So you're saying if that "Joe" sells his house with a buried downspout that runs off his property to a stream on adjacent, undeveloped land to "Sue." "Joe's" downspout has been there for 8 years when Sue buys Joe's house. In Joe's state the statute of limitations in 10 years. So two years after Mary buys Joe's house, she then can file Quiet Title to take over the title of adjacent land where Joe's downspout crosses into even if that land is now owned by a land owner who has developed it. Is that right?

Think about how hard it would be for Harry to prove Tom and Sally fulfilled all the required elements of adverse possession?

What decent does your last name derive from? Curious, my maiden last name used to be Chapiesky.

I had a question that said a grandmothers kids were telling her to sell her home even though she didn't want to and I wasn't sure if it was undue influence or duress, both seem applicable

I would need the question and the 4 potential answers to accurately be able to answer it...

Hi Paul. I'm also in NE. How many questions are on the NE exam & how much time will I get. I looked at the NE RE Commission site but I didn't see that information. I've seen conflicting info when I Google it.
