Need a list of bad tenants that landlords can go to before they rent
That sounds like a great idea, but someone would be crying "discrimination" and boo-hooing to the media. This is way a good deal of landlords decide to unload their properties. Too much hassle.....
You'd think tenants like these would have the worst credit score, which is why landlords always check credit history.
yes. there is a way. take them to court and it will be on their record. Follow the state rules, else you will be the bad guy.

Totally right. Honestly, we should do this for everything: give people social "credit scores" and people with bad ones cant rent, take the train, etc. You would need a TON of surveillance for this to work though!!

There are a few ways to identify this type of tenant so you don't end up renting to them. It always ends up being the good-hearted, mom-and pop landlords who get taken advantage of by leeches.
yes. there is a way. it is your house and you can rent to whomever you want. But it is against the law to have "preference". LOL. The gov't is not around to help you when the house is a mess. but will tell you what to do.
@@stephenc2481 instead of giving your phone number on a public listing site or facebook, just list an open house and give the address. Host an open house at the property between 7 to 9 am Saturday and 7 to 9 am Sunday. You only consider applicants who show up between those hours. That will eliminate 90% of tenants you don't want to rent to. It's completely nondiscriminatory and 100% legal.

Covid. Had crackheads try to remain on several properties they didnt belong on after the owner of the properties passed away from covid. They cited the covid policies but it didnt work because there was no rental agreement. Still had to pay a lawyer to draw up legal papers for dates to get off and let him know he and friends would be arrested if seen on named properties afterwords.

It should have taken less time if they didn't pay rent for more than 2 months. If a tenant is skipping payments and is delinquent two or three months they should have been evicted by the court immediately. Not have tax payers foot the bill for the attorney fees. It should have came out of the tenants pocket. The system is totally screwed up. If there were no small landlords and only investors in the game of renting the laws would definitely change but it's just someone trying to make a living by giving someone the opportunity to rent and have a roof over their head and are ungrateful.
There are LLs in California where it took over 3.5 years to start eviction. It’s months after that to actually get them out
So glad i rented out my basement to help pay my mortgage off quicker, but that was years ago, and i charged so cheap, you'd be a fool to scew it up. I dont think such gentlemans agreement would work in this day and age. Sad. I let a homeless lady with 2 kids, one was in my daughters Girl Scout Troop move in a Christmas for 30 days. Within a week, she had every druggie in the neighborhood over, I gave her the boot, but my tires were slashed to thank me for my kindness. No more helping, now I refer to local social services.😅

same thing can be said for grocers, doctors, clothiers, etc. Yet for some reason its only housing that should apparently be free for everybody. Recent stat from ST article: despite "expensive" rents its still about half as expensive as owning for an equivalent space. And you have to come up with a few thousand, not a couple hundred thousand down to move in. Renting is far cheaper than owning. So yes offering a home for rent is a service. As a renter you also aren't responsible for maintenance, taxes, insurance, and carry little risk. If the property is destroyed by natural, economic, or political reasons you can walk away losing very little. Not true for the owner. And for all this your only responsibilities are pay rent and act like a functional adult.@@cosmicllama6910

I don't understand why people trash their rental. You can be poor or less fortunate and not be a shtbum.
Every place I have ever rented I returned it in better condition than when I moved in.. never had a fuss over the security deposit being returned and you get a good reference for the future.
Same for me when i rented. Many renters are great people who tie care of the property. Unfortunately it only takes one bd own to destroy the owners finances

that's why you don't rent to just anyone. work out a method to select tenants. I have mine and it doesn't match with what the state wants, which is to let everyone in, as long as they have the ability to pay. it is a sure way to lose your house.

rent for an entire property has to pay for the loan, plus all the other expenses, and make a reasonable profit or nobody will do it.@@cosmicllama6910 If you have some issue with paying rent part of which goes to the owner's loan you are welcome to seek out paid off rental properties. You can buy lists of properties that are paid off, and do title searches to find free and clear properties. You will probably then just complain that the owner has too much profit margin instead since they will still be asking market rent though. Though the funny thing is, the higher the profit margin the better chance you might have of getting somebody to rent to you, all else equal, because there is more in it for them. If I have an unused basement ADU and my expense profile meets your criteria and you come along and ask to rent it for $900 based on your assessment that costs my $800 to run it, I'll laugh at you. If you however offered market rate of $1800 I might at least think about it. Sure I have a big profit margin, but it still is market rate so not any more expensive to you than the leveraged corporate apartments next door.
News flash: even social housing is built with loans. The government just calls them bonds. People and investors buy them, providing cash for construction, and expect payback with interest over time. Its exactly the same thing.

and this is why it infuriates me that the laws in this state is all about tenants rights and landlords have none. I've stopped renting my home for similar reasons and will now never be able to retire. This is how tenants treat rental homes. I spent 100K remodeling/ fixing the damages they caused and i'm not done yet.

I say this as someone who has faced eviction because of a horrible financial situation, and had to live with a relative for a few months while we got back on our feet. There is no RIGHT to housing!!! Period! When states make it easy for people to live rent and consequence free, eventually there will be NO housing because people won’t feel the risk is worth the potential reward.

Whenever I get a bad tenant, I double the rent for the next tenant. I eventually end up with nursing students or other similar professionals who can afford it and need the place to stay clean because they need to be able to go to school.
Glad I no longer have a rental. It was sold before the pandemic. So thankful for that!
You have to vet all perspective tenants. Credit score, criminal and employment history along with strong references need to be closely looked at before approval. Best thing is to have multiple perspective tenants where you can choose the best one.

Must pay 1st and last months rent, deposit, credit score over 700, proof of income over 100k, sign an agreement starting at 3 months, to 6 months 1 year, and the tenant should agree to be charged and removed for violating any agreement, missed payments, destruction, charged by the city, and charged for repairs. And to be black listed the same way airlines do it.
Been there. Luckily I didn’t have to do an eviction process. I just wouldn’t renew the lease and they left… the left most of their garbage at my house which cost me $12k and two weeks of my lime and labor to refurbish the home to sell again.

Professional tenants living off others... including the tax payers. This hurts EVERYONE!
Transferring property rights from owners to occupants has been happening in many jurisdictions. It is having a devastating impact on the supply of housing. The Supreme Court needs to restore property rights to property owners. If the tenant doesn't have a lease, the owner should be able to terminate the tenancy with the same notice that the tenant needs to terminate the tenancy. It is time to get squatters to post up in the homes of the advocate attorneys while they are away for a day or two. They will learn that it isn't that the landlords' attorneys are lacking, the deck has been stacked against the property owners. Maybe these attorneys will understand the situation if they are forced to sleep in their car while paying a mortgage and utilities and taxes on a home they own but they are denied access to.
Too many times independent, small landlords don’t want to be ‘mean’ and let red flags continue far too long. The process it’s self is several months so waiting to file just compounds the process. We small, independent landlords and we have 5 small cottages. We have only had 2 evictions that went smoothly but they were from the previous owners. For 20+ yrs we work with tenants when they come on hard times but if they don’t show effort we start the eviction process immediately. This results in them either putting in effort to work with us or the move to avoid an eviction on their record. It is our business, a full time job for us so we protect our investment yet we are compassionate. Our average stay is 5-7yrs and we have been part of watching young families grow and move on with their lives. When 1 tenant leaves, they recommend friends or family to replace them because they know we are fair.
Thats been the norm with tenents since COVID..they dont feel the need to pay and they trash your place...its taking land lords a year or longer to get the eviction process started...its disgusting...
There has to be a balance. If you have a tenant that is destroying your property, you shouldn’t have to fight like this yo get those tenants out. I don’t understand how people can live in filth like that! It’s disgusting.

I understand that contract dispute between a landlord and a tenant is a civil matter.
However staying beyond an eviction and squatting should be criminal trespassing.

Landlords need to be as aggressive as a collection agency from 1st day of late rent. Put the legal "Termination of Tenancy" clause in your rental agreement. And NEVER agree to a 1+ year lease upfront. Start with a renewable 3-6 month "trial periods". First diss of phone calls or no contact (without good cause), start eviction process. It's YOUR investment to proactively protect.

Law is for criminals, can't even go on a vacation and leave your home, Squatter's move in you can't get rid of them they destroyed homes in the law lets them. Hard to get your home back, all they need is something with their name on mail showing they live there, and the owner can't get them out. 😢

Its relatively rare, maybe 0.1 to 1 percent of tenancies at most end up like this video. Depends on city and other factors. Big problem here is how long they stay in place during eviction process; during that time the tenant has ZERO incentive to take any care of the place and isn't going to willingly allow the owner in for any reason including repairs. Thats why evictions need to be quick. I've had bad tenants that left lots of trash and belongings and caused similar damage (just a lot less overall) to this video and lots of stress but so far my total losses from all that are well within acceptable tolerances for continuing to operate (I don't do houses though, just apartments - these worst case scenarios seem to be more common with houses) Its a spectrum basically. The vast majority of tenants will be okay, there are a few that will leave the unit absolutely spotless (and sometimes its not the ones you think) and on the other end there are those who will either negligintly or willingly destroy the place to spite you.
How is it morally acceptable that a tenant gets a free attorney after not paying rent and trashing a house?
As a landlord, you probably want to background check and vet any tenants you allow to stay on your land. The same goes with the boarder. The government "landlord" probably should vet anyone who wants to live on the land so cities and states don't turn into garbage dumps from careless animals.

This happened to me as well. The deadbeats paid for a eviction delay package that was a bunch of gibberish that had nothing to do with the case. These types of services should be banned or thrown out immediately by the judge. The people who sell these packages probably say "get one over on dirty landlords" but the reality is they are just digging themselves into a bigger hole for the sake of petty revenge. I had to raise rents and take away amenities and most likely will never see any of that $25K in rent and damages they owe me. A lot of tenants are a lower class of people and that is why they will always be renters wondering why they can never get ahead.
Short term thinking coupled with some combination of actual greed (expecting something for nothing), indifference, mental illness, domestic problems, drug use, among many other reasons cause people to act like this.

Make sure you upload the judgement and all legal documents with their names to the internet so ANYONE looking to having them as tenants will KNOW. I did it and my OLD tenants are screwed!! ! For the past 6 years ANY SEARCH of their names MY DOCUMENTS come up on the first page of the search !!
HJP rep interviewed in this piece says issue is landlords not following the law. Its entirely possible that there are a lot of inexperienced smaller landlords dealing with their first evictions and running into these very complicated rules, sure. But make no mistake. Most evictions are for legitimate reasons and 90%+ are cut and dried nonpayment. HJP's primary tactics aren't to enforce proper service of notices - though they will of course take any such opportunity they can. What they are doing is delay, delay, delay. Especially in king county where the courts are complicit in it. There is no incentive for example for them to discuss the case with their client, or find an interpreter for a non-english-speaking client until the day of the first hearing. Then they ask for a continuance to do these things and kick the can down the road weeks or months. And so on.
Enforce legal process, sure. But abuse the system to avoid confronting the actual facts of the case? no. Justice delayed is Justice denied. HJP and any other attorney using those kind of tactics should be disbarred.
When the system fails. A maybe well intentioned process is used to circumvent comment sense and punish good landlord/land owners. They should make those lawyers go to those properties and see for themselves. Pathetic

LL wont see a dime. However there’s a new technique that does help flag it for other LLs. You issue a 1099 to the IRS for the amount owed in damages and unpaid rent. When they file taxes the IRS will consider that taxable income. Also make sure to get a judgement and out it on their credit as a unsatisfied debt. That way nobody will rent to them ever

Speaking of tax payer money helping criminals out more than the victims..... So a lady I know has had MANY DUI's..the latest one last year, she ran a cyclist off the road and took off..the cyclist broke several bones..they found the lady passed out in a grocery parking lot. Booked her..she used public funds not only to pay for her lawyer etc... She used public funds to pay for her rent for 8 months..almost $10k. That's it..that's the story..pretty lame..oh and the cyclist got no public funds..he has to pay out of pocket for lawyer and medical bills and wait to take the lady to civil court. Ok that's it. ❤ 🌎 ✌

Don't be a landlord if you can't afford a good lawyer. The non-profit lawyers aren't getting rich defending the poor. Your property becomes a business and you have to protect it as such. You don't just take thousands of dollars in deposit and sit back and wait for more He could've sold it instead and in the end he still got a huge profit because he never bought the house in the first place. Inheritance is like winning the lottery, worthiness has nothing to do with it and it's how most wealth is accumulated in the good ole USA. In the end the wife took care of him, in spite of his failure as a landlord.
There a new laws that are trying to deal with the homeless situation and dishonest apartment property managers. The damage to this house is not typical of the average tenant. If I was a suspicious person I would think this was maliciously damaged as a hit piece to attack laws that are protecting tenants and evening the playing field. They like it best when there was just the one attorney representing them. There is absolutely nothing the matter with Someone that's not wealthy having an attorney .
There should be a centralized database for tenants like this. They need to be avoided at all costs.
I feel sorry for this man but there are ways to screen tenants and the story doesn't mention if he did. If you do don't properly screen tenants and get screwed it's your own fault.

I understand what the defense attorney is trying to say, but what he omits is that the legal 'process' is written in a way that forces landlords to pay attorneys and that the law makes no distinction between big corporate landlords and the average 'mom and pop' property owner who can barely afford the process. I've worked with many attorneys in this process and they will do whatever it takes to cause delays. So, on that point, he is not being sincere. Landlords will follow the process and the attorneys will ask the judge for delays based on the squatters personal issues. And, yes, once you stop paying rent for a prolonged period of time, you are just a squatter. What irritates me about the city and states is that at no point do they offer property owners the same protection they give 'tenants.' I have no problem with the state or cities providing 'tenants' with protection, but they should not put the cost of those protections on the property owners. If the tenants are being evicted for nonpayment of rent, damage to property, or other such fiscal concerns, then the city should step up and provide equal protection to property owners and payoff the costs it has caused.
I understand what the defense attorney is trying to say, but what he omits is that the legal 'process' is written in a way that forces landlords to pay attorneys and that the law makes no distinction between big corporate landlords and the average 'mom and pop' property owner who can barely afford the process. I've worked with many attorneys in this process and they will do whatever it takes to cause delays. So, on that point, he is not being sincere. Landlords will follow the process and the attorneys will ask the judge for delays based on the squatters personal issues. And, yes, once you stop paying rent for a prolonged period of time, you are just a squatter. What irritates me about the city and states is that at no point do they offer property owners the same protection they give 'tenants.' I have no problem with the state or cities providing 'tenants' with protection, but they should not put the cost of those protections on the property owners. If the tenants are being evicted for nonpayment of rent, damage to property, or other such fiscal concerns, then the city should step up and provide equal protection to property owners and payoff the costs it has caused

When I had my 2 rental properties, I hired a company to do rental history and credit check and I had a lawyer do the lease. In almost 20 years, we’ve only had to do 1 eviction. We’ve had a few close calls, but when they received the letter from the attorney, they miraculously found the rent money 🤣

Don't get emotionally connected to property. It's a business. Unfortunately, the tenant can't be charged with vandalism. The laws need to be changed. I do agree with the pro bono lawyer that if they can do it for $600, so should the lawyer of the landlord.
