I have lived in Vegas for 6 years (also from Hawaii) and felt like I was ready for something new. After doing research about other states, none has beat the pros of Vegas honestly lol love that there’s so many places to eat especially late night, concerts and large events happening in our backyard.
I moved from Los Angeles to Las Vegas in 1989. Best move I ever made. Saving a ton on income taxes and property taxes isn't the only advantage. This video lays out the issues very effectively.

We were lucky enough to move here over 20 years ago from the LA area. We have seen a LOT of growth. We absolutely love it here!!! We moved into an area called Green Valley Ranch. We did not have kids at the time (we have two now). Boy were we happy to choose this area. It's awesome!!!!! We have some of the BEST schools in the country in this area. Homes were a lot cheaper then. It's a bit more expensive now, but still WAY cheaper than LA. Sean, you did an awesome job with is video!

Very informative. As someone who's lived in Vegas for quite awhile, I think you covered everything very well. It would be interesting to see your take on different neighborhoods, like how Summerlin is mostly retirees or Henderson is more family-friendly while the strip is good for singles, although some of the cheaper rentals around there can be super shady. A breakdown on utilities might also be helpful. A lot of newbies get burned in the summer by that first electric bill. 🌞

One bedroom apartment can be $150 or a two story 4 bedroom house with two A/C units for upstairs/downstairs can be $550. The winters can be as low as $50 and $150 for each. Hope that helps. 🌞
This video is so helpful. I’m in Texas right now and I’m thinking of Vegas. Initially thought of Washington state but I think I may have a lot more fun in Vegas since I love traveling there when I can. Plus it seems cheap and I love that it’s 24/7.
You forgot the cons of all those desert critters. In most states, people only have to worry about mosquitos, flies, and spiders. In Vegas, there are LIZARDS and SCORPIONS that can get in your house and yard.

Sean, EXCELLENT video, excellent presentation!! I see you're a realtor so you obviously know your stuff. I can tell you put a lot of thought into this video and did a lot of research. I was lucky enough to live in Vegas back in the 90s for 4 years (bought an older home off Mountain Vista, between Flamingo and Trop), worked at the MGM Grand running a deli, and absolutely loved my life there. I had friends, made great money, and since I don't gamble, I loved the casino atmosphere without going broke!! I would still be there if my wife didn't want to move back to Ohio. I'm one of those who HATE winter, so the intense summers in Vegas never bothered me...small price to pay for 4-5 months of mild weather between November and April!! The only thing you did forget to mention in your video, when you were discussing traffic, was the INSANE traffic on the Strip, which is unavoidable. Anyway...great job!!!

Oh man, its been almost 20 years since I left Hawaii. The cost of living in HI just doesn't make sense for me at this point. I enjoy visiting home, but wouldn't move back unfortunately.
That is the reason why I moved away from back home and came to Vegas I lived here since 2005 the cost of living in Hawaii was too much I was also working 3 jobs
I left Atlanta for Texas 10 years ago for the same reason and it was the best decision I’ve made. I’m now looking to move to Vegas in 2022 and wish I would’ve just did it this year but I’ll be able to plan my move better for next year. Good Luck with your decision 🙏🏾

I currently live in the Bay Area and thinking about moving my family out to Henderson. The pros definitely outweigh the cons, but had 2 questions. 1) What parts of the year does the heat hit 100+? I heard April through October? 2) What areas have the best public education? I heard Green Valley Ranch, any others?
Hi Ben, the summer months is when it is hot. Probably around May-Sept. As far as schooling goes, I believe Henderson is pretty good, but i'm not 100% sure. I'd definitely check out some public websites that ranks schools
People...research the school situation. The overall Standardized Test scores are dismal. Plus, private industry wages are often wayyy less compared to other urban cities. Check out comparable regular salary wages BEFORE moving. Vegas is more a small/mid-size urban city so it's easy to get around but you definitely need a car. It is HOT here - blazing, blazing hot from June to September

All of our friends that have moved to Henderson love it there. I'm not too sure about it. We're beach people, but we do like the desert and have relatives in St. George. I'm on the fence about.
Totally understand, I can go to CA anytime I want to enjoy the beach if I miss it that much. Like they say there is a price to pay to live in Paradise.
Very fair/balanced report. I've lived here for 15 years. The summers are brutal although we do get a bit of a break in that it's dry heat. Humidity is terribly uncomfortable. Fall and winter is really beautiful. Crime particularly in certain areas deserves a mention. Poor air quality and the lovely scorpion community are not great selling points either. However the sunsets are simply glorious.

Do you have any recommendations of places to live besides the obvious Henderson and Summerlin? Or places to avoid where there’s higher crime? And now that you mention the damn scorpions now I have to worry about them too lol.

That's so exciting. Where are you relocating from? Some of the major grocery stores here in town are Albertsons, Von's, Smith's, WinCo, Whole Foods, Trader Joe's, Sprouts and as far as credit unions go, Clark County Credit Union, America First, One Nevada, Silver State Schools, WestStar, Greater Nevada
Really just depends on what time of the year you visit and where you are visiting from. If you come in the summers it is HOT! If you come during the winter we do get into the 30s at night
Looking to move to Vegas from CA. The main reason we picked NV is the cost of living and if my husband has a meeting in CA he can still get there easily. Definitely worried about the school system though.

Great question, they're both under the same school system. I think those are two of the better school districts in town. It would come down to simply which community you prefer better. I would definitely recommend a trip to Vegas and checking it out

@@Sidewinder528 the process is no different than if you were still working. We just need to be able to verify your income going forward to qualify you for the mortgage. Just make sure to have your DD214 handy when you do apply for the loan and we'll walk you through the rest. And the VA loan is one of the best around, no money down and thank you for your service!
I don’t agree about the 24/7 being open. We just moved from Hawaii about a year ago and I trip that all the retail stores and grocery stores close early. Nothings open 24 hours. I’m in Summerlin so idk if that makes a difference.

I grew up in Hawaii all my life & moved to North Dakota 🥶 when I was 20 years old & lives in ND for now 4 years & i am ready to get out of here🤣 went to Vegas just last week & man I gotta say.. I loved the vibe & all the local foods I missed! Lau lau, poke etc. & Vegas seems more of my lifestyle. I got Texas & Vegas currently on my list but Vegas is ahead right now. Thanks for this, I needed this.

I currently live in the Bay Area and thinking about moving my family out to Henderson. The pros definitely outweigh the cons, but had 2 questions. 1) What parts of the year does the heat hit 100+? I heard April through October? 2) What areas have the best public education? I heard Green Valley Ranch, any others?
Hi Ben, the summer months is when it is hot. Probably around May-Sept. As far as schooling goes, I believe Henderson is pretty good, but i'm not 100% sure. I'd definitely check out some public websites that ranks schools
People...research the school situation. The overall Standardized Test scores are dismal. Plus, private industry wages are often wayyy less compared to other urban cities. Check out comparable regular salary wages BEFORE moving. Vegas is more a small/mid-size urban city so it's easy to get around but you definitely need a car. It is HOT here - blazing, blazing hot from June to September

All of our friends that have moved to Henderson love it there. I'm not too sure about it. We're beach people, but we do like the desert and have relatives in St. George. I'm on the fence about.
Totally understand, I can go to CA anytime I want to enjoy the beach if I miss it that much. Like they say there is a price to pay to live in Paradise.
If I could do it over again, I would have moved to St. George and not Vegas.
Very fair/balanced report. I've lived here for 15 years. The summers are brutal although we do get a bit of a break in that it's dry heat. Humidity is terribly uncomfortable. Fall and winter is really beautiful. Crime particularly in certain areas deserves a mention. Poor air quality and the lovely scorpion community are not great selling points either. However the sunsets are simply glorious.
Thank you for mentioning the crime part. I’m actually moving to Vegas in February from Portland Oregon and I am seriously concerned about the crime there. Do you have any recommendations of places to live besides the obvious Henderson and Summerlin? Or places to avoid where there’s higher crime? And now that you mention the damn scorpions now I have to worry about them too lol.

That's so exciting. Where are you relocating from? Some of the major grocery stores here in town are Albertsons, Von's, Smith's, WinCo, Whole Foods, Trader Joe's, Sprouts and as far as credit unions go, Clark County Credit Union, America First, One Nevada, Silver State Schools, WestStar, Greater Nevada

Really just depends on what time of the year you visit and where you are visiting from. If you come in the summers it is HOT! If you come during the winter we do get into the 30s at night
Looking to move to Vegas from CA. The main reason we picked NV is the cost of living and if my husband has a meeting in CA he can still get there easily. Definitely worried about the school system though.

That's a tough one, you're looking at opposite ends of town, but I'm sure we could help find something that would work
Maybe no income tax but the school suffer as a result. You have to send your kids to private school and so that is where you’re otherwise tax when he would go

Great question, they're both under the same school system. I think those are two of the better school districts in town. It would come down to simply which community you prefer better. I would definitely recommend a trip to Vegas and checking it out

@@Sidewinder528 the process is no different than if you were still working. We just need to be able to verify your income going forward to qualify you for the mortgage. Just make sure to have your DD214 handy when you do apply for the loan and we'll walk you through the rest. And the VA loan is one of the best around, no money down and thank you for your service!

I don’t agree about the 24/7 being open. We just moved from Hawaii about a year ago and I trip that all the retail stores and grocery stores close early. Nothings open 24 hours. I’m in Summerlin so idk if that makes a difference.
I've definitely noticed that Summerlin does seem to close earlier. Great point!
Most of the valley is like that. A lot more things were open 24/7 years ago, but most grocery stores close at 11pm now.

Great video. I'm glad you escaped uber expensive Hawaii. I lived in Southern California where house prices and taxes were outrages. 7-$800K Sounds about right. Over a million to be on the coast with a view. I can Imagine how expensive things are in Hawaii when shipped all the way from the mainland. Covid must be a nightmare for them.
