      Agree, was just about to comment the same. LOVE the arched "entry" into the solarium/sitting room. For the group seating, is there a way to make a fold-down table on that wall -- maybe even have it be telescoping somehow? I don't think I've seen the telescoping idea, but wonder if something like that is possible / would work?

      IKEA has tables that fold out also in the summer you can dine in the patio.

    clearing out the surrounding plaster around the structural pilers and replacing the with shelves would help open the space and would add a little decorations/strorage space

    Option 3 is a good compromise. I would recommend getting a table which can have multiple leaves added to it so you could seat more people if needed. That way you could still have a large dinner party - although you may need to straddle the table through the archway to fit everyone. Also, consider open shelves over the seating area to store large pots and pans and other kitchen "stuff" (that generally doesn't get used as often). One more thing... as I'm a fire protection engineer... I feel compelled to say that now would be the time to put a residential sprinkler system in...

      Thanks for the comment! I am not putting sprinklers in, as it is not required by code with a renovation. Only new builds are required to have them, and the expense is too great. I hope I could find a table like you mentioned

      Just glad you gave yourself a table to place items as you remove them from the fridge. That really bugged me in Option 1. Could you incorporate a table that would somehow foldout to seat 8 in the living room, that otherwise would be a console table in there?

    This new combination design looks really good! The straight line of the pantry/sink/stove flows really nice, and I loooved the archway, I think it's a very unobtrusive delimitator, and it gives some curves to an otherwise very rectangly space 😊

    Love the new kitchen design! I agree, having the pantry in line with the cabinets makes a big difference, so much cleaner looking. I have a pantry unit like that with sliding shelves and I love it.

    Option 1 is still the best choice. It makes more sense to build the best kitchen. Keep the dinning in the rear and come up with a creative lounge/dinning area around that. You can do your plants all around that. The first design is also the best for resale.

    I would recommend putting tape on the floor in the places where you want to put the furniture. With this you might be able to more easily visualize how
    the chosen option in the kitchen will work.

    I do like that kitchen compromise, it's definitely the best of both worlds. I also like the arch, it's a similar middle ground, it separates lounge and kitchen while still giving that open feel and letting in the light from the back.

    As an architect myself, I have to admit, it feels good to get a permit. Often, lots and lots of hoops to jump through. Seems like the city, in general, is just checking boxes.

    And here we go! Those dudes totally rocked it out. And I feel for the anxiety, I had water coming from my living room ceiling Saturday. It was horrible, I thought it might be a burst pipe and I had to run and get Christmas shit together. This has been a stressful weekend. Plumbers just left and it was the old as hell toilet, it's ring and flange. So now I have a second hole in my living room ceiling.. BUT NO LEAKS AND NO DRIPS!
    So, kitchen 3 seems like the most cozy option yet. The kitchen is also a proper kitchen, I approve.

      @@ChrisHytha It was a ROUGH day. Best advice I can give is make sure all your connections are strong and new, this was mostly from a broken flange on the toilet.

    Good kitchen design with modified option #3. In 1950s, pullouts cutting boards were built into the cabinets above the top drawer, just an idea.

    I love the kitchen idea. It has great functionality, good flow, lots of storage, seating, AND you still get the bonus room for your plants and lounging. I’m kinda glad it’s a structural wall because the 2 separate spaces is so cool and adds character!!

    I like option three! For my two pennies, I think that the arch wall next to the sink could utilize some open shelving for smaller kitchen things like spices or utensils, depending on your shelf spacing. If you want to get fancy, you could also utilize the cavities in the wall framing, to have deeper shelves without them protruding as much.

      I know you said you wanted to go through all the photos from your row homes series, but it might also be cool to just use your actual house from this point on, but make the background color and the lighting different each time to still make the thumbnails unique for each video. Maybe this video could be “episode 1” of a “renovations officially begin on 1875 rowhome” series or something, like a soft relaunch of the project, maybe help attract a bigger audience now that renovations have officially started.
      And then you can still do other videos in between the numbered “main series” videos.
      I feel like I’ve seen other UA-camrs do something similar.
      But what do I know, lol. Just some random ideas I thought I’d share. Excited to watch the progress unfold, regardless of how you end up presenting it!

    Loved the progress in this episode, Chris!! Demo day looks so much sweeter when you don't have to be the one covered in dust.
    Also really love the Option 3 design. It's a great middle ground that seems to accomplish the goals you have with your home. Well done! Just look out for that fridge door - it'll have to bump out the thickness of the door to be able to open!
    Also it may help to drop some tape on the floor once the kitchen area is cleared out to simulate where elements will end up. You may find that the real life scale is deceptive once you can interact with it in real life.

    Instead of the round table you might try modeling a bar height table top for that nook with a few bar stools. Might be more functional. I'd model in a dining table in the back room for your guests.

    Yay for permits and demo day! I know you must feel excited that things can now really start moving forward. Option 3 is a great compromise and I'll echo others in saying that I like the arch between the kitchen and sun room. It provides an interesting separation between the spaces while still leaving it feel open.

    The new kitchen layout is really well scaled to the house. The solarium room is a great luxery and it needs wall space so don't fret the separation from the kitchen. Just like in bathrooms, the wall returns are useful on both sides. A cabinet or toilet tucks in at the bath and a night stand on a bedroom side.

    Seeing that demo crew work so quick and efficient was crazy. It took me about a day an a half during the peak of summer to remove and cleanup 1 large bedroom full of horsehair plaster. Never again.

      I think I would clear out that back room when needed, and a collapsable table. The plans could easily move outside, and the lounge chair maybe moves to the living room. I'll work it out!

    Yay, huge progress! I´m so happy for you! I really like option 3, whereas I couldnt decide between the other two. To make the design even cleaner, you could go for the built-in fridge option, with a door that matches your other kitchen cabinetry. And a hatch on top for rarely used appliances, of which there are always many.

    The fridge sticking out allows it to open the doors without hitting any walls or cabinets next to it. If you want to avoid wasted space next to the fridge for the door to open, you will need to look into your specific fridge specs and how the hinges open. Some are specifically "flush inset".

    I like the third kitchen idea. I think a purpose made rectangle table would fit better there than a round table as it pokes out more and doesn't give you enough space if you do have guests. It could be pushed closer to the banquet when cooking or not in use, and be pulled out for guests. You could have enough space to have fold-up chairs to sit on for 4 - 6 people. Those chairs could also be used in the garden/coffee drinking area for guests, after dinner or casual visitors. You could also have a custom-made pull-out fold-up table that sits under the banquet and only comes out for visitors or needs, giving you even more of a straight line of sight to the back area.

    Your kitchen #3 is a great option. The arch is also good to keep. It makes that morning/plant room special and gives the space some historical reference.

    the arch is nice and sort of makes the plant room feel like its own thing and the arch adds a like delicate airiness to the area. not everything needs to be doors less and open.

    You are part comedian, part film-maker, part architect and much more. I so enjoy your channel and your approach to it. And involving us in some of your decisions really does make us feel like part of the process. I too like kitchen option 3. I think a table that folds down would allow you more space when you need it, more counter possibility and more seating. Perhaps you could design something😊. Also love that this will be your home, not a flip and that you are considering budget.

    Your tweaked kitchen design looks awesome! As for being able to adjust to entertaining guests, I think it’ll really come down to your selection of dining table. That is, one that’s small enough to comfortably fit in your kitchen for day to day life, but has the ability to expand to accommodate your guests, perhaps temporarily overflowing into the back room for larger parties. Thankfully though, you’ll have plenty of time to shop around while the renovation is underway!

    its your space, so do as you want. though think about your garden room, it is a lot of space which has a lot of potential. Live with it a little while before full commitment. Have a great Christmas !

    I like the new option. Things to think about: where will the broom and vacuum go? Coat closet, especially when you have people over? Can you put pull out storage under those stairs? And finally, the round table is ideal for the bench seat, but a square table can be put together with another square table that is normally in use in another area (plant table in the sunroom maybe) to make a long table for dinner parties. Love the videos!

    I like the option 3! Excited to see what the final materials and fit out look like for it. And glad you can still have your comfy coffee nook in the back! Also in every option I had really liked the size and shape of the archway to provide some distinction between those two rooms, but also the ... idk in machining we'd say "inside fillet," the curve on the arch I think is pretty attractive, esp re: my previous comment about different and contrasting geometries

    Kitchen layout looks good. I would encourage you to mount cabinets the couch. They can function as a pantry or extra storage. You really cannot have too much storage in your house.

    I’m just tuning in. Philly house architecture reminds me a lot Baltimore house architecture. Where you live is considered what are called alley houses here.

    This is an excellent blending of your kitchen ideas. It really looks good. I think the arch into the plant room is lovely, so secretly I'm glad it needs to stay.

    Make sure you have enough breathing room for the compressor on your fridge. Building cabinet panels around a fridge can make it over heat. Check the installation requirements of your fridge to see how much space is needed around it. In fact you can get installation requirements and specs for all of the appliances before you build the kitchen so you can avoid headaches.

    Truthfully, I did not comment on the kitchen options last week because I thought there were issues with both designs. The first one was good, if you want to use the back room as a dining room. I loved the banquette in the second one but was afraid you were giving up too much kitchen to get that beautiful banquette. Option 3 solves all the above. Love it. Option 3 gets my vote.

    Nice vid Chris. Thanks for sharing. Glad things are moving along! I’m sure that’s a relief. Seems like the demo guys were great in spite of no gloves and no respirators! I like the kitchen compromise. Good that the table is there. You want some sort of landing zone for stuff going into or coming out of the fridge. Keep up the good work!

      Thanks for your support! I think I will still want some type of moveable island too for bigger cooking tasks, so I might have a cart, either to the right of the basement door, or in the plant room for more flexibility. Excited to be moving forward!

      @@robine916 Perhaps a cart like that could be used for the table of the banquette, the only issue is I'd need to build that seating up at counter height.

    Congrats on the permits! I realize that it is a "process" and time-consuming, but having studied a bit of urban planning in my Lost Youth I also understand that the consequences for a lack of guidelines can include everything from poor traffic flow to downright dangerous structures. You only have to look at cities like Houston, TX that has literally zero zoning restrictions and see petroleum refineries literally built right next to schools and neighborhoods. The kitchen design is, I think, a good compromise. I hope it works out better than you anticipate!

    Option 3 is a great compromise. The kitchen looks open and imviting and no space is wasted. If the weather is nice, you can entertain outside. There are some nice temporary pergolas you can put up to provide some covering over the eating table if needed.

    I like kitchen v3. I'd put a cabinet over the fridge and as someone else said some open shelves in the dining nook if possible. You might not need it at first but having as much storage space as possible can't hurt. I'm also on team arch. I love the arches in older homes myself so to me it fits right in.

    Just some other ideas for the kitchen seating area. You could create a built in booth type seating area with 2 built in seats facing each other and the table extending out from the wall. If you have a table with an extension, you could use that when you have guests and just add a couple of chairs. Or, you could also make a 'bar' type counter top against the wall and have a few stools to sit on. IMO, the round table looks a bit out of place and these options might make things a little more in line with the rest of the kitchen. Either way, I enjoy your videos, keep up the great work!

      I've considered rotating the booth, its not a bad idea. Likely I'll live with it for awhile without anything permeant there while I decide exactly how I want to design it. I like the fold out idea with two more chairs for 4, could be cool

    Good Kitchen compromise. The "triangle" is even better with this design and that pantry area is also better placed. Yes, you need a surface to place things on by the refrigerator, pantry, stove and sink and that new design checks all of those boxes. Not sure you can get seating for 8 in that area but there are some great options for "convertible" dining tables that grow from small to big and some even store folding chairs. Since you will be doing a lot of your "living" in the solarium you will enjoy that space a lot more now. $1300 for demo and haul away? That is robbery on YOUR part. You got a DEAL.Looking forward to your "barter" project for that library space.

    Another great video, loving seeing this evolve.
    I'd suggest switching out your current range hood and cupboard, get a full size range hood. The pull put styles don't effectlyh extract fumes and you'll get oily residue condense on the walls otherwise.
