- This pub has been one of our most interesting recent projects. A locally listed building, it cost us about £345k to acquire and it comes with a around 600 sq m of floor area. The first phase of converting this commercial building to residential is nearing completion now. We turned the living space on the first floor into a high specification HMO, introducing a few new features such as completely digital, keyless access.
Now the 6 bedroom HMO represents only one side of this pub conversion. We have plans to extend the site and build new apartments at the rear, utilising the space available to create an amazing residential area.
This whole project has been anything but easy. Planning approval was a bit of a headache, particularly with the changes happening in Birmingham, as Article 4 now applies to the city.

It seems like more changes are coming for the planning system if Boris gets his way. So, you never now things could get easier.

This part of the building is now complete including all fire and soundproofing works. I will do more videos on this as we work through the rest of the building.

Sorry I didn't understand when you talked about the area being an Article 4 one. Do you get the HMO fully licensed and up and running to then apply for the change of use? Many thanks and great content!
Can you convert straight to HMO from a shop upper which is class G? Or do you need to apply to get it to flats and then straight away do it to HMO???

@@ronsax4820 bringing derelict properties back to life is detrimental ? Most pubs have closed because nobody drinks in pubs any more .
@@abdullatif-xv7ni Depends what sort of life you're thinking about bringing derelict pubs back with. Complex individuals with substance abuse issues, served hourly by drug pushers and crack heads?

How receptive are Birmingham Council to the change of use from C3 to C4 through full planning app now A.4 has been introduced?
Hi Dave, it's still a bit early to say. In my opinion I think it will be possible, it just won't be straight forward. There will also be certain areas where this is unlikely e.g parts of Erdington, Edgbaston and Selly Oak.
@@TheSajHussain cheers Saj. We have A.4 coming in Liverpool next year (date still TBD) so a lot of trepidation as to whether it's the end of HMOs full stop, or if they'll still make sensible decisions based on saturation levels.
Fair to say Liverpool council are very anti HMO right now!
@@wulfrunian77 I would lock in some deals now, option contracts etc. Get the HMO Licence apps in now. You could always sell them on later after A4 kicks in.

Hi Darshan, there are quite a few different Architects we work with. It all depends on the project and the Architects experience. Some projects also require the involvement of Planning Consultants.
