    i have 4 friends bought R&F. 2 in Phase1. 2 in phase 2. 1 at B3A, myself B1 1, another B1 2. many put deposit for Phase 3 Singaporean according to my agent. My friend who owned phase 1 commented phase 2 is so much better. I cannot ask for more, the price is impossible to buy freehold in sg. R&F is really one of the best condo nearest to SG. I am glad I entered early. B1-3, nearer sea is so much more expensive. More for leisure and retirement. If am tired of JB, i can just rent it out.

    hi Ryan, do u know if there are any issues of singaporeans still working in singapore, travel in and out JB frequently without MM2H or employment pass. just using visa free 30days. becos heard of stories singaporeans stay less than 30days but get questioned by customs.

    This developer intends to drag the refund of deposit to forever. We cancel the purchase in beginning of May2024. They said they will use 6 months to refund the deposit. Ridiculous!!! After waited for 4 months, they said they update their computer system and no longer issue refund since August. It means the refund will drag forever. They can play many patterns and keep dragging the refund. Do you think this is the RELIABLE developer??? BE CAREFUL when you make the decision of purchasing. This is no joke.

    R&F Princess Cover is a great investment for foreigners. Malaysian ringgit has already gained 10% since my purchase of apartments in Phase 2 from March. US interest rates will fall in 2025 and ringgit will gain another 20% by 2026. Phase 2 to Phase1 bridge connection has also just been completed. The covered walkway to RTS station was in use by tenants in Phase 1 until work for the RTS meant the walkway had to be closed off for the time being. It will definitely be reopened again. The bridge provides a safe passageway especially for females walking to and from the RTS to Princess Cove. The international supermarket in Phase 1 is huge and provides a diverse range of neccessities and luxury food items. Phase 1 apartments are extremely easy to rent out to long term tenants. Multiple agents will help owners of Princess Cove apartments find tenants easily with a good 4-5% yield. Contract price and sales price are different..... find out yourself and as a foreign buyer, you won't be paying 30% tax unless you make anything above a 20% gain within 5 years. No capital gains tax on foreigners after 5 years. Anwar and Sultan Ibrahim are hanging focusing on the success of Johor....they won't let centrally located projects like Prince Cove fail. Don't underestimate the ability for Singapore and Malaysia to replicate a HK- Shenzhen story in the next 10 years. 50% of shop tenants left during Covid. More will come up back once Phase 2 tenants can move in. Apart from international supermarket, there are many restaurants, an excellent gym, and homeware shops. I have 5 Malaysian white collar friends working in Singapore are renting in Princess Cove because they are paying 1/4 of what they would be paying for a tiny room in Singapore. Some of them know a few other tenants sharing their same situation. Only one has complained that he knows that a few apartments had waterproofing problems in the bathroom but developer has rectified them and also ensured Phase 2 will not have the same problems. Finally, I am a buyer of R&F Princess Cove and hope there are more people interested. However, the most important fact is that I've also visited 8 other apartment blocks in JB and I definitely think my choice stands out. Believe in the macro story, believe in the currency, ask about the purchase price and contract price, register an account with Public Bank Malaysia because they aren't anal about your purpose and won't asking you to make other deposits or take a loan, and most importantly R&F Princess Cove does not require you to buy an apartment over RMB1million if you are a foreigner. Ask their sales office if you want to verify my info. Hope this helps because I've done my homework.

      @@AlphaMarketingSG I do not expect the RM to trend down. The RM is under value Vis-a-Vis its economic strength. Removing politics, the RM should be around RM 3.2 to 3.5 per US$1/-. . As Malaysia moves towards more political stability and business interaction with China, I believe it can even be this xchg rate by end 2025, latest. This of course is predicated on the US inability to create strive in Malaysia. The US has successfully toppled the Bangladeshi govt and installed its puppet as "interim PM". However the US will not have that success in Malaysia, so RM will appreciate to closer to its true value.

      @@AlphaMarketingSG u have the links for me to take a look 1st? Bunglow, semi dettached with lift also possible and pools..i did saw astaka condo 2659sq ft 5 room rm2m-3.5m ..masterbedroom toilet was huge. Private lift. Not sure if its ideal staycations business or tenants rentals..

    Outragous to sell at 2000 psf. For 2000psf, I will only pay at KLCC central. to be honest, anywhere Johor I wouldnt buy at 700 psf
