Upstairs storage/mega pantry. Small yard may mean more walks to burn off dog's energy. Screens a must. No excess rooms for in-laws visiting ! If location works for you, might be the best so far. Take care.

The gutters are probably full of leaves and debris which maybe the reason for deterioration at the back corner eve of the roof. Suggest that you ask them to clean the gutters and the drains for the gutters. What is the name of the secure compound? Is it 24/7 security? It would be nice to tap into the security camera. There isn’t much point in buying due to the rules there especially when you aren’t sure where you want to be long term. He has moved to much to just randomly buy a house and all that entails. You and I started looking for a house about the same time. We also both have new borns only couple months apart mine just hit 3 months old. I found a 3 bed 3 bath 4 car port large outside kitchen mostly furnished. Everything is kinda dated and needs paint. I had to remodel one of the bathrooms to western standards because I need to take a dump in luxury. I also had to install some split-type aircons and change all the lights out to leds. But worth it because I was able to rent the house for 10k peso's.

My Girl's mom pays 2k peso a month for a 3 bedroom 1 bath house small patio it's not much to look at and it's cramped with other houses and families in spiting distance. That's how locals live and if I asked them if they could afford to live in my house they said they would rather live in the 2k peso per month rent because that still seems like a waste of money to them. It's all in your own perspective and western style to them means 20k+ and it doesn't matter if the place looks like shit or if they don't ever rent it out they just don't care they will let it sit for years until someone is will to rent it. I got my house thru a friend looking for me she is a filipina and I already told her I don't want a skin tax I want what it would cost for a filipino to rent it out.
Where in Cavite did you find it especially for that price I've looked at Rosario General Trias Trece Martires and imus and founding nothing near that size in Bacoor I found big places but all were over 30k any ideas would be helpful

You can find a lot of places in Trece for around 3k to 5k but they will be small but clean and nice. If you need room then sorry to say unless you really know someone who won't charge you extra for being foreigner then you will be paying 20K plus unless prices drop.

Biggest negative would be lack of backyard it seems. But for the price it's not bad with some cleaning and painting.

Paint, new toilets, lots of bleach and soap. Not a bad deal. Probably be able to negotiate considerably lower considering travel restrictions
