I agree with carys downstairs toliet 100% needed especially if you have children who are toliet training saves alot of accidents on the stairs and any guests who arnt as mobile can still access a toliet ❤

The half bath under the stairs is a great idea. In the US most 2 story homes have a half bath downstairs. It’s definitely so that guests don’t have to go upstairs in your personal bathroom.
Coming from somebody who owns a very very similar layout home, who changed the understairs cupboard to a toilet, don't do it! The toilet/utility is a much better idea. We ended up ripping it back out as we lost a huge amount of storage. No where to put shoes, coats, hoover, mop, dog food etc! So excited to see what you do with this house 😍😍
Also if you have the room for the boiler in the attic! 100% move it there. It's not as expensive as you think and much more convenient! (Only if you are replacing the boiler of course!)
Downstairs toilet is essential for kids, guests and yourselves, it’s a great accessibility for anyone with a disability or a young child, elderly ect. I would also say storage and space is a must so I like the idea of making the bathroom bigger especially with the amount of bedrooms it will be. I’m constantly dreaming up how I could make the home I live in better so I am really really looking forward to this series. Congratulations on such a massive achievement and at such an exciting time with Mabel’s arrival to ❤
So excited for this journey! I think yes to the downstairs, under the stairs bathroom - two bathrooms are a must! And I also think you should extend the upstairs bathroom. The bedroom will be smaller, but since the other two will be big, I think prioritise a nicer main bathroom
Keep the under stairs for storage it will be so valuable! A downstairs toilet and utility is essential too and would be great in the space you said. Defo make it so you have view through the whole house/garden from the front door too. The downstairs will be big with the extension and a cosy closed off living room would be perfect! Also extend the bathroom into the bedroom. There will be plenty of living/sleeping space and it will make such a difference to have more room in the bathroom! So exciting ❤️
Congratulations! I agree, a downstairs bathroom is so good, especially for families but if you put the bathroom under the stairs, you’ll lose one of the only storage cupboards you have. You could make under the stairs a cute clock room with space for jackets and shoes and put the bathroom with the utility. Can’t wait see the results!

I think the plan to have part of the current kitchen to be a utility/toilet is the best bet. You are creating more storage and space and additionally won’t be losing any storage either x
I think a downstairs toilet is very useful!☺️ also I’d probably move the wall from the upper bathroom further back to create more space 🤗 with the masters in the attic the slightly smaller room would still be big enough for a nursery/utility/office space 😍 can’t wait for this project!
I would open up the entire downstairs as much as possible and make it one giant open space that includes the kitchen. The only room off of it then could be the utility/bathroom room all in one. Just a quick one as someone who lives in an open plan, high ceiling terrace... it gets so cold! 😭 And with the cost of heating its definitely an issue in winter 🙈 would 100% have the lounge as a separate room 👍

I love a storage cupboard so I’d keep under the stairs for coats/shoes etc, then have a toilet/laundry behind in the now kitchen. The new area will be quite large so a closed off front living room would be a good idea

I flip houses and also do some up which we rent out. The first rule you have broken. Don’t let your heart rule your head. You have said you want to do it up and make it all nice for your friend. Its profit though not about making it really expensive and to your taste. Plain white walls, good bathroom and kitchen sell a house. If you are wanting to sell for a profit the extension wont be worth doing. Also not sure if different in Wales, but you wont get permission to have a toilet space opening straight onto a kitchen now days.
Our old house had separate rooms and we hated it and so did our dog! Our new house is completely open plan and we love it. Our dog can see all doors, is so bright and airy and when hosting everyone can be in separate rooms but still be together. I can be preparing and cooking and they can be watching tv. Also makes Christmas magical with the tree in the middle. We have 2 dogs now and they are so much more settled now. Best of luck with everyone. Where you want the 'look through' into the living space at the end of the hall, put a door there and block up the existing. So you'll have the new door into the snug (love that idea, especially if people have children or dogs) and then a door at the end of the hall with a window to let some light into the hall as well! :)
Congratulations on your new project- it’s always good to diversify! I Would definitely put a little 2 piece toilet and sink downstairs! Good for guests, little ones and older people who have weak bladders. If you can, try and incorporate a utility sink with your washer and dryer. I sure miss having one in my new house but hopefully we are redoing our laundry room with stacked appliances, counter, sink and cupboards. If you decide to wall up the snug area perhaps consider putting in French doors from the hallway. Also I love the idea of extending the porch. It will probably allow for a front closet for coats, etc.. I agree with James about extending the bathroom wall and maybe adding double sinks. I think you need to reconfigure the toilet and tub. Personally I can’t stand looking in a room and see a toilet facing me! It’s so much fun planning a project but also a lot of headaches! Just allow yourself to go with the flow as you may hit roadblocks which may impact your design plan. Looking forward to watching the whole renovation!
I love watching house transformations!!! Congrats guys. I think the downstairs toilet and utility room is a great idea - especially with kids! I also like the idea of extending the bathroom - if u have 4 bedrooms I think it’s ok for two to be a bit smaller and then the larger attic room and the other room is quite big. I also agree with closing off the living room. I love being able to close off on an evening, plus like James said with energy prices i think it would feel warmer in there being closed off. Can’t wait to watch! X

I’d say keep the under stairs as a storage cupboard though (shoes/coat hooks/shelves) and then have the toilet in the utility bit! I also think making the upstairs bathroom a bit bigger will make a big difference, especially if you can fit in a shower cubicle as well as a bath!
Between the kitchen & living room, sliding doors are definitely a good idea! Then you can have it open during the day and close in the evening to keep that snug feel 😄 x

Yes to a half bath somewhere downstairs-if you put it close to the kitchen it might help with running the plumbing. I tend to like open spaces so I would even take out the arch wall in the living area and I think Carys mentioned opening the hallway space. You could take out the door way into the living area from the hall (the wall space above the doorway too) and increase the width of the opening to where the arch wall starts?? Looking forward to seeing all of the update videos.💖🌸

I love a downstairs toilet they're so.handy especially in family homes, but also storage is important so if you take the storage from under the stairs it would be good to incorporate more storage elsewhere! Also if you're making the upstairs a bedroom definitely expand the bathroom, it's nice but very small for a family of 5. A skylight in the extension is a good idea too to keep the light at the back of the house and I agree with James about the separate living room! Xx
I love the idea of the toilet being where the cooker currently is, then maybe opening up underneath the stairs to make the hallway feel bigger? Can't wait to see how yous transform this 😁❤
Ooooh I think when you close up the snug you should come further into the “kitchen” past the arch and door and put the wall there. That way the door that’s already there can lead straight into the snug. And the snug is a bit bigger too, you’ll have more space 🤗 I think you’ll have a lot of space left for the kitchen too since you’re opening it up. Maybe possibly you can put the utility/toilet towards the garden too?? Once its knocked down you can maybe see how that could work??? So excited. Can’t wait to see what you do with this beautiful space! 🤗

I 100% agree with Cary's and think an under the stairs toilet would be perfect and I think do a utility in the corner where the stove is and you could even with a clothes horse in that space and/or a little storage cupboard 😊 also I've always had an open plan kitchen/dining/lounge and I would never be without an open plan but I think both would be lovely and I understand what you mean how huge the living area would be with an extension & think closing it off would make it cosier 🥰 I think pushing out the main bathroom in line with that door is a good idea because you have the space in the attic 👏🏼 I love the house, it has so much potential 🤗

Can’t wait to follow along on this journey!! Down stairs toilet 1000%! I’d say keep the under stairs as a storage cupboard though (shoes/coat hooks/shelves) and then have the toilet in the utility bit! I also think making the upstairs bathroom a bit bigger will make a big difference, especially if you can fit in a shower cubicle as well as a bath!
So exciting! A downstairs toilet 100% is a must! Ours is under the stairs and is surprisingly roomy.
Between the kitchen & living room, sliding doors are definitely a good idea! Then you can have it open during the day and close in the evening to keep that snug feel 😄 x
100% agree a downstairs toilet so so handy. Also, with all that space I'd def go for a, even if not huge, utility space as they are incredible ❤ love the project guys so excited for you both and to see how it turns out xxxx
I love the idea of giving more room to the bathroom! Then the bedroom could act as a study and the other room can stay a proper bedroom! LOVE this house! Such sweet character!

Definitely a toilet downstairs especially with there only currently being 1 bathroom. We have a 2 bed with 1 toilet downstairs, a main bathroom and an en suite and it just makes sense to have that space☺️

100% agree with Cary’s toilet under the stairs is a life saver. Stops guests going upstairs with shoes etc. just is so handy!

How Exciting!! Congratulations! I love this kind of videos because this is the field I work in. Yes to a half bath somewhere downstairs-if you put it close to the kitchen it might help with running the plumbing. I tend to like open spaces so I would even take out the arch wall in the living area and I think Carys mentioned opening the hallway space. You could take out the door way into the living area from the hall (the wall space above the doorway too) and increase the width of the opening to where the arch wall starts?? Looking forward to seeing all of the update videos.💖🌸

So exciting!! I would definitely have a toilet downstairs, I’d put it in the current utility bit and keep a washer/dryer in there to. I would keep the under stairs storage as I find it so essential for coats/shoes/dog leads etc x
Yessss love watching house transformations!! Deffo downstairs toilet. When we have guests round sometimes we don’t want them upstairs or haven’t tidied😂🫣

Downstairs loo under the stairs defo needed 200%. My downstairs loo is under out stairs. It’s a fab little room and the warmest in the house!! Xx

I love a downstairs toilet they're so.handy especially in family homes, but also storage is important so if you take the storage from under the stairs it would be good to incorporate more storage elsewhere!
Also if you're making the upstairs a bedroom definitely expand the bathroom, it's nice but very small for a family of 5.
A skylight in the extension is a good idea too to keep the light at the back of the house and I agree with James about the separate living room! Xx

I love the idea of the toilet being where the cooker currently is, then maybe opening up underneath the stairs to make the hallway feel bigger? Can't wait to see how yous transform this 😁❤
Ooooh I think when you close up the snug you should come further into the “kitchen” past the arch and door and put the wall there. That way the door that’s already there can lead straight into the snug. And the snug is a bit bigger too, you’ll have more space 🤗 I think you’ll have a lot of space left for the kitchen too since you’re opening it up.
Maybe possibly you can put the utility/toilet towards the garden too?? Once its knocked down you can maybe see how that could work???

Exciteddd for this process! I 100% agree with Cary's and think an under the stairs toilet would be perfect and I think do a utility in the corner where the stove is and you could even with a clothes horse in that space and/or a little storage cupboard 😊 also I've always had an open plan kitchen/dining/lounge and I would never be without an open plan but I think both would be lovely and I understand what you mean how huge the living area would be with an extension & think closing it off would make it cosier 🥰 I think pushing out the main bathroom in line with that door is a good idea because you have the space in the attic 👏🏼 I love the house, it has so much potential 🤗
