    ABOUT US: We are Alex and Elaina, a couple in our 20s who are currently living on the 3-acre farm in southern Pennsylvania where Alex grew up. We have a garden, backyard chickens, and build or fix anything that we need to.     I love that we think alike- don’t get me wrong I like to work but as a professor in the making I don’t want to have to teach for 30-40 years so a tiny house and financial freedom is a much better option and long term goal

    Im in a similar predicament. After building my tiny house, I'm now wanting my main house to be smaller when I build. So maybe redrawing my plans to go with 2bedroom and a loft room instead of 4 bedrooms. Possibly cheaper and we honestly don't need so much space.

      I think that’s a great idea! We are realizing the same thing. More space means more stuff and more spaces to clean. We want to make sure the rooms we use the most such as the kitchen are pretty large but as far as bedrooms go.. we barely spend any time there other than sleeping!

    It sounds like an awesome plan. We bought a house when we lived in TX that was a similar structure that had been planned as a precursor to a larger home that was never built. This allows you to be flexible if the future brings different opportunities than the ones you are currently working toward.

    That's an awesome idea. Where r y'all located? My husband is a master Carpenter of close to 50 years I bet if you have any questions he would love to give you some advice. We are located in Texas but he was living in Missouri last 30 years

    Great idea! I like the 2nd garage door on the side. I’m curious to see what the costs are for this smaller building! My girlfriend and I have talked about building/buying a tiny home in the future (potentially moveable on a trailer if not in the woods). Your step by step process will give me a better idea for certain aspects of it. I really like the layout for the upstairs- great use of space with the big dormer windows

    Dont delete the guest room in the main house. If you ever sold your house the person could rent the garage apartment without losing on having a guest room in the main house. Maybe even put the appartement in a separate circuit so that the possible future tenant will be responsibe of their electric bill. I don't know if there is a way to switch between the electricity to be included in the main house or separate for when the upper is rented or not. In the meantime you could convert your guest room in a cinema room of play room when youhave children ect

      Thanks for the insight! Yes the apartment will be on its own electric panel, but we will only have 1 meter so we probably would do airbnb over a long term rental. I'm sure we will do a big revisit on the main house design eventually, especially after living there for a while. I feel like our thoughts on what we want will likely change from now to then.

    Hi - I would like to suggest that you ensure proper ventilation - my utility room and down stairs office are close to my garage and we have several vehicles and lawn/yard equipment - the gas/garage smell can be strong sometimes, depending on what we are doing out there. Not sure if that would be a problem with an upstairs living quarters, but just wanted to share. I think it is a great plan and can't wait to see it when it is done. :)

      If you can store all gasoline containers in a shed or outdoor cover area. I would not live above stored gasoline, We are doing the same idea with our small place almost exactly the same dimensions.

    I started on later video (block), then slab and frame cost summary, and said to myself, "well everyone has their own ideas (wrt to tiny houses)". It was because what struck me was that since the garage doors were such a prominent feature of the structure, it looked like you were building a "house" that just looked like a detached garage that was missing the actual house. Architecturally, I thought it was a bad idea. So now here I am and now understand what it is about. Going the debt free route, and pursuing your dreams and not tied to corporate, also ties a bow around the concept. Since you state you are open to ideas/comments, here are mine. BTW also engineer here. I built my own house also 30 years ago. A large 6000 ft2 that has the volume of 8000 ft2 structure with many high ceilings and open spaces. A house project like mine is never done. Some stuff I have not even started yet, while other stuff (kitchen) has just completed the third redo. Don't cut any places where you think "this will be good for now...we can upgrade it later". With the scale of a house project (even if not on the size mine is), you will never get to it to redo anything (the kitchen was about colors and appliances for me mostly). Make time for each other and the fun things in life. It can consume you. Lastly, you appear to be a good consumer/shopper. That will help you. It is not just about cost. The bigger issue now is quality. I would not want to be a builder now. Everything is pure junk anymore. My house was constructed out of poured concrete foundation, 2x6 framing, all double pane, gas filled, low-e windows and doors, all plywood (not the OSB crap), massive amounts of wood and fasteners, 80% brick, and 40 year architectural shingles (they don't even make anymore). The cabinets were all quality: dove-tailed joints, ball-bearing slides, all real wood faces, and cabinet grade plywood sides for the exposed sides. No particle board. All in kitchens and all baths. All of those have held up very well with no issues. I cringe at the junk HD sells and what they want for it. All my (20) interior doors were all six panel solid pine that was select (no knots). That was a lot of sanding, sealing, staining, and urethane-ing. All my hardwood floors were also number one select. So were all the oversized baseboards topped with moldings. It was all done on a shoe-string budget made up by my labor. The stuff sold now is unbelievably poor in quality, and 500-1000% more than when I did mine in the 90's. Everything is junk now, from faucet fixtures, to lighting, to electrical wiring and plumbing (PVC still the same). I can't believe what they want to PEX fittings. It might help a lot to have Amish mills near where you are in that regard. My house has survived multiple +70 mph storms and 3' snows. I overbuilt it, like you appear to be (for the times they are now). Best of luck on your build and stay safe.

      Great story! Agreed that materials and prices have changed a lot through the years. We were toddlers in the 90s so we couldn't benefit from the cheap building materials of that era 😂 You can still find quality materials but they're expensive. Building science has gotten a lot better since the 90s though. Regarding air tightness, I would put Zip System against plywood and house wrap any day. It all comes down to installation and attention to detail, which as engineer owner builders ends up being quite good for the most part (at the expense of time).

    Since you are both engineers you may find this idea helpful, consider designing a large door or window on the side of house over the garage with a hoist system to move furniture and appliances into the second floor of the house without having to carry them up the stairs. Check out the houses in the Netherlands that have this design feature. It’s very useful.
    Also, look into installing solar panels and or wind generator with a battery storage system to power your well pump and heat pump during electrical outages. We Are…

      Great comment! Funny you mention this, we have raised the back wall height and added a small deck off the back for this reason. The idea would be to use the skid steer to lift big things up to deck height before the railing is on. Our friends have a similar style elevator for bringing up firewood for their wood stove, made from a bedframe and electric winch! We are pre-wiring for solar, unforunately due to our site the roof on this will face east-west, but eventually we want to do a south-facing barn that we would put panels on.

      Well not exactly detached but yes the original plans did call for a garage with bonus room above!

    Great shift in plans! Since you are still needing to do the mechanicals anyway, I would suggest a 400A service (2, 200A panels). It will future proof you for “other” things you might want to add like standby generator, solar, or external pole building/barn.

      The 400A upgrade is something I actually talked with the utility designer about and he said it is rare any residence (even with a shop) uses enough power to make the initial investment for bigger transformer and larger wire worth it. We have to run 575' of primary and 250' of secondary so it would be a good chunk of change, however we will be going through conduit the whole way so the option would theoretically remain if we open a future weld shop.. will definitely put in a sub panel for the critical circuits with a transfer switch for a generator.       @@MasonDixonAcres while your trench is open for power, get Comcast and Verizon to lay conduit. I talked them both into it even though I am only using Verizon at the moment.

    Great looking plan. A couple of comments, could the door to bathroom be in hallway instead of opening to living room? Also, I like the bathroom in garage…you might consider a mop sink in garage. Where’s the laundry facilities?

      Both of these ideas are great! We love the suggestion about moving the door so we just did that last night. We just need to figure out where to place the vanity with the smaller wall. Laundry will be in the mechanical room!

      Wood shop will be in the back half with the mechanical and bathroom, we put a wall up separating the front and back half of the shop both to support the floor above (walls are cheaper than beams & columns) and to provide some separation of the large garage space.
