KIDS, DON'T TRY THIS AT HOME. Many inexperienced players can get incinerated taking on projects like this, esp their LP's who don't know better....(yes, that means all the influencers out there who "thinks" they have what it takes but really do not). Ken has a seasoned team who has done it a few times so they know what to expect, only thing that kills a project like this if interest rates take off like a rocket midway, throwing all the #'s out the window due to extreme stagflation whereby your tenants begin to "double up" to save money while expenses skyrocket for the landlord, rare but does happen every 18-26 yrs...
Kens just flexing what he did and isnt encouraging any new investor to try it out LOL. If anything a new person can take this concept on a smaller scale and buy foreclosed SFH from the bank and flip it which is what ken is doing here but on a much larger scale
Not said explicitly in this vid, but Ken, Robert and Kim often caution ambitious investors to focus on their financial education and experience before graduating to something like this. It's not the investment that's risky, they'll say, it's the investor who is risky.
@jaimegranero9027 That is true, but he says "If you are an accredited investor just click on the link below." If you are unfamiliar, an accredited investor must meet lofty financial requirements. This is not because Ken says so, but it is a requirement from the SEC (for the U.S.) to protect low net worth investors, most of whom are amateurs, from losses stemming from the risk of such an investment.

Hi Ken , I really enjoyed hearing you speak today with Pace , I'm a newbie Gator by the way ! on April 1st of 2001 I was in the middle of buying a 165 door multi family and life took an unfortunate turn in a freak accident , but now I'm working hard to make a come back into the world to finish my goal of owning multi family properties , again thank you for your wisdom Ken
Ken thank you for your time today with Pace. The biggest take away today was how you structure your time frame around goals. This was invaluable! Breaking it down to what needs to happen per quarter. And how that will affect each area of the business.
Six million in deferred maintence on 680 units? Chump change. Last one we did was 17k a unit on average for bare minimum. Once we got it up and running it cash flowed like a monster.
