- We are back in the Reparto Fatima on the north side of Leon, Nicaragua today to look at another rental home option, also $500/mo. This is officially a three bedroom, three bath home but with a little bit of a surprise plus a very nice living room, great back yard, good overall location and AC is already installed in all three bedrooms! 3 bed / 3 bath rental home.

They actually don't make those! Like I've literally never seen one that someone didn't custom build for themselves. The smallest houses are two bedrooms with the intention being for small families. The tradition here is that you don't move out until you have a family so if you are single, you'd be living with family so they don't make houses or communities with that intention.
That said, many houses are quite small. In places like Casteleon you can find many, many two bedroom houses for rent under $200/mo that act like a nice apartment except are a quiet house with no attached neighbors.

So briefly walk us through the process.
Arrive for a few week's, fall in love with the place, see this (or similar), for rent, got the money, got the time, (speak very basic Spanish), and then what? Legal steps. Official steps.

It's pretty simple. Basically you stay and do nothing (except your border runs) until migracion informs you that it is time to look at residency. Then you file residency.

Is it common to employ a housekeeper in Leon? How much would it typically cost to have a live-in maid?
I don't know if it is "common", but it's certainly not "uncommon." A live in, if you are providing food and lodging would often be $200-$250 every 28 days.
So to rent for longterm for example, prices could be negotiated?
Rent is assumed to be a year in Nicaragua in general. Six months is typically an option but would be short. Long term is generally 2-5 years. For sure everything is negotiable.
hi Scott is that your motorcycle parked out front? The yellow one, I have noticed it in a couple of other videos. How much does a motorcycle like that cost in Nicaragua? Do you need a license and insurance?
It is not, I don't know whose that is. I can ride a moto but haven't in decades and am not planning to start again. I have a car these days. Paul had one but sold it.
Vehicles are about the same in Nicaragua as everywhere else. THey aren't made here so the prices are the prices. It is popular to import cheap Chinese and Indian brands, though. So they tend to be available REALLY cheaply and used ones are plentiful. Yes, license and insurance are required, but cheap.

I don't do real estate myself. I just sometimes show homes that I get permission to show (or no one knows I'm there, lol) to help my audience understand what real prices and homes are like. I don't actually sell or rent any myself, I'm not a real estate agent. I just really enjoy "home and garden living" and showing off houses and neighborhoods. It's fun. But there are many $500 and under homes in all of Nicaragua. Here in Leon, that's decent pricing. What city are you looking for?

You mostly can't. A short term rental like an AirBnB, sure. A long term rental is just like any other type of real estate: 100% in person, in Nicaragua. Our top advice here is always not to do anything online before you come; everything online is overpriced or fake. Of course tourist things like hotels and AirBnB are online, that's different. But residential things like buying a house or getting a long term rental can't be done online and you never use an agent. These are unfortunate, but iron clad rules of the Nicaragua market.
