I'm myself living in my 1+1 condo in downtown Toronto (my tenants moved to a bigger unit last month so I moved in) , while I'm looking to buy a second condo as prices are now dropping - I was putting offers since last year and kept getting outbid, then covid came along and I held off, and now it's slowly starting to feel the effects of covid. I'd definitely be interested in seeing some other units and rough rent amounts from you guys. I don't know how much I'd rent my unit for when I move out! Rent prices are changing fast!

Honestly one of my biggest fears is not being able to EVER afford a house, especially in Toronto! I live in suburban GTA right now, and yeah, home prices are around $800,000. While it sounds cheaper to buy a home in the suburbs, I know that there are other hidden costs that come with it (eg., having to have a second car, ALWAYS needing a car to be able to get around, Presto costs if you ever end up working downtown, etc) which is why I really want to end up living in Toronto one day. But what with all these houses (even the small, old ones) costing a million dollars............. geez
Hey Nicole! Exactly how I (Steph) feel - it's so hard to break into the market buying in Toronto itself, but overtime living in the GTA suburbs adds up too, and it's also already v expensive as well! Don't look at the entire price of the house. Just concentrate on the Downpayment and closing costs of the property. For an $800,000 house target for $220,000 in savings in seven years. First time buyers tend to get dismayed when they fixate on the entire price of the house thinking it requires 16 years of savings to be able to buy which is not the case. By looking at the property as a $220,000 purchase makes it very feasible
Ughhhhh I’ve been trying to buy a house for 6 months in GTA (Ajax/Whitby) and houses have been selling for a minimum of $100K over asking price even all the way out there. I’m just about ready to give up. Thanks for the video guys! It’s very validating to hear someone else voice my frustrations.

The Canadian economy needs real estate to do well. It's nice if you already own, however for someone trying to own a property you'll have to pay a high price. Unless wages rise to keep up, I just see renting being the future for the majority of the public. Housing is way too overpriced in Canada's economic centres. Outside of that, they're cheap but there's no jobs where the cheap housing is
Agreed with everything you mentioned - home ownership is becoming less of a viable option for the majority of people - renting is definitely not going away (or down)!

Having worked from home for myself for many years it is interesting to see how people want more space which only makes sense. I believe this change was coming but just sped up by the pandemic. I’m in Windsor Ontario, right next to the us border, and housing prices and rental prices are rising so fast it’s insane! We pay $1325 for a three bedroom/one bathroom house, and got in here 6 months ago, and now we’re looking at the rental market for fun, and there are no rentals under $2k for what we have now. The average housing prices here are over 600k, and it just doesn’t make sense to buy, especially when we are able to save 4K/month while renting.
That’s interesting, and crazy how in six months the rental market jumped up so quickly! A good example of when it might make sense to rent instead of buy - especially when you have a good price!
Great video! Would definitely be interested in more real estate videos. One note though is that return on real estate investments in major cities like YVR/YYZ are terrible; investors are just banking on capital appreciation!
You guys forgot to mention a very key issue which was AirB&B rules changing as it affected investors selling their units & rent prices dropping drastically due to it!

We’re currently moving out of our 1+den 2 bath unit near King and Spadina. We’ve paid $2400 since 2018 which doesn’t feel that bad split across 2 people. We considered taking advantage of covid rental prices and moving to another unit with a bit more space but ended up deciding to leave the city. 8 months of WFH has taught us that we need a house and a backyard stat 😂
I live in Toronto too and looking at the condo market dtown and it's insane despite the pandemic! The only good thing is that the interest rates are low so you may get away with putting less of a downpayment for the same monthly mortgage payment.

Thinking about leaving the city (work from home life) but it feels like the best time to stay because the rent is going down for the first time in so long! :)

In addition to the video you created to see the various condos you'd get for your money, I think your audience might benefit to see a similar comparison video taking those same monthly $ amounts, and what you could get outside of the city (and even in the countryside, where you're from Steph). ps. Speaking from a person that lived in various parts of the downtown Toronto core for over ten years, that just very recently sold it off and moved to the countryside. It was a great experience for me, and one that might open some eyes for your audience.

My pre-construction condo just recently broke ground last month so I got lucky to buy when I did because it will most likely finish with delays in 2-3 years post-pandemic where hopefully the market bounces back by that time which I assume it will since its Toronto
That’s why so many millennials are moving back home. Most people I know that DO have their own place have had family help with the down payment. Down payment is the hardest part for many many millennials including myself. Also, if you’re throwing $2,000 a month to rent your own place, good luck saving for your own place.
Overall prices are definitely going up - it's only those tiny condos that have a bit more price flexibility right now! We'll have to see how that trend changes over the next few months or so as the pandemic endures! ✨

Bidding wars only exist when interest rates are low. They are at historic lows right now. Unfortunately anyone who buys cheaper properties who are hoping to gain equity in it will likely be behind the curve if they want to buy more expensive properties in the long run. Only way I see more people breaking into the more expensive housing market is to buy that cheaper property, let it gain in value and on the side start saving as much money as you can into things that will grow and you'll be able to take that and use it towards down payments etc. But at the end of the day until Toronto starts implementing a foreign buyers tax then we'll always be competing with global buyers.
Yea, it doesn't help that everyone is looking at houses as money making investments. So that is a major component on why our housing prices keep going up. But the government now said that they putting a stop to foreign ppl buying houses here. But it's too little too late. Seeing as how our generation might not ever be able to afford housing.

New York is definitely a crazy market as well - it makes it tougher to plan where you ‘want’ to (aka can afford to) live!
