      I feel like buying a commercial space in Noida at the insane prices as of this day and including the per square feet maintenance charge of about 15 to 20 rs per month, where the loading is about 45 to 50%, which is insane amount of loading btw, it is absolutely a foolish investment.
      Visited almost all projects of Bhutani, Alphathum a good project overall. But waaayy too pricey for the value it will deliver by far.
      When we'll established office spaces like Candor is not 100% occupied, GIP is not 100% occupied, Ansal plaza is in sorry state, same goes for grand venice mall, Omaxe mall.. do you think projects like GyGy mentis, Krasa, Fairfox, blah blah will pickup soon.? No I don't think even in the next 5 to 7 years. After that, yeah may be.
      I would instead buy shares of listed good commercial builders.

    Could you please give some idea about Suratwala Mark Plazza Pune. Is it a good option ? Purchasing 290 sqft. Possession is in Dec 2025.

    What are the chances of renting out 400-500 sq ft ofc space?
    I ask this bcoz in a commercial building
    Either big companies take the whole floor,
    smaller units have to be given individually and there are so many on a floor, can businesses really afford 70k to 1 lac rent for such smaller units
