You can get a better finish using a flat micro fiber mop. Never put wax in a mop bucket, your just wasting wax. You can pour small batches on the floor and mop them in. Wait 45 minutes per coat, use 4 to 5 coats and that's it. Also stripping, don't let the stripper get dry on the floor, you need to keep moist on until your done, then dry vacuum everything up. Then raise the floor over 4 times with clean water each time to get the access stripper out.
Every body does this skilled trade differently it's all about knowing the tricks to this trade. You have to know the ins and outs, outs and ins, of this skilled trade. Prep work is key, remember how much prep work is one willing to do???

Honestly it made up to about 65% to 70% of work accidents when I worked as a custodian for a hospital, a security guard for the hospital didn’t listen to me either and went into my work area that was well roped off and slipped on the floor stripper and busted his head open, I tried to tell him but hey I was just a custodian to him 🤷♂️

TL;DR : me and my coworker can't get promoted without stripping and waxing knowledge but they also have denied to teach us after saying they were because of a managerial switcheroo. Mand my co-worker were supposed to get training (because of our excellence in comparison to our predecessors) in this so we could do the floors in our building every 6 months without having to pull people from the floor crew on the main base. Everything was lined up and ready to go and they swapped building managers on us. We won't even be considered for promotion unless we know how to strip and wax (and clean carpet but thats a stupid easy job). We got screwed over, and then screwed over again when we are plainly told that "we don't have time to train yall". Which was crap because they swapped our manager with the night shift manager who was stepping down. The night shift manager has been doing floors for over 30 years. If one guy with 8 years experience could train us, the guy with over 30 years most certainly could. They threw me and my co-worker to the side for a reason they don't want to tell us.
Not only put wet floor signs at the start, but be sure to barricade the wide open space and caution tape it around. People will walk into it if not done properly.
My method is - lay folded towels at the end of a hallway/doorway with one layer of tape folded up against the towels (barrier) across the floor. I use Johnson/Diversity Stripper. I usually flood the hell out of the floor with the stripper and keep mopping it around until you know it's not slippery anymore. I then use hot water in the tank of my roto and flood the floor as well whiile stripping. I then do the baseboards and edges, suck up the water. rinse, rinse again, 5 coats, no fan.drys better

When you outline (frame out) the first area, do you let it dry before framing out the next area? Or, do you go on to the next section right away? If you let it dry, doesn't it result in an area of overlap? If you don't let it dry, how do you get the two areas to blend without the first area starting to get tacky?
Never let your frame dry because like you said it will result in overlap (depending on how many coats of wax you're putting down). So, put your frame down and quickly fill it in or reload mop if needed and proceed with filling in.
I just got me a job for a high school as a custodian we are starting stripping and waxing floors i did it before but i needed a recourse on how its done i have not done it in a couple years
after the wax has set for 24 hours hit it with spray buff and a white pad on a low speed buffer or spray buff and a hog hair pad on a high speed buffer
Raul Juarez make sure to put the 2-4 coats evenly throughout the floor. Regular monthly buffing would help too. And having completely clean floors helps a lot
I have a kitchen linoleum floor that's done browned very badly. I'm using ammonia, pine sol, and a floor stripper to get it up. The walkway in the center is the worst. It's coming up, but it's taking its time. What do you think about using purple power or simple green? Personally, I think a sponge mop puts the wax down best. 🐀🐾

+Paul Drobnick floor finishing is the evaporation of water so adding water makes no sense to me...floor finish cures withing 48 hours but never fully hardens until the first burnish

Byron, many strippers leave no alkaline residue that need neutralizing. When using a "No Rinse Stripper" you can simply go straight to a water rinse to remove the residue. If you are using a stripper that requires neutralizing, I suggest using a neutralizing additive on your first rinse and then do a fresh water rinse.
I watched your video. Thanks for sharing. I am trying to start this busines from Nigeria. I bought some porcelain tiles with the plan to strip, wax and burnish according to the video I watched. But, after applying stripper, the surface sheen on the tiles did not remove. I went ahead to apply floor finish polish, but after 4 days I tried washing and the polish all peeled off. Again, I bought paste wax and sealer. I have applied the sealer, but on the attempt to coat floor finish polish on it, the sealer also peeled off. Right now, I have applied sealer and the paste wax. Although I have not burnished it, it shows no sign of sheen, but it's dull and whitish. Please, how can I strip the new porcelain tiles and how do I go about the application of sealer and polish or wax? I have an old, scratched and dirty porcelain floor to fix next week, the floor has not been waxed before. And I want to restore it. Thank you in anticipation for your response
Though the terms are used interchangeably, wax and floor finish are not the same thing. Floor wax is usually a natural product that comes from a certain type of palm tree. When used on floors, the wax usually comes as a paste that is spread over the floor with a floor-buffing machine.
hey i have a question for anyone who can help,,,I am doing vct floors now and i am having issues with the pad on the machine gumming up with wax,,I am using bravo stripper mixed 1 gal to 4 gallons water,,let sit 8 to ten min...then start to scrub with the machine,,pad gets loaded up after a few min of scrubbing,,,far from done on the section at that point i am working on,,,about a 10'x10' section

T Cosio Scrub machines can be used to strip or scrub floors. If you're stripping the floors you're going to use stripper mixed with water and black or blue pad. If you're scrubbing you're going to use water mixed with neutral floor cleaner and a red or green pad.
+2000xlt late reply but its called build up...usually caused from improper scrub and recoats or not complete strips when switching products...best practice is sample scrape an area and if it comes up thick scrape whole floor to save pads or go thru alot

Vinegar? Never did that. I used neutralizer tablet and I did two rinses. From what I was told you're really just rinsing the floors after the scrubbing or stripping Where I work some floors are disasters. Others we can do a top scrub using a maintainer chemical.
Is there a small (hand held size) machine to strip wax between church pews? The area is so tight between the pews it is near impossible to strip. Using a doodle bug on a pole is not getting the wax build up up properly and stripping between pews by hand is too labor intense...its a LARGE church with over 100 pews.

I do all the steps but I’ve never had a smooth job. In theory stripping and waxing is easy, but in reality every job is different and wax never comes up as it should and applying wax never seems to adhere how it should. In about 100 jobs I’ve done maybe 2 went as planned. It’s just so unpredictable how each floor will respond to the wax. At least for me, and I do all the correct steps.
Nice video for safety use stripping shoe covers, go to any janitorial store. Another tip don't let stripper dry and go heavy, also look at your work as you run buffer, if there is a yellow look on floor after you stripped floor, well this means there is still wax on floor, the yellow look is why you are stripping wax, the wax is dirty.
I guess my employer is sticking with the microfiber mop. They use that because I guess it spreads evenly. I only scrubbed. And I never fell. But I guess it's only a matter of time lol
Tom Campbell It can be tricky to get 100% coverage. Sometimes the lighting makes it really hard to see a spot you missed. Using the frame & figure-8 mop pattern helps reduce dry spots. The dry spots typically fill in nicely when doing 4-5 coats.
putting down wax is the only job I've not done in all of this. That was dads job and he was good at it. Side note, as a result of walking on stripper in my single digit years, I generally do not fall down on ice lol
After stripping the floor you can just pick up the stripper water, you need to cut it with clean water or water with vinegar. Then you pick up with a pickup machine. If you do not do this the stripper will eat up the wax.
Sealer sucks! It is very durable but when it needs to be stripped it is next to impossible if not done correctly. When I come across sealer, I bid accordingly, stock up on pole scrapper blades and get ready for a long night. YOU HAVE TO REMOVE THE SEALER WITH THE POLE SCRAPPERS FIRST then run your side-by-side with a highly aggressive pad. Clean up with wet vac. Now you are at the point where you may strip the floor the second time around with normal procedures. Have lots of help.
Sheep skit heads are easier to deal with, you can apply the wax right from the bottle on to the floor, instead of putting in a mop bucket. It goes on easier and there is no cleanup and also no need to put the remaining wax back into the bottle. Good video though, thankyou
Mop the floor! Left over stripper can result Ina nasty looking waxed floor. So, mop it with clean water(no solution added) then let dry and then proceed to waxing.
I like to mop it a couple times just to make sure you get all debris and stripper off the floor. You'd be amazed how much hair you can still find even after the floor has been cleaned.
I just started a cleaning business and am thinking of offering this service but i dont know how much to charge per sq ft, what is the recommended charge? and what is the recommended cleaning schedule for retail? I know it might depend on how much traffic the place might get.
Generally what I read is you start around .30 to .35 per square foot. If it's a large area, like 3000 square feet or more, then many businesses reduce the cost per sq ft. to like .20 or so, I've even seen as low as .15 per square foot, but it kind of depends on how labpr intensive the strip job will be.
@@SexyFace - I work in a school, we do every classroom, office and hallway every year. Mind you, we have three floors in my school. Terrazzo floors get the base scrubbed, the rooms just get a mop run along the trim to clean up any over-spray.

I used a clarke walk-behind scrubber at a school & didn't have any problems with it. In the video, they did not make any mention of neutralizer during the first mopping after the scrubbing after the stripper was picked up, or the use of any sealer which would help decrease the amount of times it was waxed, nor did they mentiion anything about the wax being strained through a filter.

Yeah neutralizer tablets that dissolve in the water.
Rinsing twice is probably necessary too.

I use vinegar in my rinse water as well. I think it works great!
I do all the steps but I’ve never had a smooth job. In theory stripping and waxing is easy, but in reality every job is different and wax never comes up as it should and applying wax never seems to adhere how it should. In about 100 jobs I’ve done maybe 2 went as planned. It’s just so unpredictable how each floor will respond to the wax. At least for me, and I do all the correct steps.
Nice video for safety use stripping shoe covers, go to any janitorial store. Another tip don't let stripper dry and go heavy, also look at your work as you run buffer, if there is a yellow look on floor after you stripped floor, well this means there is still wax on floor, the yellow look is why you are stripping wax, the wax is dirty.
I guess my employer is sticking with the microfiber mop.
They use that because I guess it spreads evenly.

Tom Campbell It can be tricky to get 100% coverage. Sometimes the lighting makes it really hard to see a spot you missed. Using the frame & figure-8 mop pattern helps reduce dry spots. The dry spots typically fill in nicely when doing 4-5 coats.

putting down wax is the only job I've not done in all of this. That was dads job and he was good at it. Side note, as a result of walking on stripper in my single digit years, I generally do not fall down on ice lol

After stripping the floor you can just pick up the stripper water, you need to cut it with clean water or water with vinegar. Then you pick up with a pickup machine. If you do not do this the stripper will eat up the wax.

Sealer sucks! It is very durable but when it needs to be stripped it is next to impossible if not done correctly. When I come across sealer, I bid accordingly, stock up on pole scrapper blades and get ready for a long night. YOU HAVE TO REMOVE THE SEALER WITH THE POLE SCRAPPERS FIRST then run your side-by-side with a highly aggressive pad. Clean up with wet vac. Now you are at the point where you may strip the floor the second time around with normal procedures. Have lots of help.

You can, but if you point it at the floor it's likely to cause ripples in the wax.

After waxing I use a bubbler to give it a nice glossy shine so you recommend that or if so you the buffer with caution cause it can scuff the coating
i did the floor with base stripper and my head still hurts..plus my floor dont accept the wax i already buffed ..now whath should i do?

Sheep skit heads are easier to deal with, you can apply the wax right from the bottle on to the floor, instead of putting in a mop bucket. It goes on easier and there is no cleanup and also no need to put the remaining wax back into the bottle. Good video though, thankyou

Mop the floor! Left over stripper can result Ina nasty looking waxed floor. So, mop it with clean water(no solution added) then let dry and then proceed to waxing.
I like to mop it a couple times just to make sure you get all debris and stripper off the floor. You'd be amazed how much hair you can still find even after the floor has been cleaned.
Always mop with fresh water, need to neutralise the floor before adding the sealer.

Generally what I read is you start around .30 to .35 per square foot. If it's a large area, like 3000 square feet or more, then many businesses reduce the cost per sq ft. to like .20 or so, I've even seen as low as .15 per square foot, but it kind of depends on how labpr intensive the strip job will be.

I have a problem with yellowing when I'm only stripping/waxing one section of the floor. Is there a way to avoid this?
12 years later... Strip and wax more frequently. Make 100% sure ALL wax is removed. Even if only one layer of wax is left, it can yellow.
I clean floors and just to let everyone know this guy makes it way harder than it is with all these extra steps
all he did extra was scrub the trim. that is rather meticulous but cant say it isnt professional
@@SexyFace - I work in a school, we do every classroom, office and hallway every year. Mind you, we have three floors in my school. Terrazzo floors get the base scrubbed, the rooms just get a mop run along the trim to clean up any over-spray.

Absolutely agree. Also recommend using a pair of shoes dedicated to floorcare, as they will get stripper and wax on them.
I clean floors and wax floors my boss would not be happy.. we had to wax in socks no shoes he would not be happy... it was ok for me don't like shoes lol

I cringed when I saw all the wax buildup on the baseboards. This is easily prevented with a good waxing technique.
I used a clarke walk-behind scrubber at a school & didn't have any problems with it. In the video, they did not make any mention of neutralizer during the first mopping after the scrubbing after the stripper was picked up, or the use of any sealer which would help decrease the amount of times it was waxed, nor did they mentiion anything about the wax being strained through a filter.
My nephew... Has been.doing floors for yrs... He does and amazing job with stripping and waxing...he has his own equipment.. He does all of middletown ohio..
Do this for an entire hospital as an contract for 4700 a month and you got 6 local hospitals... it’s definitely a trade my boy 😂
