    Very informative Kuya! I remember going to the mall 5 years ago and was approached by Camella in Balanga and now the prices have doubled. It's depressing to see the prices go up so quickly especially when we want to build one in the future. Thanks for another great video Kuya!

    Thank you for the personal insight based on your boots on the ground first hand knowledge. Glad to know Camella homes are built very solid with concrete and little wood. Good to know now can buy a Ready for Occupancy house. Do you know if a VA Loan can be used in Phils?

      Unfortunately, VA Loan can not be used in the Philippines.

    Love your house . I would like the same house but a ranch . One story. I know the prices went up but it’s still an amazing deal for a beautiful house . Thanks for sharing guys .

      We actually wanted a one-story house too; but the only one-story house they have at Camella Homes Aklan are 1 bedroom. And the 1 bedroom house is attached to other 1 bedroom houses; they call them row houses here. We wanted a detached house so we have outside space for our dogs.

    good to know. thanks for the info. since there's a HOA did you have to go through them to approve the cement project of your yard or any other type of outdoor project?

      I have to get approval on any projects within our property from Camella Homes management.

    Very good info. The price you paid for your house is a steal. I currently live here in overpriced Cali and have had it. My retirement plan is to move back to PI and live in the province too. Are you fil-am? If so, how was the process in purchasing land? Thanks!

      Yes, I am Fil-Am (dual citizen). The price of 1.5 million pesos ($30k) we paid was for the house and lot (land included). Purchasing from Camella Homes was easy since they own our loan until our house was built. We paid them the downpayment and our initial mortgage was through Camella Homes. Once we moved into our house; we switched our mortgage to Banco de Oro and got a better interest rate.

    I wonder if you ever had a chance to meet with the Burdios couple who have settled there from Hawaii?

      No, we haven't met the Burdios couple. Did they settle in Aklan province?

      I believe they are in Kalibo. With travel restriction either eased or rescinded in many places and more available flights to Manila, I am starting to shop for fares that will not cost me an arm and a leg

    What documentation did they require you for BDO house loan?

      A Philippines ID card; I used my Philippines driver’s license. And my source of income; my U.S. military retirement pay statement.

    Do they check credit reports like in the US

      There are no credit reporting agencies in the Philippines; so no credit checks. The main thing they verify is your source of income. For our house, I gave BDO bank my monthly pension statements from the U.S. Air Force.

    How would a foreigner buy your house or anyone’s house if the foreigner is not allowed to own land in the Philippines. They should change that law it would be good to have foreigners investing money throughout the Philippines. That law makes no sense

      Foreigners married to Filipina are the only foreigners here owning land; land under Filipina’s name. It’s under the 1987 Philippine Constitution; they would have to amend the Constitution.

      In Thailand, Foreigners are allowed to by a house or condominium but they can’t sell it before 10 years of ownership.
