We have just started the process of building our house in Poland on a land that we acquired last year and were totally lost with the costs involved. This video gives really a good idea on the expected expenses. Thanks for sharing!
I'm a Brit married to a Pole, and I always found it somewhat unique that you guys basically buy and build a house from the literal ground up. Especially as we live in London, we had to put 10% down on a drawing and had zero input into anything, not even colours or white goods. Moja zonka also finds that pretty odd in return! I was surprised how much the shutters were. My in-laws have these and they are great for blackouts, so should mean you get good nights sleep at least! I think it's great that you get to make your own home. Worth spending a bit more money to make sure it's what you want. Good luck finishing up.

Hi Anna. It turned out quite expensive, but at least you know what kind of materials you used. This is better than buying an already built house without knowing what kind of materials the constructors used. Be healthy & happy to enjoy it !!!.
Hey Anna - great video and really insightful. My wife and I (my wife is Polish) have considered a few times whether it would be a good move to move to Poland. She is from a small town between Wroclaw and Poznan. We would probably rent for a while before but building a house sounds like a great prospect too. I am wondering, what area of Poland have you built the house and would you say the cost of land in this area is high compared to other places? To be fair, it sounds like the cost of materials is the biggest cost contributor anyway. Any advice for a Brit moving to Poland would be amazing too! 😁 It would seem the cost of living is slightly lower in Poland but not crazy cheaper - although it’s difficult to say when you don’t live there.
Thank you :) I would say the cost of where I am is fairly average - when I looked on Archon (house projects) what I spend on my house was fairly on par with their “average” cost of build for my project :) my biggest advice is be prepared for paperwork hell! But otherwise it’s pretty good :)
Hi Anna, congratulations on the new house, it’s amazing what you have achieved for just over £100k! Couple of questions for you - am I right in thinking that there’s no land cost as you already owned it and what are your plans for the outside space/garden?
Thank you :) I got the land about 3 years ago, it cost me about £9k :) and in the garden I have lots of plants now, including fruit trees! I want to do a veg garden etc too!
Hi Anna. What initial advice do you have for someone considering a house build in a foreign country? I’m from the UK and travelling bit due to my business type and investment plan I may never be returning to the UK and one day it would make sense to settle down.
Hi, I will be moving to Poland in ~6 months or so. I’m planning on buying in a developers state (raw state) home in Krakow in the region of 550-800k PLN. For the figures provided in the video, what is your property appropriate m2? The properties I’m looking at range between 105-150m2 so want to roughly estimate a ball park figure - apologies if this question is too intrusive/personal. Many thanks for the informative content

Price is normal - around 100k you need also in South Europe (if you plan to build your house)
I think you mean insulation not isolation. Congrats on your new home (I know what hard work it is!).
