Investing in Airbnb properties has been a lucrative venture for me. It's like having your own mini-hotel empire that generates passive income month after month. By carefully selecting the right locations and providing top-notch hospitality, my Airbnb investments have consistently outperformed traditional real estate. We travel full-time using Airbnb and love it! One thing I think every Airbnb should offer is coffee. It's a simple thing to supply and really helps us, full-time travelers, out. We can't carry around a coffee pot after all. : )

I love Airbnb and recently I've been wanting to try out an experiment. I've often been fascinated by the idea of RVs and being able to tour around the US and visit anyplace I want and be very mobile. But then I thought why not use Airbnb to be just as mobile? If you have a good Airbnb location or your home is in a good location for Airbnbs. You can just put your own home on Airbnb when you want to be travelling and just lockup your personal items in a certain room or garage and lease out the rest. The income you make from leasing your airbnb you can use to stay in other Airbnbs all over the world. It's kinda a fast form of home swapping.

Off topic. Is protection needed on the box springs as is needed on the mattress? If covers are on both they tend to slide. Thanks for all your videos. Have watched most. You are an asset to the short term rental business.
Here's 1 thing I wish I knew: Airbnb does not care about hosts! I've been hosting since 2014 and anytime there is an issue with a guest where they break stuff or smoke in the house, Airbnb will tell the host there is nothing they can do. If the same thing happens with a guest from VRBO, it's gets resolved. They make sure we don't get screwed. Airbnb only cares about transaction fees which is why if you host on their platform, expect them not to have your back. VRBO on the other hand has been great. And this is based on 7 years of experience on both platforms.
As a guest I can tell you vrbo is horrible and I would never use them again!

If you have an Airbnb, and you’d like to put an arcade cabinet in it, I do a pretty nice build for Umbrella Arcades. Its a modern, wall-mounted unit with most of gaming history pre-installed. The cabinets are hand-made in PA using powder coated steel.

The most helpful hint is VRBO is the way to go esp. With AIR BNB requiring you to do illegal activity. Been Doing this 10 yrs now VRBO less of an issue, Tenants are usually better and the customer service at least their.

I am at holiday towns and weekends get booked as do weeks but never mid weeks alone or rarely so thats only true for cities

I'm currently renting on airbnb. The apartment is located in the south of france near Cannes. Last year I rented for the summer period I managed to have 5 months full booking and all my clients were delighted I got an overall rating of 4.6.
This year I have bigger project I will put it to rent all year on airbnb and other platform thanks to your advice and the small details that will make the difference I am aiming for an overall evaluation of 5!I found That to do seasonal rental is a good way to make the most return on an investment and you get too meet people from all around the world. next year i'm planning on getting a second flat to create a portfolio of real estate investments.
i'm currently just starting automate a maximum, but the programmes a bit complicated to use, i've started using a programe thats called TOKEET. have you got any sugestions or tips on other programmes that can help synchronize and automate (pricing -calenders-messages to clients ... )

I'm currently working on a course for advanced short term renters like yourself. One of the modules is going to be automation and how I use every tool. wow i was told here in my town fairbanks alaska to avoid airbnb because it was hard to get connected.many of us here do not have such great computer skills and i am one of the worst.so i have chosen b&b.com they seem kinda easy and already a women called from there and told me she was going to give me special help.how wonderful as i really need it!!!this is very very good and lucky for me!!i did contact airbnb last year found it too hard and no help so i dropped the entire idea.well i am sure glad i got rid of the tenant and have spent 4 thousand dollars to fix everything right so now i am willing to give it a try with a good co.who is willing to work with me!!!hha i sound like the kid asking ti get into special help classes!!oh well at least i can make myslef laugh!

What do you do about people challenging payments that they made to you? Telling their bank that it's not a legitimate transaction. Scammers, trying to get a free stay. A friend of mine said that happened to someone he knows.

How do you get into instant booking. We travel using AirBnB and are highly rated as a guest but not sure if we are part of instant booking. We are about to list a property in the mountains of New Mexico.
I have yet to outsource or ask for reviews. I do allow instant booking but find that people generally book with us need pre-approval

My question is should I be changing the bedding such as bed sheets, pillow case, duvet cover after every guest has checked out. Is this good practice? Yes, we need to change pillow case, duvet cover and bed sheets after every turnover. About managing others property, it’s really depend on with you and the person whose listing you want to manage, because if they are not comfortable sharing all the listing payout and tax info with you, they need to add you as co-host.

I find dynamic pricing difficult. I use Airbnb`s automated system but I submit the low and high price. I may have to look into this more. Thank you for the video! You lost me at asking for a 5 star review however. Whenever someone does that, that is the last rating I want to give. IMHO, seems sleazy. Let the guests decide on what rating they want to give you. I also think asking for a 5 star review could get you banned at Airbnb (if you are on Airbnb).
I work in customer service and if I ask for a 5 star review I get them & if I dont ask at all lets say for a month, I get zero.

Why use the Dynamic pricing or Beyond pricing that charge a fee when Airbnb offers a free a Smart pricing
In my opinion Airbnb's smart pricing has different goals (secure a booking > increased revenue)

Pick them up. Hide them. Keep them safe elsewhere.

Why do you use a Dynamic Pricing tool outside of what Airbnb has built into their platform?
Wasn't happy with theirs. BP also takes into account the demands based on other accommodations in the area such as hotels.
Hi, I'm a fairly new host on Airbnb. I have miraculously been doing most things right so far. I don't know what to do or how to handle guests staining sheets and/or towels. A set of sheets cost as much as a nights stay and I can't use them once they're stained. How do I handle this? Should I charge guests? It has now happened to me on three different occasions.
Veronica Manes that's why you need to set your cleaning fee.So it can cover for those kind of expenses.If you didn't ask for it, you may always go to www.airbnb.com/resolutions to request money and upload a photo of the said damage made for documentation. 😃
you need to just use the cheaper towls from walmart maybe a dark color. my kids use the 3 dollar towls from walmart
That is absolutely the responsibility of the guest. You can use the "request money" tool on airbnb by including pictures of the damage, state how long you've had the sheets, and a receipt for the set you bought to replace the set that's ruined. And BTW, I've used lots and lots of sheets, super expensive ones, super cheap ones, some in the middle. The most expensive sheets, those beautiful 100% cotton ones are probably the worst kind you can use on a short time airbnb. I've found one source that everyone in the US has access to (it's not amazon) that sells sheets that are beautiful, comfortable, and holds up to multiple washings. They have 2 or 3 big sales a year, and I get queen sized sheets for about $20/set.

Hi Veronica, I worked at a 4 diamond hotel for 4 years cleaning rooms, while in high school and college so I'm going to give you my 2 cents about sheets because we really never had the problems I'm seeing hosts have, here in comments and on the Airbnb hosts forum. Use hotel sheets (Sams Club is where I got mine in half dozen amounts or hotel supply). Cotton/Poly blend, nice heavy material. Guests love them, they feel luxurious, no one complains about the poly content. Stains come out easily. Don't get 100% cotton and don't get sheets at your local big box and expect stains to come out. Also, they aren't as durable, seams will unstitch. Good luck!
I like the video tips, but I would never directly ask for 5 stars. It's likely to make the guest uncomfortable. I agree with everything else though.
Disagree. If you exceeded their expectations then they are happy to give it to you after you ask. In most cases they don't understand how important it is to your business.
I always send a thank you message after I have cleaned the rooms, and check if everything is kosher. And I will let them know I will be leaving an “excellent” review if I was happy with them. I rarely ever get someone that doesn’t leave a review.
The man is forward and ultimately gets what he wants. Worded nicely, and usually customers understand and if they had no problems, they're like "meh, why not?"
I don't think it is something you should apply to all areas of your life, so i see where you're coming from, but since this is business i see more pros than cons.

Hello, if someone could help me out in this situation I'd be grateful! I have submitted an experience on AirBnb, it was approved but it says "unavailable" (Your experience has been approved but it's not live yet). I have set availability dates in my calendar and set out a payout method (it's being reviewed). It did not seem to help, it's still unavailable and it doesn't show in the listings page. Anyone knows how to fix this? Thank you!

Hi, you need to first decide which model you want to adopt. 1- buy own home and rent 2- managing other people properties i.e co-hosting or 3- rent a property then get permission from landlord to do Airbnb. You also need to get a STR license if you are planning to renting your own house. Once you decide which way you want to go. Then just open an account on Airbnb with ID and photo. I was recently passing out a couple of templates. These are 2 documents I made for the purpose of taking with me when I went to pitch a landlord. While you can still give a landlord your business card this gave them a brief overview of what I do & specific benefits to them. I made these to help myself get the conversation ball rolling until I got a feel for the type of landlord I’d be working with, and was able to really nail down and further practice selling them the benefits-all while hoping to land the place. It gave me a solid starting point.
-One was a type of Landlord Letter introducing myself and what exactly I (as an Airbnb STR host) intend to do with the rented property along with some pros and cons of tenants vs guests.
-The second was strictly a benefits page for the landlord, and can be tailored to the type of landlords in your area and you can alter what benefits you want to sell to them, basically.
LITERALLY 2 pieces of paper. Simple, straight to the point and leaves the landlord with a clear picture of what happens and how they benefit. And aside from chemistry during the pitch they are physically left with something to help them remember you by and what you do and how you help them.
Given the popularity of it, I had considered making it an editable template for anyone interested and simply selling it for only $5. Would anyone be interested? So far the feedback has been all positive, especially for those just starting and trying to get more comfortable with pitching, so that is why I am bringing it up
When you first got started with air B&B did you have to file with paperwork sign the state you were in letting them know you were trying to start your air B&B business, I’m just confused about this and wanted to know where to start. How many properties to you actually own, that you co-manage? $500k on rental income alone is quite a bit. Just to confirm, that doesn't include any projects like this when you're monetizing your experience as a host, just on rental income alone.
haha trust me, I lose money on this project. I just enjoy doing it for everyone. I own 7 about to be 9 properties across the US and about to brake ground on a project in Bali with multiple units.

Has anyone else had to deal with an HOA with a short-term rental restriction? Does this preclude AirBnB use?
Yes and many apartment complexes have a minimum % rentals. This is to protect residents who don't want to live in a transient area with tourists
Helpful.......but I don't agree with prompting guests to leave 5 star reviews. The hidden message is 'anything less won't be appreciated' which means potentially biased and unrealistic reviews for those making bookings.
So 5 star ratings are crap, you ORDER your guest to give you a 5 Star Rating! I would never ask my guest to do that! And guess what I receive 5 star ratings without having to beg for them! Isnt' that what ratings are about, the guest NEEDs to decide NOT YOU. far out
