    Foolish. .. In 50 lacs u get 58% carpet against 85% or 75% as per rera so rent is better choice n go back into village

    Real estate is a timeless wealth creator. Capital appreciation at the beginning of the property cycle alongwith a natural leverage of a housing loan subsidized by state through tax breaks instilling a forced saving habit ends up in a multiple barrel investment machine. land is better than apartment. buy land and rent a home is the best combination.

      True, buying land is much better options as apart from financial perspective land has no EXPIRATION date but flat has an EXPIRATION date of 60-80 years.

    I feel the rent will start tapering off over the time.Too many projects have flooded the residential inventory. Therefore, Demands is overwhelmed by supply lead to lower rental yields..

    the renting option is for those individuals who come from tier 2 tier 3 cities to work in tier1 cities as they have travelled for work they also opt to change their cities during their career. Those who are already established in tier 1 cities most of them have their own homes so for them investing in real estate is a better proposition.

    The home where you live may not be called an asset since you spend on Property Tax , maintenance and repairs. It does not put money in your pocket and the appreciation you expect would only be of Land since Apartments and Flats nowadays seem to be losing value overtime.
    Such high property prices without good infrastructure and security in a mostly poor country do not make much sense

      If you are not living in it, then it does not make sense to buy one. You could invest the same amount in an index fund/ETF and have way more returns without the headaches.

    I disagree with the lady. @8:56 you can claim the interest as a tax rebate. One of the best advice my father gave me when I could afford to buy a flat was to buy one.I was young and financially immature at that time as the EMI was a sizeable portion of my take home and felt why the hell i am paying for this.But believe me, after I paid up the loan after 10 years it was a real asset. You pay rent for 10 years which could be say 70% of your EMI but after 10 years its like you pay no rent as the house is yours.

      First, the government has been repeatedly removing the interest as a tax rebate and reintroducing only for short periods of time. In the long term, like in the West, they will stop this option with a cut off date. Also, you are only eligible as a first time buyer. If you inherited a house somewhere in your village, etc this option is not available. Not to mention, with the current prices, not all the amount paid in interest is eligible for tax rebate either. So for the same amount of expense, renting gives you more flexibility ie to just pick up and move to another city etc.
      India is transforming into a mature economy. In such a scenario, it makes sense to do like people in rich Western countries do. Rent till you have built enough capital to live off of your index funds. Then either buy somewhere far but close to hospitals or downsize to a smaller apartment on rent.

    Buying a 🏠
    *************
    Pride, security, orthodox and confidence in life.
    Some believe, we lead life with pickle rice if we have house.
    Renting a 🏡
    ************
    *Rent is much more cheaper than buying a house
    * flexible to move any place without a house or flat in case of no house.
    * savings would be better for future

    it's not about rental yields. It's purely Hindu dharmic or cultural saying permenant family need permenant house. For begging as professional work you may do it in urban areas. So, get home where you can afford and rent yourself where it's needed.
