@bettajoe4688 no 1 is Malaysian can't apply MM2H so by default your property ownership don't count. Your spouse can apply with the children and need to buy 1 from developer
In your case, you might want to consider applying for a Long-Term Visit Pass first, then eventually a PR for your spouse and kids after 5 years under LTVP.
Need to correct - the property sanctioned right now is Forest City… no other JB property will qualify under the SEZ category… have checked with a newly licensed MM2H agent.. again, this is as of currently.. who knows when this would be amended?

Yup, easier for Singaporeans to drive across the causeway/Tuas second link as and when they feel like it. Can stay a week or more as desired at serviced apartments or airbnb and not have the headache of having your money tied up and subject to policy flipflops, or having to maintain your property remotely. Malaysian property is easy to buy but harder to sell because of restrictions eg who you can sell to, how long you must hold for, etc. May however be very attractive to foreigners who cannot afford to live in SG, so JB is as close as they can get.

Beyond just being able to live more cheaply, there is also the more important issue of personal safety. I’m not talking about robberies, and housebreaking, although that is a factor. Anyone familiar with Malaysian history and politics knows the long-running official policy of discrimination against non-Bumis, and their phobia of having too many ethnic Chinese. That’s why SG got booted out of Malaysia to begin with. More recently, Forest City was 70% sold to PRCs, but when Mahathir became PM again in 2018, he prohibited the sale of Forest City to foreigners and stated that owning a unit was no guarantee of the right of residence. Imagine if you had bought a unit there?! Few retirees have deep enough pockets to stomach this kind of risk and uncertainty. In recent times, there has also been a deluge of PRCs entering Malaysia to reside, and signs of friction with the local M community are beginning to emerge. Will there be a push back in future? Like in the case of Forest City. Or worse. These are factors for any (especially ethnic Chinese) retiree to consider seriously before putting their retirement nest egg in the Malaysian basket.

They need an agent to handle the process. Government outsource it basically. Applicants have alot of questions and scenarios differ greatly between applicants. So need someone to manage that process

In one way, RM40k is not alot considering the visa period is 10 years, and the MM2H agent has to "manage" you during the 10 year period. MM2H applicants who are using their existing property need to ensure the ownership is clean (sole name under applicant). Cannot be joint ownership with others. Not even spouse which is a bummer. 😢
