a lengthy process here. In our subdivision, you have to pay per lot. Some people here bought two lots; one for their house and another lot for a garden. So, they pay two HOA fee because they own two lots.

We actually wanted a one-story house too; but the only one-story house they have at Camella Homes Aklan are 1 bedroom. And the 1 bedroom house is attached to other 1 bedroom houses; they call them row houses here. We wanted a detached house so we have outside space for our dogs.

How would a foreigner buy your house or anyone’s house if the foreigner is not allowed to own land in the Philippines. They should change that law it would be good to have foreigners investing money throughout the Philippines. That law makes no sense
Foreigners married to Filipina are the only foreigners here owning land; land under Filipina’s name. It’s under the 1987 Philippine Constitution; they would have to amend the Constitution.

Yes, I am Fil-Am (dual citizen). The price of 1.5 million pesos ($30k) we paid was for the house and lot (land included). Purchasing from Camella Homes was easy since they own our loan until our house was built. We paid them the downpayment and our initial mortgage was through Camella Homes. Once we moved into our house; we switched our mortgage to Banco de Oro and got a better interest rate.

A Philippines ID card; I used my Philippines driver’s license. And my source of income; my U.S. military retirement pay statement.

Unfortunately, VA Loan can not be used in the Philippines.

In Thailand, Foreigners are allowed to by a house or condominium but they can’t sell it before 10 years of ownership.
