Mahindra Lifespace, please reply: Why is "MYSERIES AMENITIES" a secret in Mahindra Happinest Kalyan?

- On page no.27 and point no.(iii) of the Mahindra Happinest registered agreement, it mentions "Myseries Amenities" which Mahindra Lifespace Developers Ltd says will be constructed based on poll or popularity of amenities. Are these above-named amenities listed in any annexure of the agreement? Is the procedure for conducting the poll transparently declared in any appendix or annexure of the agreement?
What does "MySeries Amenities" actually consist of, and does Mahindra Lifespace Developers Ltd propose to decide which one to build or not build based on poll or popularity?
The agreement states that "MySeries Amenities" are not part of common amenities of this project, but it suggest or implies that flat-buyers will be required to pay charges i.e. "rental/usage amounts". It appears "MySeries Amenities" are neither part of the flat (privately own by flat-owner) nor part of common amenities (jointly owned by flat-owner through cooperative society and/or federation of cooperative societies). Then why are "MySeries Amenities" included in that Builder-Buyer Agreement? In what way are the "MySeries Amenities" relevant to the real-estate project called Mahindra Happinest Phase 2?
On page no.28 of the agreement, details are given about "Club House". Is the Club House part of the common amenities which will be handed over to the cooperative society or federation of societies? It appears that Mahindra intends to impose the "operator" of the club unilaterally on the flat-buyers, without any legal remedies in case of the operator's non-performance. Because the BBA states that the promoter does not warrant or guarantee the performance of services of the club operator but the flat-buyer is obliged to pay any charges that the operator may choose to impose on him. As the club operator is not a party to this agreement, how does Mahindra Lifespace derive the legal authority to bind the flat-buyer to conditions that are clearly one-sided and favourable to an operator whom Mahindra may unilaterally select without any concern for performance of services?

@krishnaraj rao.... sir u r doing superb job. do u think there should be some payment power rest in the hand of buyer, like last 25 percent of the flat cost to be paid to builder only when society is formed ,all the OC ..CC documents are given to the buyer.
Don't buy underconstruction property. You will have 100% power in your hands.
This is the classic example where we should read the agreement before signing and get it verified by a lawyer. It hardly cost some money. The agreement performa generally available on maharera.
Greed of builders are increasing exponentially

They are planning to lease out such amenities to public for regular income. This will create security issues to the society with non society members coming in and using the amenities

They are additional amenities given on payment basis
... given on COMPULSORY payment basis. Those who live in Mahindra Happinest are compelled to pay for these "additional" amenities, which is not really part of their housing project.
