This price high is due to black money of politician and government officers, if GOI banned 500 and 2000 note forever and allow big note of Rs.100 or 200 only, the price will down upto Rs.15,000/- per meter only and this is the actual rate of these type of properties
These financers have raised rate so much that it has been impossible for aam admi to buy property of any sort or size. Some solution must be suggested.

Therefore i consider Delhi's plots(even though it is only a GPA plot & not a registered land & you have constructed a house/shop on that, if you get a registered plot that's simply the best), the safest & good over any high rise flat in Noida/Noida extension, where there's still too much uncertainty over the long pending projects & low occupancy of flats & dubious selling of flats(by thugs/frauds), where most people are buying or have bought them only for investment purposes (this shows the property will take a good number of years to develop as a populated society if at all it has to develop). While Delhi being the National capital has huge advantage over any other city in the country as it's the natural hub for people across the country who are visiting the settling here in huge numbers on daily basis. Delhi's commercial market is still very big (only after Mumbai). It's simply impossible for any city(only Mumbai can) to replace Delhi.
In Delhi, unauthorized colonies are more safer then noida, greater noida builder flats. And middle class can't be able to buy the authority plots because property cartels increasing property rates day by day without any reasons. Also, delhi has its own charm because in 2 or 3 km range you can find almost everything nearby like hospital, schools, grocery, saloon, shops and public transport of delhi cannot beat by noida and greater noida. I am living in delhi from 25 years in unauthorized colony without any problem. Hospital from my home is 700m, school is 500m, local sunday, friday market around 200m, salon 200m, airport is 6km, new delhi railway station is 14km that's why delhi is best but the main problem is pollution, traffic and population.
Property rate is increasing everywhere in authorize sector because of inflation 1 plot of 200 m costs around 1.5 cr in gurugram in 2018-2019 today's cost is 3.8 cr same case we have in noida also 112 m plot cost was 1.4 cr in 2017-18 now it's around 2.8-3 cr then automatically the price of greater noida plots will increase according to the market . In 2.5 cr to 3 cr u can 500 m plot in greater noida same if you invest in noida sector's hardly u will get 150 m
You can't compare gurgaon rate with Noida, greater Noida. There is huge supply demand gap, earning per person gap between Gurgaon & Greater Noida. If you compare Mumbai property rate with Jaipur that's not justice. Same here.
