  • In this episode I talk about 5 important lessons I learned after starting our farm stay vacation rental. I learned these things the hard way and thought it might be a good idea to make a video to help others who are thinking of starting a short term rental business and not have to make the same mistakes I did. Hi Chad. I worked 25 years in the Hotel Casino business, when you think you have seen it all nothing surprises me anymore when dealing with the public.

Chad, why not let the couple pick out there bedroom that they want to stay in and then lock up the other rooms so you have less laundry. More rooms open the more laundry. 😁Chad if they stay for a month, is there a special rate for a month or do you charge $350.00 and day and then charge them $450.00 on the weekend rates or is there a rate for s weeks stay or is there a rate for one month stay. You never know I might show up some day ! 😆 I know one thing if its not nailed down some people will take it !

We do in fact get longer stays. Our rates are $350 Mon-Thur and $450 Fri to sat. If someone does book a month or longer they get almost a 50% discount. Gotta love those longer stays. Good money and we only have the clean the house once just as if someone stays for 3 nights.

Question about your longer stays…how do you protect yourself from folks acting like a “tenant” and not a “guest”. We have had some yuck experiences getting non-paying tenants to leave without court action 🤨😑

@@annetteselent just seeing this now, sorry. I hope I never run into this issue but one thing to consider is the number of days before a renter legally becomes a tenant and you have to follow the tenant act. Ontario is 60 days I think so I would keep it in mind. I don’t rent longer than 28 days to guests I don’t know. I’m also at the farm greeting guests and chatting with them daily. It’s unlikely for us to have a squatter. I’m sure the cops wouldn’t be any help either so it’s something to be very mindful of. I also have a 4k security camera system and high security locks so the guests won’t be able to change the locks. Plus I have a way to turn off the power from the outside, that’ll get them out 😆

@@HiddenSpringFarm Thanks for getting back to me. I figure I will buy an hour of a lawyer’s time to get mighty specific with my list of questions as it pertains to Alberta. Get help to create a Rental Agreement, info around folks bringing Support animals, guest vs tenant rules(keeping it to 28 days is smart), liability issues around our animals, ponds, trails🤷‍♂️. The more I learn the better I can prepare.
