Mike, Always great advice. Lead generation is the toughest thing to do. My wife is a Real Estate Broker in Reno, NV and we have only been here a few years. She had been an agent for 27 years and she is in her early 50s. Starting over is much work and she is down in sales by 50%. When she gets in front of a selling she lists the home 90% of the time. The key is getting in front of the seller and lead generation. PS She uses your steps and has followed you most her career and knows your scripts inside and out.

I don't understand how to give a price if I've never seen the inside of the house? What if repairs are needed that the seller is willing to do or not willing to do? The price should match condition and location...but if I've never seen the house how does that work? Advice?

In that package, you mention giving the seller the CMA and also the price at which I would price his home, but my only reluctance in doing so is esp. these days, some sellers will decide to sell on their own after they've had that information and now that they know what an agent would price it at, any advice on that situation? thanks again !
Wait, prequalify the seller or the buyer? If Mike is talking about prequalifying the seller, what for? The only reason I can think of is if the sale of the seller's house is part of a contingency sale so he/she can buy a new house. Am I missing something? I'm thinking of prequalifying/preapproval in the sense of getting a loan from a bank or other lending institution. Is Mike speaking of some other colloquial expression of prequalifying?
In the Hills outside of LA California Realtors can make $125K on every sale. That's one side, not even counting double ending a sale, which happens as often as everywhere else. I know a top 30 in the nation who makes 3 to 4 M a year (he still cries poverty, though) Just depends on where you are.
