As someone who just built a house and completed about 75% of the inside myself i have three things for you to expect:
1. You will just about go over budget on everything if someone else is doing the work. Me doing most of the inside work is what saved my budget.
2. If you want something done right you have to do it yourself.
3. Just know that when you are having the long stressful nights of working on it it will be well worth it in the end.

Oh WOW How exciting! FINALLY! We were in a similar boat. We waited 8 yrs before we could start our home on our bluff property. Then it took another 3 yrs to get it finished enough to move in bc my FIL was our contractor. He does commercial builds and did ours in between jobs to keep his crew busy through out the year. Yes at first it doesn look big enough. But I was going to suggest exactly what Deb said measuring your current house rooms and adjusting from there. You wont get a real ideal of how big your rooms are until you get the sheet rock up. Ours looked so much smaller to me when the walls first went up but once the sheet rock defined the rooms i was like Oh okay this is the size i was hoping for. Im so happy for you guys. It has been wuite the journey to get here. It is going to be such a blessing for you guys when it is finished. Seems the longest process for us was the combination of the electrical and the pluming getting done. then some of the finishing can take longer than you think (tile ect)I cant wait to see your house when finished! SORRY this is a lil book just had a lot to say LOL

So excited for ya'll! Carol and I built our forever home 4 years ago and yes, as others have said, it's rare to stay on/under budget. We were about 26k over on our 3100sqft house. But, we wouldn't change a thing.
So much concrete! What an exciting day. I am so happy for you guys. This is going to be a fun video series and I can’t wait to see it finished.

We're in in Arkansas, and my Dad had their house built they laughed at him, wanting to put hurricane straps installed, and he told them it would help on the tornadoes we get around here, looks like You guy's will have a nice homestead when done

BIG Congrats to y'all! I'm sure by now y'all are seeing walls go up and getting to do the walk through each day! As soon as you opened yourselves up to UA-cam and FB, people will watch and you'll have all kinds of encouragement and unfortunately some negativity. You will have all kinds of ideas, suggestions, and the infamous "you should have done it this way" remarks. Just stay the course, lean on your contractor and keep very consistent and productive communication. Building a home is a rollercoaster of emotions and there will be days when you're on cloud 9 and days that you just feel defeated, but y'all got this! Besides, when you're building the house that will be your forever house, budgets are meant to be broken here and there! ;) It's much cheaper to make changes now than after it's all put together! Very excited for y'all and soak it all in and enjoy watching what has been a dream become a reality!

We just broke ground on our Garage/pole barn. Both Helene and Debby came over our property-the eye of Helene came right over us. Spent a lot of time cleaning up and moving trees to the burn pile. You guys be safe, cheers, and blessings. Oh btw, we have been lucky, underbudget at this point!

Nice project, that 5 1/2” extra concrete on top definitely boosted the cost. Poured my new shop last year. Watching to see the progress. I had extra forms ready for the extra concrete left over.
They filled in and packed when they raised it, but you can't "redo" disturbed ground! Thanks for watching....definitely more to this story next week!

it is going to be a beautiful home. here in SE Louisiana all the water lines are piped from the ceiling. the issue i have is what i call pex flex mostly during cooler temps. AS the warmer water flows and expands the pex you can hear it. sometimes it sounds like something is knocking on the ceiling. other than thats its fine

I think they left around the 12 hour mark at 4 or 5pm. I worked until dark on the clean-up. Long day for them for sure.....and they have to wake up and do it all over again on another job! Thanks for watching.

Congratulations! Our retirement home is tiny at 1,600 feet. But it's plenty for us. Of course that doesn't count the attached four car, tractor, excavator, and two cars really, garage.

Did your contractor apply curing agent on the slab, if not run a water sprinkler on the slab to keep it from drying out too fast.

So they told you 60yds but ended up with about 50% more to be around 90yds of concrete. That is an insane overage. It is a very simple calculation using LxWxD. It is cubes of concrete. Wow!!!

Turned in our application for permit yesterday in Okaloosa county after 3 years of planning, clearing, planning, estimating, planning, re-evaluating, re-planning, etc. 😂

Unless the soil around the foundation was wet/soft, pumper truck was not needed. Was it in the original bid? Using a pumper truck can reduce labor and man power costs. $1,000.00 is still money.

No rebar in that slab pour. Its going end up cracking pretty badly over time. A good concrete crew would have back filed the forms with gravel to prevent leakage
Your going to want external outlets for various needs: Contractors so they do work outside during maintenance remodels, cutting lumber, to avoid getting all that dust inside. Generator, etc. For water, you could install ground mount hydrants (usually sold as frost free hydrants). Even during construction you probably want contractors cutting material outside, like cutting tile for kitchen\baths. Outlets & faucets can be made water tight. Use metal boxes and seal up using ductseal or 3m Fire putty. You can make it look better by using PVC trim around outlets & faucets that is flush with the siding. I have my outlet boxes recessed into the PVC trim so only the outlet cover protrudes. House is very airtight & I have to use an ERV to bring in fresh air.
If your worried about water problems, The best option is to uses 18" to 24" roof overhangs so the walls are protected. Large overhangs will also reduce cooling costs since they provide shade on the walls & windows. Even better if you install a vented metal roof system which cooler air is draw from the soffits & exits a vented ridge cap. meanwhile keep the attic space in the conditioned space.
What ever you budgeted for your home, plan on nearly double the cost for a custom home, unless you want the contractors to cut corners at ever turn. The price you get quoted from builders is always low balled in order for you agree for the project. They will typically tack on "unexpected" costs as the build progresses & also install the bottom of the barrel materials (ie OSB & cheap vapor barrier) instead of the ZIP system.

That is a very big difference on yards of concrete. Something is wrong, bad math from someone. You can not be a good builder and be that far off.
I hope you added 20% to the bottom line for overage.

Stem walls still need a footer and they are complicated. I "think" a monolithic slab is the cheapest foundation you can get.
You didn’t figure 3 1/2” of concrete over the entire slab??? 2,400 sqft X 3 1/2” = 26 yards of concrete
If I'm following your numbers correctly, the contractor missed the estimate of concrete needed by 50%. That seems really off, especially if you hadn't requested any changes from the plan the estimate was based on. I would see a 10-15% overrun, but 50% seems high. Hope they aren't that far off on all the other estimates. Maybe I'm just doing my math wrong. More importantly, congrats on starting your dream build.
Budget was 79, original order was 60, final was 84 yards. We weren't happy with that, but happy to get started and hopeful everything else comes in ON BUDGET! Thanks for watching.
