For older homes, how often do flippers renovate the plumbing and electrical? Sometimes my concern in doing this type of business is leaving a homeowner with a less than product because the fixes are cosmetic.

I have a house I an interested in flipping. It’s listed at 1.05M. There is one comp same neighborhood, square Ft, beds/bath size of yard that sold for 1.55M. All other comps at 1.1M. Is this a good deal? I am hesitant due to only one comp at 1.55M.

(1) Why did you not change the contractor if the timeline changed from 2 months to 8 months? I am assuming the price was based on a list of work items. The contractor was only getting paid after the work was done. (2) How did the contractor come to the conclusion that the addition or the bathroom was not permitted? (3) What does the contractor gain from wasting time? He is getting paid the same regardless, correct? (4) Can you not save on the commission by being your own agent?

Sounded a lot like my first flip except I got jipped by 3 contractors that stole my money. I thought holding onto it and doing the job right would cost me the same as letting it go at a loss... so I let it go and lost a lot. :(
Awww, I'm so sorry to hear that! I think this is a disadvantage for women in this business, especially if the contractor find out that we are new. Sometimes getting out of a bad deal is better than holding onto it and burn more money and energy. Are you still doing flips? I hope you are able to use the lessons from your first flip to grow in the business. ❤

isadorable can_too thanks! When you go to real estate meetings, go up to experienced investors and introduce yourself. If you have funds available, you can also offer to lend money on their deals in exchange for mentorship. Or if you find a deal, offer them profit sharing in exchange for mentorship (this is what I did). You might be surprised, a lot of investors are willing to help newbies 😊

Well they would have to agree to bring it up to code in order for their remodel to be approved.
@@livelovelife32 depending on the work being done... if it is cosmetic, you do not need a permit/aka to bring things up to code

Speak to a community lender. They lend to the hard money guys and will be able to get you in touch.

Being scammed in real estate is a painful experience. Finding a contractor you can trust is the biggest contributor to whether you are successful.
Definitely, trust is everything when it comes to contractors. Finding the right one can really make or break the whole project!
