It's always better to buy a house but it also depends on your budget and the rental yield. Units usually have strata fees and they can increase substantially if there are problems with the common areas.
We'll add Balga to the list of videos to do. Balga had a stigma years ago due to the large number of state housing in the suburb and the problems that attracts. Most of the state housing has been sold to private individuals and it is undergoing redevelopment at the moment.
It's hard to say as every area does have a few bad apples and Mandurah is a large area. We would suggest that if you're interested in an area that you visit it so you can see how it actually is.

I fell instantly in love with the most beautiful Indian Ocean, the flora & fauna of WA, I flew to WA from Switzerland for the 1st. x in 2011, to visit my ex ozzy partner, I met online) He just had built a small house in Dawesville, but only 8 kms 2 Melrose beach. Unfortunately, our relationship lasted only 2 yrs & shortly b4 I was 2 receive my permanent visa, (already had paid 5000.AU $.) he cancelled our relationship & in 4 weeks time, I was put on a plane (felt like a criminal) back 2 Zurich. My monthly swiss pension today 2024 is 1800 aud.Not enough for the too expensive AU i heard from ozzies all suffering financially. Thx again for bringing back wonderful memories. 😢😢😢 This is now 10 years ago and regardless what people did 2 me (I'm bi-racial ) I flew every yr. to visit WA again. Only Covid stopped me, but I chose 2 visits, Sydney & the NSW area. This year, I hope to fly again 2 WA, but finding a reasonable place 2 stay for 5 weeks & not fat from the Indian Ocean in the Mandurah area, will be 2 expensive this time. 🇨🇭 ❤ 🇦🇺
