    How come no Lennar Homes in your videos Lennar has some hidden gem floor plans like the Preston the Columbia the Raleigh. Plus they have more features then DR Horton also new communities in Spring Hill houses are very cheap for same floor plans then in those boogie places

      I have lennar homes in videos… they just didnt make that one.

      @@TampaFloridaLiving yeah but very far in between but it’s just not Lennar for the most part a lot of the videos only talk about affordable luxury homes but there isn’t anything affordable about half a million dollar homes with CDDs and extra HOA fees in Epperson Mirada Connerton or the upcoming Angeline. Not everyone can afford those homes so I don’t know where the affordability comparison comes into place here

    Is it true about the insurance policy are going up and up with flood insurance policy as well in this area way too high in price

      So yes and no answer. Insurance premiums have risen over the last 18 months. But mainly for much older homes. New homes are affected but its peanuts compared to a 1970 home like i actually own. Annual coverage for a new built lets say 2500 sqft should be under $2000 annually. You also should not need flood insurance as the home builders are building then to code (elevation) and should not require flood coverage

      I used to pay $900 a year on a 2013 home now just last year it went up to $2000 crazy

    I checked out Epperson and it was disappointing for the money. Personally, I’d rather have my own pool if I was dropping this amount of money. I did however like the neighboring community called River Landing if I’m not mistaken

      Yeah… some people absolutely love it and others not so much so i get it. Rivers landing is nice. Its definitely another style!

    With these interest rates 400k is not affordable when median household income in Tampa is ~60k. you'd have to be in the top 25% of earners to be able to qualify for a 400k house these days.

      I hear you but it all depends on your other expenses. Ive helped a lot of people that have lower debt achieve a new home. If you have a double income household its even easier. Also remember with a newer home you save on insurance and energy costs saving hundreds per month
